July Real Estate TransactionsOverall, there were 178 July Real Estate Transactions in the Naples area during the week of July 3rd through July 9th.  Sales in the North Naples remain strong.  Unlike last week, Corkscrew showed the second highest activity.  So, North Naples ended the week with 37 properties sold. And, Corkscrew ended with 28 homes sold.

Additionally, of the 37 properties sold in North Naples, 38 percent of them were condos and 49 percent of them were single family homes.  So, the remaining properties sold in North Naples were vacant lots. Also, in the Corkscrew area, there were 28 transactions, 33 percent of which were vacant lots. And, 39 percent were single family homes.  The remaining lots sold were condos.

Also, the East Naples area saw a fair amount of activity with 25 property transactions.  And, a majority, or 64 percent of the transactions were condos.

In summary, Naples July Real Estate Transactions for the week of July 3rd included 66 condos, 71 single family homes and 41 vacant lots.

Bonita Springs Property SalesBonita Springs Property Sales On Fire!  According to the most recent data released by B.E.A.R (Bonita Springs-Estero Association of Realtors),  overall closed sales increased more than 35 percent year-over-year for single family homes.  And, condo sales increased by almost 40 percent.  Also, inventory increased slightly for single family homes and went up double digits for condos.  Additionally, there were 278 price reductions on single family homes and condos during the month of June.  The result, there is a strong indication sellers are pricing their homes to meet market conditions.

Additionally, there’s been a significant increase in new construction throughout both Lee and Collier counties.  In total, there are more than 70 new communities.  Unlike many area, there is no cost to you to use an agent to represent you for new construction.  In fact, an experienced agent will save you money since they will know what additional options are negotiable within a community.  A builder’s agent is going to represent the builder and will be looking our for the builders best interest, not necessarily yours.

Bonita Springs and Estero Single Family Market Data – June 2017

Year-Over-Year June Highlights for Single Family Homes:

  • Closed Sales increased from 87 in June of 2016 up to 118 in June of 2017 which is a 35.6 percent increase
  • Pending Sales decreased 1.2 percent down from 86 to 85 compared to June of last year
  • Inventory increased slightly from 508 homes up to 521 during June which is a 2.6 percent increase
  • Average sales price increased from $477,559 up to $519,768 which is a 8.8 percent increase
  • New Listings decreased by 4.9 percent falling from 117 down to 112 for the month

So, for single family home sales in the area, the activity continues to heat up with a significant increase in property sales based on the data above. Similar to last month, inventory continues to decrease and the number of new homes being listed continues to decrease. The result, lack of inventory is driving prices up. Thus, if you’re considering buying a single family home, now is the time to purchase. Ultimately, since there appears to be no end in sight to the limited inventory, prices are continuing their upward trend.  And, if you are thinking of selling, now is a great time to put your home on the market as the closed sales price for single family homes continue to rise.

Bonita Springs and Estero Condo Market Data – June 2017

Year-Over-Year June Highlights for Condos:

  • Closed Sales increased from 71 in June of 2016 up to 88 in June of 2017 which is a 23.9 percent increase
  • Pending Sales increased 34.5 percent up from 58 to 78 compared to June of last year
  • Inventory increased from 392 condos up to 469 during June which is a 19.6 percent increase
  • Average sales price fell from $331,794 down to $283,905 which is a 14.4 decrease
  • New Listings increased slightly by 2.5 percent up from 79 to 81 for the month

Bonita-EsteroSimilar to single family home sales, condo sales increased by double digits during the month of June compared to the same time last year.  Also, inventory increased for both condos and single family homes. However, the increase in condo inventory was almost 20 percent whereas the increase for single family homes was just under 3 percent.  Ultimately, it means there are significantly more condos to chose from than last year. Similar to last month, as more properties come on to the market, homeowners will need to become more flexible to compete with their neighbors who are also selling their units. And, as we’ve seen over the past month, sellers will continue to lower their prices or be more willing to negotiate. If you are considering a condo purchase, you couldn’t pick a better time.

Estero Real Estate TransactionsOverall, there were 266 Ft. Myers, Bonita Springs and Estero Real Estate Sales during the week of July 29th through August 5th.  Estero had the most activity with 81 real estate transactions.  A close second was Bonita Springs with a total of 73 property sales.

Additionally, of the 81 closings in Estero, 44 percent of them were single family homes and 31 percent were condos.  The remaining units sold were vacant lots and mobile homes. Further, of the 73 Bonita Springs properties sold, 38 percent of them were condos and 37 percent were single family homes. Similar to Bonita Springs, the rest of the closings were commercial units, mobile homes and an agricultural lot.

In summary, 94 single family homes, 75 condos, 50 vacant lots, 4 mobile homes, 2 commercial buildings, 1 agricultural lot sold during the week.

Vineyards Condo ClosedThis Vineyards Condo Closed this week in the Lalique neighborhood of The Vineyards Country Club!  I’m thrilled for my clients from Canada who are now proud owners of this stunning condo.

The Vineyards is a luxury golf community with condos, coach homes and single-family homes surrounding the golf courses.  There are two courses to play in this private golf community.  And, membership in the golf club is optional.  There are a variety of membership options to chose from to suit all residents.  In addition to golf, the community has a wide array of amenities to suit all lifestyles.

 

More about The Vineyards Country Club:

The country club includes 36 championship holes of golf situated on expansive fairways with sparkling lakes and a cypress preserve. Nearby, there are 12 Har-Tru tennis courts, six of which are lighted for night play.

The North Course, designed by PGA professional Mark McCumber, is a Scottish links-style course and is particularly suited for a higher handicapper. And, the South course was designed by Bill Amick.  Ultimately, the South course is tough but never punishing.

Finally, there are 575 members in the community.  And, there is a one-time membership initiation fee of $35,000 to join the club along with annual dues each year.

Collier County PropertyOverall, there were 323 recent Collier County property transactions during the week of June 19th through June 25th. This is a slight decrease over last week when there were only 344 transactions in the Naples area. However, similar to last week, North Naples and East Naples had the most sales.  North Naples ended the week with 66 properties sold. And, East Naples ended with 49 homes sold.

Additionally, of the 66 properties sold in North Naples, 42 percent of them were condos and 33 percent of them were single-family homes.  So, the remaining properties sold in North Naples were vacant lots. Also, in East Naples, there were 49 transactions, 57 percent of which were condos. And, 24 percent were single-family homes.  Similar to North Naples, the remaining lots sold were vacant lots.

Also, the Corkscrew area saw a significant increase in activity with 47 property transactions.  And, a majority or 57 percent of the transactions were vacant lots. 

In summary, Naples Real Estate Transactions for the week of June 19th included 128 condos, 127 single family homes, 67 vacant lots and 1 mobile home.

Lee County Real Estate SalesOverall, there were 188 Southern Lee County Real Estate Sales during the week of July 22nd.  Bonita Springs had the most activity with 76 real estate transactions.  A close second was Fort Myers with a total of 75 property sales.

Additionally, of the 76 closings in Bonita, 42 percent of them were condos and 36 percent of them were single family homes.  The remaining units sold were vacant lots, mobile homes and commercial units. Further, of the 75 Ft. Myers properties sold, 48 percent of them were single family homes. Similar to Bonita Springs, the rest of the closings were commercial units, mobile homes, agricultural lots, multi-family units and condos. 

In summary, 76 single family homes, 54 condos, 45 vacant lots, 7 mobile homes, 4 commercial buildings, 1 agricultural lot and 1 multi-family unit sold during the week.

Second Quarter Naples Home Sales Are Sizzling Hot

Home SalesNaples home sales are just as hot as the weather! Second quarter property sales increased 7 percent over the same time last year according to the latest statistics from The Naples Area Board of REALTORS (NABOR).  In all, there were 2,880 closings during Q2 of this year versus 2,704 last year.  Additionally, the median sales price for the quarter rose 5 percent during the same time period.

Also, there were several areas with significant activity during the quarter.  For example, closed sales for condos above $2 million increased 86 percent.  In addition, pending condo sales in the North Naples area increased 30 percent to 428 condos in the second quarter of 2017 from 329 condos in 2016. And, closed sales of North Naples Condos increased 29 percent up to 463 condos in the second quarter of 2017 compared to 358 condos sold in the second quarter of last year.

Overall, inventory during the quarter rose 4 percent. However, the inventory of Naples homes and condos are selling quickly.  For example, in the $2 million and higher price range, there was a 1 percent increase in inventory and a 43 percent increase in closed sales.

Highlights for Second Quarter Home Sales

  • Closed sales increased 7 percent in Q2 2017 versus Q2 of 2016
  • Median Closed sales price increased 5 percent from $325,000 up to $340,000 for the quarter
  • Inventory increased 4 percent from 4,983 properties up to 5,189 during the second quarter
  • Average Days on market increased 28% overall in Q2 2017 compared to Q2 2016

Highlights for June Home Sales

  • Closed sales increased 9 percent from 832 closing in June 2016 up to 907 in 2017
  • Pending sales increased 16 percent from 720 to 837 properties in June of last year versus June of this year
  • Median sales price for the 12 months ending June 2017 increased 3 percent
  • Closed sales for the 12 months ending in June increased just under 1 percent
  • Pending sales for the 12 months ending in June of this year increased 1 percent

Naples Homes Sales Below $300,000

Homes below $300,000 showed a double digit increase in inventory, or 12 percent during the quarter.  At the same time, there was a 4 percent decline in closed sales.  Unfortunately, many of the homes or condos on the market in this price range are also associated with high homeowners association fees (HOA).  As a result, even though buyers can afford the home itself, they are unable to afford the fees and therefore, they are unable to afford the home or condo.

Naples Inventory

Finally, the Naples market had 7.86 months of inventory at the end of the month.  We haven’t seen this level of inventory since June of 2011.  Moreover, this level of inventory is considered normal, which means we are in a neutral market.  This is good news for both buyers and sellers.  One last point worth noting, with the increased inventory, we also saw an increase in the number of days on market.

Mike Hughes, vice president and general manager for Downing-Frye Realty Inc., said, “the Days on Market increase of 18 percent could be due to overpriced listings.”
