Recent Naples Property TransactionsOverall, there were 344 recent Naples property transactions during the week of June 12th through June 18th. This is a significant increase over last week when there were only 266 transactions in the Naples area. However, similar to last week, North Naples and East Naples had the most sales.  North Naples ended the week with 78 properties sold. And, East Naples ended with 64 homes sold.

Additionally, of the 78 properties sold in North Naples, 41 percent of them were condos and 36 percent of them were single family homes.  So, the remaining properties sold in North Naples were vacant lots. Also, in East Naples, there were 34 transactions, 55 percent of which were condos. And, 33 percent were single family homes.  Similar to north Naples, the remaining lots sold were vacant lots or mobile homes.

In summary, Naples Real Estate Transactions for the week of June 12th included 135 condos, 120  single family homes, 88 vacant lots and 1 mobile home.

Naples Real Estate ClosingsOverall, there were 266 Naples Real Estate Closings the week of June 5th through June 11th.  Once again, North Naples and East Naples had the most sales. North Naples had 67 property sales. And, East Naples ended the month with 53 sales.

Additionally, of the 67 properties sold in North Naples, 45 percent of them were condos and 43 percent of them were single family homes.  So, the remaining properties sold in North Naples were vacant lots. Also, in East Naples, there were 53 sales, 55 percent of which were condos. And, 34 percent were single family homes.  Similar to north Naples, the remaining lots sold were vacant lots or mobile homes.

In summary, Naples Real Estate Transactions for the week of June 5th included 108 condos, 111  single family homes, 41 vacant lots and 6 mobile homes.

Although the summer is typically slow season for southwest Florida, real estate activity continues to be very active.  Based on the market statistics over the past couple of years, the area has become less seasonal as more people retire to the Naples and Bonita Springs area.  As we continue to see an influx of second home buyers and retirees purchasing homes, inventory continue to decrease and home values are rising.

Also, since job growth remains solid, there is an increase in first-time home buyers nationwide.  However, since inventories remain low, buyers are competing for a relatively small number of properties.  As a result, the number of days properties remain on market continue to decline.

Kensington ChefRalph Feraco, Kensington Chef, has been awarded the 2017 national Dr. L.J. Minor Chef Professionalism Award by the American Culinary Federation.  The Dr. L.J. Minor Chef Professionalism Award was created in 1990.  And, the award is given to the chef who exemplifies the highest standard of professionalism through certification, continuing education and training, culinary competitions, and community involvement.

So, if you are looking for a golf community with an exceptional dining experience, Kensington should be near or at the top of your list.  Kensington Golf & Country Club is a private golf community located in Naples FL, just a short distance from shopping, beaches and activities.

Additionally, the golf course was designed by Robert Trent Jones Junior.  Similar to other courses designed by him, it’s a challenging course with an abundance of bunkers strategically placed throughout the course.  And, there are a fair number of holes with water, so you might want to bring an extra sleeve of golf balls with you!

Kensington Real Estate

Also, this gated golf community has a total of 565 properties.  There are four neighborhoods of coach homes ranging in price from $300,000 to $700,000 and 1,700 to 2,800 square feet.  These Naples homes have two units per building.  All of the units have garages and are located on the golf course and have fantastic views.

There are six neighborhoods of single-family homes and villas from $500,000 to $1 million.  The homes range from 2,100 to 5,000 square feet.  Most of these homes are located on the golf course.

Finally, there are two neighborhoods of Estate Homes ranging in price from $1 million and up. Home sizes range from 3,000 square feet and up.

Naples RealOverall, there were 362 Naples Real Estate Transactions during the week of May 22nd through May 28th.  Once again, North Naples and East Naples had the most sales. North Naples had a total of 80 sales. And East Naples ended the month with 66 property sales.

Further, of the 80 properties sold in North Naples, 32.5 percent of them were condos and 43 percent of them were single family homes.  So, the remaining properties sold in North Naples were vacant lots. In addition, in East Naples, there were 66 sales, 70 percent of which were condos. And, 21 percent were single family homes.  Similar to north Naples, the remaining lots sold were vacant lots.

Finally, the Corkscrew area saw a significant increase in activity with 60 properties sold during the week.  Over half of them were vacant lots.

In summary, Naples Real Estate Transactions for the week of May 22nd included 145 condos, 117  single family homes, 98 vacant lots and 2 mobile homes.

Bonita Area Real EstateOverall, there were 60 Bonita Area Real Estate Transactions during the week of July 1st through July 7th.  Fort Myers had the most sales with a total of  28 sales. Further, of the 28 Fort Myers properties sold, 60 percent of them were single family homes. In addition, in Bonita Springs, there were 17 sales, 41 percent of which were condos.

In summary, 31 single family homes, 16 condos, 11 vacant lots and 2 mobile homes sold during the week.

If you are buying a home in a golf community, you will find it is more complex than a normal home purchase.  As you can probably imagine, there are significant differences between golf courses.  Also, there are hidden fees, different membership fees, pet restrictions and very different demographics in each community.
