mediterra renovationsThe Club at Mediterra renovations are complete as the new year stats. Over the past two years, Mediterra invested in a $17 million renovation project to update both championship golf courses and club amentities.

Ultimately, the projects are intended to enhance the membership experience and promote the active lifestyle at Mediterra.  Additionally, the club is the the only Naples country club recently named among the Platinum Club’s top 50 private clubs in the country.

Renovation Priorities:

Among the priorities for the renovations is an increase in the social and meeting spaces available.  Also, improvements include a larger fitness center. Similarly, the club is expanding  their bocce ball and tennis facilities. The club added an eighth tennis court as well as a third bocce ball court. Whats more, the Sports Club also features a resort-style pool with lap lanes and a full menu of spa treatments.

Quail West RenovationsQuail West renovations of the Preserve golf course are almost complete! The course is expected to reopen this month.

Last year, the membership approved a $30 million renovation project to enhance the two championship golf courses as well as the club house.  Additionally, improvements to the Lakes Course will begin this spring which are targeted to be completed by January of next year.

What’s Next:

Overall, these renovations will include improvements to the Lakes Course, the clubhouse, a new pro-shop, a state of the art fitness and wellness facility and the golf practice facilities.

Most gated communities in Naples Florida are Pet Friendly Communities.  However, very few communities go above and beyond to cater to those of us who are pet lovers.

At the top of the list is Lely Resort.  Unlike other pet friendly communities, Lely has built their own dark park for homeowners.

As a result, Lely Resort is a popular golf community for dog lovers.  When you are ready for a tour of the community or to start looking for a single family home or condo in Lely, let me be your guide.

More About Lely Resort:

Lely Resort has three golf courses.  One course, The Classics, is a private country club.  You must join The Classics to play the golf course.  Or, if you prefer to pay as you play, there are two public golf courses available, Mustang and Flamingo.

Additionally, the community offers a wide array of homes to choose from.  There are single family homes, villas, coach homes and condos available to chose from. Also, this fantastic golf community offers both resale homes as well as new construction.

And if you are looking for additional options for your pet, both Naples and Bonita Springs both have public dog parks if you would prefer a different location to take your dogs.

Important Note:

Nationwide Home Sales Update

NOVEMBER 2016

nationwide home sales updateThe National Association of Realtors (NAR) recently released a nationwide home sales update for the entire country.  Overall, the housing market activity rose for the third straight month.  Existing home sales increased 15.4 percent from a year ago.

Additionally,  the national median existing-home price for all housing types was $234,900 in November, up 6.8 percent from a year ago.

Regionally, the South led the country for growth in prices.  The South was up 9.2 percent.  For more information about Southwest Florida, contact me for a detailed market report or view Naples Golf Guy’s most recent Market Report at your leisure. The west also showed significant growth increasing 8.5 percent, and the Midwest followed with a 6.5 percent increase.  Finally, the Northeast showed the slowest growth at only 3.3 percent when compared to November of last year.

Also, all four regions showed double digit increases in sales from a year ago.

  • West increased 19 percent
  • Midwest increased 18.8 percent
  • Northeast increased 15.7 percent
  • South increased 11.6 percent

On the other hand, November’s inventory figures were down 8 percent from October.  Unfortunately, at 1.85 million homes for sale, the level inventory remains below historical averages.  Overall inventory was down 9.3 percent versus November of 2015.  In addition to inventory being low, the average days on market fell from 54 days to 43 days.

Single-family sales declined 0.4 percent while condos inclined 10 percent compared to last month. Single-family home sales inclined 16.2 percent and condo sales were also strong up 10 percent compared to a year ago. Both single-family and condos had an increase in price with single-family up 6.8 percent at $236,500 and condos up 5.8 percent at $222,600 from November 2015.

real estate updateThe latest real estate reports are now available from the Bonita Springs-Estero Association of Realtors (B.E.A.R).  And all indications are the real estate market in Southwest Florida is going to be hot!  After reviewing numbers for the the Bonita Springs, Estero and North Naples area, there are numerous factors to back it up.

When you compare this year’s November statistics versus last year’s statistics, one key factor is inventory is increasing.  Hence, this is great news for buyers as you will have more properties to chose from.

Additionally, both pending sales and closed sales increased which is great news for sellers.  If you are considering selling, now is the time for you to put your home on the market.

Bonita Springs, Estero and North Naples Real Estate Highlights for November:

  • New listings added during November increased 15 percent from 258 to 274
  • Overall inventory increased 41 percent from 793 to 1,120
  • Average list price increased 14 percent up from $498,000 up to $569,000
  • Average days on market increased 18 percent up from 126 units to 148 units
  • Pending sales increased 6 percent from 306 to 304 properties
  • Closed sales increased 7 percent from 130 to 139 homes

Also, as you can see by the data below, sales of single family homes increased slightly.  Sales of condos fell by 7 percent from October to November f 2016.

Overall sales continue to rise, prices continue to go up and activity is picking up.  Additionally, interest rates are increasing.  So, for those of you in the polar vortex up north, perhaps it’s time for you to consider buying a home in Southwest Florida.  Did I mention you won’t need a snow shovel if you move to our area?  We have more than 300 days of sunshine per year.
