January Bonita Springs Home SalesJanuary Bonita Springs Home Sales are on the rise!  Similar to Collier County, Lee County sales and inventory continue to increase  Year-over-Year.  Also, according to the latest reports released by the Bonita Springs – Estero Association of Realtors (BEAR), the data shows the average sales prices continue to drop. However, the one exception is single-family home sales below $500,000.  With the limited inventory, closed sales for single-family homes in the $300,000 to $500,000 price segment are up 4 percent with a median closed price increase of 3 percent.

According the BEAR president, D. Michael Burke,

“The days on the market is down because accurately priced homes are selling first. Buyers set the value; they know the correct price range before they even enter the market.”

January 2017 Year-over-Year Single Family Bonita Springs Home Sales Highlights:

  • Closed sales increased 6 percent up from 773 sales in 2016 to 819 sales in 2017
  • Average sales price decreased 15 percent from $400,764 in 2016 down to $340,604 in 2017
  • Pending Sales increased just over one percent going from 1,169 to 1,173 year-over-year
  • Overall Inventory increased 12 percent from 5,469 homes on the market to 6,124 homes
  • Days on Market for homes priced below $300,000 increased 24 percent

In summary, despite all of the world events, Estero and Bonita Springs homes sales continue to increase. Additionally, with existing single-family home sales rising, the number of people buying new construction is increasing.  Furthermore, if you are considering new construction, be sure to tell the sales office your are working with an agent.  Although it may seem like you don’t need an agent for new construction, remember the sales agent for the builder is working on behalf of the builder, not the buyer.  Since the builder pays the commission, there is literally no cost to you.

January 2017 Year-over-Year Lee County Condo Home Sales Highlights:

  • Closed sales increased 7.6 percent up from 384 sales in 2016 to 413 sales in 2017
  • Average sales price decreased 2.2 percent from $248,222 in 2016 down to $242,810 in 2017
  • Pending Sales increased 18.6 percent going from 581 to 689 year-over-year
  • Overall Inventory increased 32.5 percent from 2,708 condos on the market to 3,589 condos

2016 in Review:

Homeowners in the Bonita Springs and Estero markets, who are pricing their homes realistically, are selling now.  And, the number of overall closed sales for both single-family homes and condos for the past 12 months fell to 2,824 units as compared with 3,264 units which was a 13 percent decrease.

Additionally, pending sales remain consistent with a slight decrease of 17 percent with 2,662 units versus 3,219 units compared with this time last year. Also, the days-on-market in Bonita Springs-Estero, which was 76 days, decreased 10 days from 12 months.

There was a total of 295 real estate transactions during the week of December 26th through the January 1st of 2017.  Both the North East Naples and the Corkscrew area saw the most activity during this time period.  North East Naples real estate transactions included 38 total sales.  Corkscrew had 49 total transactions with 61 percent of those sales coming from vacant lots.

Collier County a Buyers Market?

IS COLLIER COUNTY A BUYERS MARKET?

Is Collier County a buyers market? Believe it or not, despite the low inventory it is!  According to the latest stats released by the Naples Area Board of REALTORS (NABOR), the total number of closed sales in the Naples market increased year-over-year.  Overall, both sales of single family homes and condos was up in January.  The net increase was 6 percent. Additionally, pending sales increased 9 percent when compared to last year.

At the same time, prices are starting to drop. The median closed price in January was $314,000 which was a drop of 8 percent when compared to the same time last year.  While this is good news for buyers, sellers with homes on the market that haven’t sold, need to consider if their home is priced correctly.  If you are not getting showings, it’s time to re-evaluate your price.

Naples Single Family Homes:

Overall inventory of single-family homes rose 19 percent to 3,219 compared with 2,715 during the same month last year.

Collier County Single-Family Home Year-Over-Year Highlights:

  • Pending sales were up 9 percent to 924 in January, compared with 847 a year ago.
  • Closed sales were up 6 percent to 603, compared with 571 in January 2016.

So how does January’s data compare to last year?  When you look at 2016, pending sales were down 13 percent. As a result, the market is off to a great start for the beginning of the year.

Naples Condo Sales:

The overall increase in sales in January was driven by a 14 percent increase in condo sales.  The hottest zip codes with the most activity were 34112 and 34113.  Believe it or not, they saw a 47 percent increase in sales from 49 in January 2016 to 72 in January 2017.

Year-Over Year Highlights for Collier County Overall:

  • Pending Sales are down 12% overall for the 12-months ending 01/2017
  • Closed Sales are down 12% for the 12-months ending 01/2017
  • Median Closed Price is up 3% for the 12-months ending 01/2017
  • Inventory is up 26% overall for the 12-months ending 01/2017
  • Days on the Market increased 21% overall for the 12-months ending 01/2017
  • The median sales price for condos dropped to $265,000, or about 5 percent, but dropped by just 2 percent to $467,000 in the market above $300,000.
  • Single-family home sales dropped by 7 percent overall to $397,000, and by 9 percent to $510,000 in the market above $300,000.

The inventory of homes and condos available for sale stands at almost 6,400 homes, up 26 percent from almost 5,100 homes a year ago in January.  The good news for buyers is they have more inventory to choose from. On the flip side, for sellers, it means prices are starting to drop a bit.

More than $80 million dollars worth of Bentley Village Renovations are complete.  Bentley Village is a retirement community in North Naples and provides a wide array of amenities.  The new East Clubhouse includes a library, art studio, cocktail lounge, movie theater and two upscale restaurants.
