Lee County Permitting Up in January

LEE COUNTY PERMITTING UP IN JANUARY

FOR SINGLE-FAMILY HOMES

Lee County

During the month of January, Lee County permitting for single-family homes increased.  Overall, Lee County  issued 107 permits. This compares with 85 permits issued in December 2016 according to the Lee County Department of Community Development. In addition, the value of the permits issued for new single family homes is valued at approximately $29.5 million.

Also during January, six multifamily homes valued at about $768,000 were permitted.  Similar to single-family permits, there was a slight increase over last month.  There were 14 permits issued in January 2017 versus 12 units in December 2016.

Similarly, general commercial activity was valued at about $9.6 million for 33 permits.  General commercial permits issued last month were worth $4.1 million.  And the value of permits issued this January are worth approximately $8.8 million.

Finally, Lee County Community Development issued 3,920 permits of all kinds in January.

What a year of unexpected and unpredictable housing market influences.  The year started with a stock market slump, fluctuating exchange rates, increasing interest rates, Brexit, and a controversial presidential election.  All of these factors influenced Naples home sales in 2016.

However, despite all of the factors impacting the market last year, December and the 4th Quarter of 2016 finished strong. According to the latest figures released by the Naples Area Board of REALTORS® (NABOR®) all indications are 2017 will be a busy year for real estate.

Year-Over-Year Highlights

  • Both Pending Sales (-14 percent) and Closed sales (-13 percent) were down double digits for the year.
  • Overall inventory increased 34 percent from 4,426 homes to 5,946 homes in year ending 2016
  • The Naples Beach area had the highest number of new listings with 437 homes added to its inventory
  • Average Days on Market increased by 14 percent year over year
  • Overall median price closed sales price increased by 4 percent for the past 12 months

December Naples Homes Sales 2016 Highlights

As the year came to an end, the number of days on market for the month of December fell by 8 percent.  Properties on the market dropped from 96 days in December of last year down to 88 days.  In addition, pending sales remained virtually unchanged from last year.  Most importantly, the good news is the median price increased 3.8 percent from $308,000 last December up to $320,000 this December. So if you are thinking about selling your home, now is a great time.

Bottom Line For Sellers

Although inventory has increased, it is still low if you compare it to historical averages.  Additionally, median prices continue to rise and the days on market are dropping.  In the past month, two buyers I’ve worked with have purchased homes site unseen.  So if you are thinking of selling your home, call me and I’ll ensure you sell it quickly and for maximum value.

Single-Family Home Sales Update For Bonita Springs

Season is in full swing in Bonita Springs.  Single family homes sales continue to show steady growth which indicates a stable and healthy market.  This is clear based on the most recent statistics released by the Bonita Springs-Estero Association of Realtors (B.E.A.R).

During the month of December, the number of closed sales increased slightly, up 3.3 percent, when compared to the same time last year.  Also, pending sales saw a significant increase during the month of December.  They rose from 57 homes sold in December of 2015 up to 71 in December of this year which is a 24.6 percent increase.

Overall, single-family inventory continued its upward trend with a double-digit increase of 24.2 percent.  In addition, during the month of December, 143 new single-family homes were listed which is a 23.3 percent increase versus 2015. And, when compared to last year, pending inventory increased 7.3 percent.

Finally, as a result of the increased inventory, their will be more homes for buyers to choose from.  Additionally, the median sales price fell by 4.9 percent.  All indications are sellers are beginning to lower their prices which is great news if you are looking to buy a new home in Bonita.

Condo Sales Update For Bonita Springs

On the condo side, sales fell 45.3 percent while at the same time overall inventory increased almost 50 percent when compared to December of last year.  Once again, the good news for buyers is there are more condos to chose from now that inventory has increased.

However, it is still a great time to put your condo on the market if you are looking to sell because prices are still increasing.  Both the median sales price and the average sales price increased modestly during December.  When you’re ready to sell your condo, call me for a free market analysis and in-depth review of how we’ll market you’re home to sell it as quickly as possible for the maximum return on investment.

Year-Over-Year Highlights for the Past 12 Months:

  • Overall closed sales decreased 7 percent from 3,132 units down to 2,904 units
  • Pending sales decreased 9 percent with 2,872 units versus 3,174 units compared to December 2015
  • Average Days on Market was 105 days, which was an increase of 38 percent from 76 days in December 2015
  • Overall inventory as of Jan. 1, 2017 was 1,475 units for both single-family homes and condominiums
  • Current months worth of inventory stands at five months

As we head into season, builders are offering several incentives to purchase new construction.  While this is good news for buyers, it is risky to purchase a new construction home without having a real estate agent to negotiate on your behalf.  It’s similar to going to court without an attorney. If you go it alone, you may leave money on the table or miss out on free incentives.

Also, there’s no risk on your end to have an agent represent you.  The builder will pay a fee to your agent and since builders rely on us to bring clients to see their properties, they will not discount your price if you do not use one.  Thus, if you really want to get the best deal for your money, let me help negotiate your new home or condo purchase.  I’ll put your interests first, unlike the builder who ultimately will putt their own interests ahead of yours.
