Greater Naples Real Estate TransactionsOverall, there were 490 Greater Naples Real Estate Transactions during the week of March 27th through the April 2nd.  Once again, North Naples and East Naples had the most sales in the area. North Naples had a total of 97 sales. And East Naples ended the month with 96 property sales.

Further, of the 97 properties sold in North Naples, 47 percent of them were condos. And 39 percent of them were single family homes.  The remaining properties sold in North Naples were vacant lots. In addition, in East Naples, there were 96 sales, 70 percent of which were condos.

In summary, Naples Real Estate Transactions for the week of March 27th included 227 condos, 170 single family homes, 87 vacant lots and 6 mobile homes.

South Lee County Real EstateOverall, during the week of May 6th through May 13th, 272 real estate transactions closed in South Lee County.  Bonita Springs had the most sales with a total of 145 sales.

Further, of the 145 properties sold, 88 percent of them were condos. In addition, in Estero, there were 72 sales, 60 percent of which were condo sales and 4 percent were single family homes.

In summary, 144 condos, 89 single family homes, 22 vacant lots, 6 mobile homes, 4 office or warehouse lots, 2 multi-family lots, 1 orchard, 1 grazing lot, 1 institutional lot, 1 cooperative and 1 school sold during the week.

real estate newsThe latest nationwide real estate news shows demand for homes continues to remain strong.  However, inventory shortages resulted in a dip in closed sales in February.  Yet, as we head into the summer months, pending sales continue to increase.

Also, there is good news on the financing side.  If you are buying a home, the number of times closings are delayed continues to decline.  In general, there are two main reasons for delays in closings, financing issues and appraisal issues.

And, the good news is interest rate changes are not impacting demand for housing by home buyers. In a recent survey by the National Association of Realtors, 47 percent of consumers said it was a good time to buy property.  In addition, the latest data confirms buyers are purchasing homes.  For example, new home sales are 10 percent higher than this same time last year. Additionally, homes are selling within 45 days as compared to 59 days in 2016.

Finally, the consumer confidence index jumped up to 126 in March which is a 10 percent increase.  This is the highest level since December of 2000.

Bottom Line:

South Lee County Real Estate TransactionsOverall, during the week of April 29th through May 6th, 220 real estate transactions closed in South Lee County.  Ft. Myers had the most sales with a total of 80 sales.

Further, of the 80 properties sold, 50 percent of them were single family homes. In addition, in Estero, there were 66 sales, 35 percent of which were condo sales and 32 percent were single family homes.

Naples Real Estate TransactionsOverall, during the week of March 20th through the 26th, 336 real estate transactions closed in Collier County.  North Naples and East Naples had the most sales in the area. North Naples had a total of 69 sales. And East Naples ended the month with 65 property sales.

Further, of the 69 properties sold in North Naples, 51 percent of them were condos. And 42 percent of them were single family homes.  The remaining properties sold in North Naples were vacant lots. In addition, in East Naples, there were 65 sales, 54 percent of which were condos.

Bonita Springs Real Estate UpdateOver half of the homeowners in Bonita Springs and Estero lowered their list price during March.  As a result, prices are much more realistic. Also, inventory increased during the same time period. Ultimately, this gives home buyers more choices and better opportunities to purchase a property at a fair price.

Year-Over-Year Bonita Springs Real Estate Update

Overall, if you compare activity for March of 2017 versus March of 2016, the markets are stable in Bonita Springs and Estero according to the Bonita Springs-Estero Association of Realtors (BEAR) latest statistics.  The number of overall closed sales, for both single-family homes and condos for the past 12 months only decreased 1 percent.  So, 2,996 units sold compared to 3,041 units during the previous 12 months. And, pending sales increased modestly, up 6 percent. Additionally, at the same time, the median closed price increased 1 percent.

Additional Highlights for Bonita Springs and Estero

  • Average Days on Market increased from 74 to 94 which is a 27 percent increase
  • Total supply of inventory currently stands at 7.5 months

Overall Lee County Single Family Home Sales

Both closed sales and pending sales increased in March when compared to March of last year.  Specifically, closed sales increased from 1,115 properties up to 1,317 which is an 18.1 percent increase.  Additionally, pending sales increased 8.9 percent during that time. Overall, single-family home sales increased in all categories, except for pending inventory which fell 7.7 percent.  Thus, with the increased inventory and increasing prices the bottom of the market has come and gone.

Overall Lee County Condo Sales

March activity in Lee County increased significantly during the month of March when you compare the numbers to this same time last year.  Overall, closed sales increased just under 30 percent.  Also, pending sales increased from 739 to 832 which is a 12.6 percent increase.  Additionally, the number of new listings added to the market fell slightly, down 3.2 percent compared to last year.
