Impressive Naples Real Estate News for May

Impressive Naples Real EstateOverall, May closed with impressive Naples Real Estate statistics.  And, it was the best month so far this year.  Closed sales showed a 23 percent increase up to 1,027 from 838  compared to the same time last year.  Similarly, pending sales (homes under contract) also hit its highest level of the year at a 12 percent increase.

Additionally, according to leading analysts at the Naples Area Board of Realtors (NABOR), the strong activity we saw during the month of May is expected to continue into the summer months.

“If May’s momentum continues, this year will turn out better than last year,” said Mike Hughes, vice president and general manager for Downing-Frye Realty Inc. “Home sales during the summer months have become stronger over the past few years. We are no longer seeing a huge disparity in activity between winter and summer like we once did.”

Year-Over Year Highlights:

  • Pending Sales were up 12 percent in May 2017 versus May 2016
  • Closed sales increased 23 percent in May 2017 compared to May 2016
  • Median Closed Price increased 5  percent in May over the same time last year
  • Inventory also increased, up  4 percent  in May 2017 from May 2016
  • Average Days on the Market increased 34  percent in May 2017 versus May 2016

Naples Market Trends:

Naples FloridaOnce again, buyers should anticipate limited inventory to continue.  Unlike January, which had a 26 percent increase in inventory, the May report showed a small increase of 4 percent from 5,207 homes up to 5,404 homes in May 2017.  Homes in the $300,000 and below price range had the highest increase in inventory at 12 percent.

Additionally, the overall median closed price decreased 8 percent in January.  In contrast, the May report showed an increase of 5 percent increase to $355,000 in May 2017 from $338,000 in May 2016.  Also, for homes above $300,000, the median price increased 8 percent up to $590,000.  However, for homes priced above $2 million, the medial sales price decreased by 8 percent down from $3,220,000 to $2,950,000.

On the other hand, pending home sales above $2 million showed a staggering increase in May, up 52 percent.  In addition, there were 78 closed sales of homes above $2 million compared to 36 closed sales in May 2016.

And, in North Naples, activity was the strongest.  There was a 47 percent increase in closed sales of condos during May. Also, there was a 26 percent increase in pending sales of condos  and only at 9 percent increase in inventory during the month.

For those interested in condos on the beach, inventory only grew 1 percent and both pending sales and closed sales increased by double digits.  Thus, buyers should expect prices to continue to rise along the beach.

Lastly, if you currently have a home for sale in the Naples market, brokers recommend against terminating the listing during the summer. In fact, there were more closed sales in June of last year and the year before than there were in January and February of this year.  So, if that’s not impressive Naples real estate news for the month, I don’t know what is.

BONITA-ESTERO MARKET ‘HEATING UP’

Bonita-EsteroThe Bonita-Estero real estate market is ‘Heating Up’!  According to the most recent data released by B.E.A.R (Bonita Springs-Estero Association of Realtors),  overall pending sales increased double digits year-over-year.  Also, the total number of closed sales for the 12 months ending in May was 2,989, up from 2,965 during the same time last year.  Additionally, almost 20 percent of the properties on the market had a price reduction during the previous month.  Analysts from B.E.A.R. attribute the price reductions to sellers being more motivated to sell their homes.  Thus, sellers are adjusting to the market conditions, pricing their homes to meet market conditions.  Finally, the median price increased slightly from $300,000 to $305,000 for the 12 months ending in May of this year compared to May of last year.

Year-Over-Year May Highlights for Single Family Homes

  • Closed Sales increased from 104 in May of 2016 up to 114 in May of 2017 which is a 9.6 percent increase
  • Pending Sales increased 33.8 percent up from 80 to 107 compared to May of last year
  • Inventory decreased from 565 homes down to 529 during May which is a 6.4 percent decrease
  • Average sales price increased from $425,814 up to $454,522 which is a 6.7 percent increase
  • New Listings decreased by 8.9 percent falling from 123 down to 112 for the month

So, for single family home sales in the area, ‘heating up’ is an understatement based on the market data above.  Inventory is decreasing and the number of new homes being listed are decreasing. The result, lack of inventory is driving prices up. Thus, if you’re considering buying a single family home, now is the time to purchase. Since there’s no end in sight to the limited inventory, prices are just going to keep rising.  And, if you are thinking of selling, now is a great time to put your home on the market as prices continue their upward trend.

  • Closed Sales increased from 84 in May of 2016 up to 115 in May of 2017 which is a 36.9 percent increase
  • Pending Sales increased 34.3 percent up from 67 to 90 compared to May of last year
  • Inventory increased from 422 condos up to 525 during May which is a 14 percent increase
  • Average sales price fell from $329,185 down to $307,748 which is a 6.5 decrease
  • New Listings increased by 8.2 percent up from 100 to 114 for the month

Unlike the single family home market, existing condo inventory is higher than last year.  Additionally, the number of new condos being added to the market is also increasing which is causing condo prices to drop.  As a result, buyers interested in condos, have significantly more properties to chose from.  As more properties come on to the market, homeowners will need to become more flexible to compete with their neighbors who are also selling their units. And, there’s a very good chance sellers will continue to lower their prices or be more willing to negotiate.

Naples FL Real Estate TransactionsOverall, there were 368 Naples FL Real Estate Transactions during the week of April May 1st.  Once again, North Naples and East Naples had the most sales. North Naples had a total of 74 sales. And East Naples ended the month with 59 property sales.

Further, of the 74 properties sold in North Naples, 47 percent of them were condos and 34 percent of them were single family homes.  So, the remaining properties sold in North Naples were vacant lots. In addition, in East Naples, there were 59 sales, 68 percent of which were condos.

In summary, Naples FL Real Estate Transactions for the week of May 1st included 183 condos, 139 single family homes, 45 vacant lots and 1 mobile homes.

Southwest FL Real EstateOverall, there were 490 Southwest FL Real Estate Transactions during the week of April 24th through April 30th.  Once again, North Naples and East Naples had the most sales. North Naples had a total of 90 sales. And East Naples ended the month with 104 property sales.

Further, of the 90 properties sold in North Naples, 47 percent of them were condos and 40 percent of them were single family homes.  So, the remaining properties sold in North Naples were vacant lots. In addition, in East Naples, there were 104 sales, 72 percent of which were condos.

Overall, there were 161 Estero, Fort Myers and Bonita Real Estate Sales during the week of May 27th through June 3rd.  Bonita Springs and Ft. Myers tied in the number of sales at 65 properties sold in each city. Further, of the 65 Bonita Springs properties sold, 46 percent of them were condos. In addition, in Fort Myers, there were also 65 sales, 46 percent of which were single family homes.

In summary, 61 single family homes, 55 condos, 37 vacant lots, 4 mobile homes, 2 multi-family lots, 1 commercial lot and 1 commercial unit sold during the week.

Naples Real Estate SalesOverall, there were 378 Naples Real Estate Sales during the week of April 17th through April 23rd.  Once again, North Naples and East Naples had the most sales in the area. North Naples had a total of 74 sales. And East Naples ended the week with 76 property sales.

Further, of the 74 properties sold in North Naples, 41 percent of them were condos. And 42 percent of them were single family homes.  The remaining properties sold in North Naples were vacant lots. In addition, in East Naples, there were 76 sales, 59 percent of which were condos.

In summary, Naples Real Estate Sales for the week of April 17th included 147 condos, 155 single family homes, 73 vacant lots and 3 mobile homes.
