November 2016 Market News

Season is off to a good start according to the November 2106 Market reports recently released by NABOR (Naples Area Board of Realtors). Similar to years past, inventory during the month of November continued to increase when you compare this year to last year.  Overall, inventory was up 40 percent.

On the flip side, both pending sales and closed sales were down double digits.

Most notably, the median sales price fell for the first time all year.  The median price fell from $318,000 to $303,00 during November of 2016.  This translates to a 5 percent decrease.

On the other hand, more sellers put their homes on the market.  Inventory rose from 4,095 to 5,733 compared to the same time last year. So, the good news is overall inventory is increasing.  However, each community is different.  In fact, there are some communities where supply is extremely tight.  For information abut a specific community, contact me and I’ll provide a FREE market analysis.

The Colony Clubhouse Renovations Are Complete

The Colony Clubhouse in Bonita Springs is now complete!  As a result, the recent renovations are a great complement to the spectacular views of the 18th hole.

Additionally, the 18 hole championship golf course was renovated and is ready for members to play.  And the golf course designer Jerry Pate was on hand to oversee the renovations.

Because The Colony is a private country club, you must join the golf club to play. Since the club only allows 350 members, you will find it easy to get a tee time.

LEE COUNTY PERMITS INCREASE FOR SINGLE-FAMILY HOMES

During the month of November, contractors pulled 66 permits to build single family homes in Lee County.  The value of the permits was approximately $19.8 million.  As compared to the previous month, there were 95 permits issued.  And when compared to November of 2015, there were only 47 permits issued according to the Lee County Department of Community Development.

Please note, the data for 2015 includes permits for the Village of Estero which is now its own city.

Bottom Line:

As Lee County permits increase, the amount of new construction available will also increase.  As a result, home buyers in the Bonita Springs and Estero areas will have more homes to choose from.

Country Club of Naples Renovations

As we approach season, The Country Club of Naples Renovations are almost complete!  Recently this Naples golf community embarked on a $7.6 million renovation project to upgrade the 26,600 square foot clubhouse.

In addition to improvements to the dining facilities, the club also updated the locker rooms, general meeting areas as well as the decorating.  Also, the most exciting addition to the clubhouse is an outdoor veranda for dining overlooking the golf course.
