Bonita closed sales significantly increase

BONITA SPRINGS CLOSED SALES INCREASE SIGNIFICANTLY

Closed SalesOverall, both single-family home and condo closed sales increased significantly in February of this year.  Also, according to the latest reports released by the Bonita Springs-Estero Association of REALTORS (BEAR), pending sales also increased during February.

Pending sales for single-family homes increased 2 percent.  Notably, in the $500,000 to $1 million price range, pending sales increased 16 percent. And, in the $1 to $2 million price range they increased 13 percent.

According to Jerry Murphy, Managing Broker of Downing-Frye, “The increase in pending sales is due to sellers making critical price adjustments. The continued increase in days on market reflect those homes that are still not priced at fair market value.”

Finally, the number of days on market continues to increase for single family homes in Bonita Springs and Estero.

The condo market is almost the same as it was last year.  As a result, agents are holding more open houses in Bonita Springs and Estero.  Buyers visiting open houses are looking for a lifestyle change or they are visiting the area and are considering a purchase.

As we approach the end of season, sellers are reducing prices.  Sellers do not want to pay the costs for their property through the summer.  As a result, you should see sellers become more open to negotiating.

Also, builders continue to add inventory to the market as they build New Construction homes.  Even though area builders and developers are offering attractive incentives, buyers interested in new construction should bring an agent to represent them.  Remember, the builder is looking out for their own interests, not yours.

“Many people are simply unaware that utilizing a real estate agent for their new construction home transaction does not cost them more money,” stated 2017 BEAR. President, Roger Brunswick, John R. Wood Properties. “In fact, it costs them nothing because the builder pays the commission.”

Year-Over Year Statistics

Finally, for the past 12 months, the number of overall closed sales for both single-family homes and condos fell 7 percent.  Closed sales fell from 3,104 units down to 2,891 properties in February of 2017.

On the other hand, pending sales increased 2 percent.  They went from 2,989 units last year to 3,048 units this year.

Lastly, overall days-on-market increased to 100 days. Therefore, this represents a 33 percent increase compared to last year.  As of February 28th, there were 1,862 single-family homes and condos for sale.  Thus, there is 6.4 months worth of inventory on the marekt in the Bonita Springs and Estero.

MORE CHOICES AND BETTER PRICES IN NAPLES

better pricesOverall, the Naples market is seeing better prices due to additional inventory of homes on the market.  According to the latest reports recently released by the Naples Area Board of REALTORS® for February, prices do continue to remain stable despite the fact inventory continues its upward trend.  In addition, activity has picked up for both pending sales and closed sales.

Market Trends:

  • Overall pending sales are down 8 percent for the 12-months ending  Feb. 2017
  • Overall closed sales are down 10 percent for the 12-months ending Feb. 2017
  • Overall median closed price is up 3 percent for the 12-months ending Feb. 2017
  • Inventory is up 16 percent from February 2016 to February 2017
  • Average Days on Market is up 25 percent from February 2016 to February 2017

Inventory

InventoryAs you can see, overall inventory rose 16 percent.  Inventory increased from 5,577 homes in February of 2016 up to 5,466 homes in 2017.  Overall, if you look at this same time last year, we’ve added almost 1,000 new listings to the market.  Additionally, the largest increase in inventory during February was for condos.  Inventory increased 23 percent from 2,599 condos last year up to 3,207 this year. In particular, condo inventory between $1 million and $2 million went up significantly at 43 percent.  So, this is good news for buyers who have more to chose from at better prices.  However, if you are selling your home, it does mean it might take longer to sell your home.

Pending and Closed Sales

SoldIn addition, overall pending sales increased 10 percent from 993 properties sold up to 1,092 sales when you compare February of this year to last year.  Similarly, overall closed sales increased 18 percent to 613 closed sales in February 2017 up from 518 closed sales in February 2016. On the positive side, the condominium market had the highest increases in both pending and closed sales. For example, pending sales of condominiums in the $300,000 to $500,000 price category had the highest increase of all other home types and price points in February with a 53 percent increase. And closed sales of condominiums in the $500,000 to $1 million price category had the highest increase of all other home types and price points in February with a 75 percent increase.

Median Sales Price

Overall the median sales prices remained stable at a 3 percent increase compared to the same month last year.  The median price increased from $323,000 to $333,000 during February.  However, when you dig into the numbers, prices dropped for single-family homes by 5 percent from $425,000 down to $402,000.  Additionally, as season progresses, anticipate further price reductions.  For example, during one week in February, there were 400 price reductions in just one week.

Although you may love bold, strong colors, others may be overwhelmed.  Your goal is to appeal to as many buyers as possible.  Therefore, you need to think neutral.  For you it may seem bland, however, it makes it easier for buyers to envision what they would do if it were their home.  Hence, follow these tips to appeal to more buyers:

  • If you have murals, paint over them. Hint…take a picture first so you capture the image for memories sake.
  • Paint over dark or bright-colored walls.
  • Go with lighter, more earthier tones such as cream or beige.

How Long Will Your House Last?

Have you ever looked at the house you are about to buy and wondered how long the pieces and systems will hold up?  Here is a guide to what you should expect when you buy your house or condo.

House

When you are buying a new home, you should take into account the condition of key features within the house.  For example, how old is the roof? Or what about he air conditioning unit? Or, what shape are the appliances in?  Otherwise, you may end up feeling as though every time you turn around you will feel you are being knickled and dimed to death.

Estimates:

  • Asphalt Shingle Roof should last 20 years
  • Air-Conditioning Unit should last approximately  10-15 years
  • Furnace should last between 15 and 18 years
  • Windows about  15 to 30 years
  • Heat Pump approximately 16 years
  • Exterior Paint will last up to 15 years
  • Home Security and smoke detector systems should last 5-10 years
  • Electrical switches and Sockets will last at least 10 years
  • Carpeting typically lasts 8-10 years
  • Shower enclosure will last approximately 50 years
  • Toilets should last the lifetime of the home
  • Tub and Shower Faucets should last 20 plus years
  • Kitchen Cabinets will last around 50 years
  • Kitchen Faucets around 15 years
  • Microwave Oven about 9 years
  • Enamel-Coated Steel Sink will last around 5 to 10 years
  • Dishwasher should also last about 9 years
  • Garbage Disposal approximately 12 years
  • Range or Oven should last between 13 and 15 years
  • Refrigerator around 13 years
  • Washing Machine will last around 10 years
  • Dryer will last approximately 13 years
  • Wood or Stone Flooring should last up to 100 years
  • Garage Door Opener around 10 to 15 years
  • Wood Deck will last about 10-15 years
  • Driveway (Asphalt) will last between 15 and 20 years

As you can imagine, use of all these components may alter the time frames.  However, this is typically what you should expect when purchasing a home.

Bottom Line:

Buying a home is a significant investment.  So when you are getting ready to make an offer on house get an inspection to make sure you are fully aware of any major improvements that may be required due to the age of the home.

cash real estate salesDuring the month of January, almost a quarter of all residential property sales were cash real estate sales.  Similarly, cash sales in December of last year were 21 percent.  As compared to last year, cash sales fell slightly from 26 percent to 23 percent in January,  according to the January 2017 REALTORS® Confidence Index Survey Report.

Who is Paying Cash for Real Estate?

Generally, buyers who pay cash for property are investors, buyers looking for good deals on foreclosures or second homes.  Also, foreigners are more likely to pay cash than other types of buyers. Due to the decline in distressed sales, the percentage of people paying cash for real estate has also declined.

What About Distressed Sales?

Overall, distressed sales only accounted for 7 percent of total sales in January 2017 and it was the same as last month.  However, it is 2 percent less than last year.

And Investors?

Lastly, investment sales accounted for 15 percent of sales in January 2017 which was the same as December of last year and down 2 percent from last January.  Most notably,  real estate investment purchases have been declining since the recession in 2011 and 2012. With fewer distressed sales available for purchase. Due to the significant decline in stress sales on the market, this trend is expected to continue.
