Sellers Motivated Are Bonita Springs Sellers Motivated?  According to the latest analysis by the Bonita Springs- Estero Association of Realters (B.E.A.R.), home sellers are ready to negotiate and are motivated to sell their properties.  During the month of April, single-family home sellers continued to adjust pricing to the current market value. For example, during April, there were 445 price reductions out of 1,785 total active listings.

Additionally, the overall number of overall closed sales for both single-family homes and condos, for the 12-months ending April 2017 increased 1 percent. In total, closed sales increased from 2,965 units to 2,989 units.

Also, pending sales for April 2017 increased 7 percent from 2,902 properties up to 3,098 units in April 2016. In addition, the median days-on-market went above 100 days for both single family-homes and condos.  As of April 30, there were 1,690 units of inventory for single-family homes and condominiums available for sale.

Finally, the average current months of inventory stands at 6.7 months.

Naples EndsAlthough season started slow, Naples Ends the season with strong real estate activity for the month of April. Overall, inventory increased 8 percent. As a result, there are more homes to choose from for homebuyers.

Also, the average days on market increased 35 percent when you compare this April to last April.  At the same time, the median sales price increased for both single-family homes and condos when compared to last year.

Lastly, not only did our traditional season end strong, activity continues to be very active for this time of year.  Thus, analysts at the Naples Area Board of Realtors (NABOR) have indicated we should expect a strong summer for real estate sales.

April Market Report Highlights:

  • Pending Sales decreased 3 percent overall for the 12-months ending April 2017
  • Closed Sales decreased 4 percent overall for the 12-months ending April 2017
  • Median Closed Price increased 4 percent overall for the 12-months ending April 2017
  • Inventory increased 8 percent overall from 5,480 properties up to 5,920 in April 2017 compared to April 2016
  • Days on Market increased 35 percent overall for April 2017 compared to April 2016

Notable Facts:

Naples FLOne of the areas with the most activity was for properties priced between $300,000 and $500,000.  For the second straight month, inventory decreased for homes in this price range.  Even though closed sales overall decreased 8 percent, homes in this price segment increased the most, up 14 percent for the month.

Most notably, pending sales for homes above $2 million increased 41 percent. In fact, there were 10 sales over $5 million in April.

Lastly, unlike years past, many buyers are headed to town during June to look for property.  Now is an excellent time to buy property.  Sellers are more willing to negotiate during the summer months so they don’t have to carry the costs of the property until next season.

Marco Island Sales Are on Fire

Marco Island SalesOverall, Marco Island Sales for single-family homes were on fire during April.  Ultimately, home sales increased from 34 properties in April 2016 to 44 properties in 2017.  Additionally, condo sales during April increased from 51 to 57 when compared to April of last year.  This represents a 12 percent increase.

At the same time, single-family home inventory fell 8 percent down to 358 homes.  On the other hand, inventory for condos increased by 16 percent up to 410 units during the month.

Finally, a total of $80 million in real estate transactions sold during April of this year.  In contrast, last year, there was only $14 million in sales during April. That’s an increase of $66 million over last year!

Collier Real Estate SalesOverall, there were 345 Collier Real Estate Sales during the week of April 3rd through the April 9th. Similar to last month, East Naples and North Naples had the most sales in the area. East Naples had a total of 81 property sales. And North Naples ended the month with 73 sales.

Further, of the 81 properties sold in East Naples, 74 percent of them were condos. And 21 percent of them were single family homes.  The remaining properties sold in East Naples were vacant lots and mobile homes. In addition, in North Naples, 45 percent of the sales were condos and 41 percent were single family homes.

In summary, Collier Real Estate Transactions for the week of April 3rd included 175 condos, 111 single family homes, 55 vacant lots and 4 mobile homes.

Bonita Springs Real Estate TransactionsOverall, there were 245 Estero, Fort Myers and Bonita Springs Real Estate Transactions during the week of May 13th through May 20th.  Bonita Springs had the most sales with a total of 112 sales. Further, of the 112 Bonita properties sold, 63 percent of them were vacant lots. In addition, in Fort Myers, there were 107 sales, 43 percent of which were commercial lots.

In summary, 95 vacant lots, 56 single family homes, 47 commercial lots, 30 condos, 7 mobile homes, 6 notes parcels, 2 cooperatives, 1 multi-family lot and 1 school sold during the week.
