Lee County Homes SoldOverall, there were 91 Lee County Homes Sold in Ft. Myers, Bonita Springs and Estero during September 2nd through 16th.  Once again, Ft. Myers had the most activity with 32 real estate transactions.  And, Bonita Springs was a close second with a total of 30 property sales.

Additionally, of the 32 closings in Fort Myers, 63 percent of them were single-family homes and 25 percent of them were condos.  The remaining units sold were vacant lots and multi-family units. Further, of the 30 Bonita Springs properties sold, 43 percent of them were single-family homes and 33 percent were condos. And, the rest of the closings were commercial units, mobile homes or vacant lots.

Finally, Estero finished the month with a total of 28 property sales, 39 percent of which were condos and 36 percent were single family homes.

In summary, 43 single family homes, 30 condos, 11 vacant lots, 2 commercial units, 4 mobile homes and  1 multi-family units sold during the two week.

ESTERO AND BONITA SPRINGS JULY HOUSING TRENDS

JULY HOUSING TRENDSThe Estero and Bonita Springs July housing trends continue to show an upwards trajectory in home sales according the the latest data released by B.E.A.R. (Bonita Springs-Estero Association of Realtors). Overall, pending sales for both condos and single-family homes increased 10 percent for the past 12 months ending July 2017. Also, the total number of closed sales for the same time period was 3,086, up from 2,813 which is an 11 percent increase.

Additionally, the days on market for all properties in the area increased 18 percent.  As a result, sellers with overpriced properties are starting to adjust their prices to become more competitive.  In all, there were 260 price reductions during the month.

Finally, the median price decreased slightly from $305,000 to $295,000 for the 12 months ending in July of this year compared to July of last year.

Year-Over-Year July Housing Trends for Single Family Homes

  • Closed Sales decreased from 80 in July of 2016 down to 75 in July of 2017 which is a 6.3 percent decrease
  • Pending Sales increased 2.4 percent up from 85 to 87 compared to July of last year
  • Inventory decreased from 507 homes down to 496 during July which is a 2.4 percent decrease
  • Average sales price decreased less than 1 percent from $440,106 down to $439,787
  • New Listings remained the same at 114 for the month

So, for single family home sales in the area, closed sales continue to increase despite the fact that it is summer and we normally see a decrease in activity.  Unfortunately, inventory continues to decrease and the number of new homes being listed is flat. The result, lack of inventory is holding prices steady and there is a limited supply to chose from. Thus, if you’re considering buying a single family home, now is the time to purchase. Since there’s no end in sight to the limited inventory, prices are just going to keep rising.  And, if you are thinking of selling, now is a great time to put your home on the market as prices are expected to continue their upward trend due to the low inventory.

Year-Over-Year July Housing Trends for Condos

  • Closed Sales increased from 45 in July of 2016 up to 72 in July of 2017 which is a 60 percent increase
  • Pending Sales increased 28.4 percent up from 67 to 86 compared to July of last year
  • Inventory increased from 407 condos up to 456 during July which is a 12 percent increase
  • Average sales price fell from $305,329 down to $277,011 which is a 9.3 decrease
  • New Listings increased by 34.4 percent up from 61 to 82 for the month

The condo market is on fire!  Closed sales showed a staggering 60 percent increase compared to the same month last year.  Pending sales also show huge increases up 55.3 percent during the same time period.  The good news is there was also an increase in active listings which will help provide more options for potential buyers.  Analysts have indicated the decrease in median sales price is likely a result of condo owners lowering their price to be more competitive.  However, historically, inventory still remains low.  Also, as more properties come on to the market, homeowners will need to become more flexible to compete with their neighbors who are also selling their units. And, similar to last month, analysts anticipate sellers will continue to lower their prices or be more willing to negotiate.

Hurricane Irma Recovery Efforts

Hurricane Irma Recovery Efforts

Many of you may be wondering about the Hurricane Irma recovery efforts in Naples and Bonita Springs Florida. As of Saturday evening, just about 100 percent of homeowners in Collier and Lee county who lost power because of the storm, had their power restored.  Gas stations are operating at full capacity and grocery stores shelves are virtually full.  Finally, most businesses are up and operating at full capacity.

Given the building codes in Collier and Lee counties, most homes were spared significant damage.  The most common issues homeowners face are cosmetic.  Most damage is to landscaping and pool cages for individual homeowners.  All of which are easily fixable.  In general, the areas with the most damage were mobile home communities and low lying areas that are prone to flooding during heavy rain.

We rebound quickly as evidenced by the Gulf of Mexico the day after the storm!

Clean-Up

Hurricane Irma Recovery

Homeowners and business came together to clean up debris after the storm.  The county has already begun removing debris, within a few weeks you won’t even know a hurricane came through Naples.

Also, the beaches held up well overall.  The county has applied for federal funding to restore the sand in areas that were affected most.  For example, Tiger Tail beach on Marco Island was reshaped by the storm.  Read more…

Golf Course Update

Many of the golf courses sustained damage to trees and flooded in low lying areas.  However, several courses have already re-opened or are preparing to open soon.

Tiburon and the Naples Beach Hotel and Golf Club are already open.  The practice facilities at Quail West are open and the course is expected to resume operation within two weeks.

Unfortunately, the U.S. Women’s Mid-Amateur scheduled to be held at Quail Creek will be moved due to the flooding on the course.

Impact on Real Estate

I’ve been through multiple hurricanes in Naples and to date have been in two hurricane eyes, we rebound very quickly.  In short order it will be hard to believe we experienced a major storm.  While it’s too early to know the full extent of how Irma will effect the housing market, preliminary indications show that buyers are still planning to purchase a home, they’ve just delayed their trips to Naples by a few weeks or month.

No matter what, Naples is still paradise and there is no better place in this country to relocate, retire or buy a second home.

July 31st Naples Real EstateOverall, during the week of July 31st Naples Real Estate sales totaled 264 transactions.  Sales in North Naples continue to lead the way with the most transactions.  East Naples showed the second highest activity.  Ultimately, North Naples ended the week with 62 properties. And, East Naples ended with 46 homes sold.

Additionally, of the 62 properties sold in North Naples, 39 percent of them were condos and 44 percent of them were single family homes.  So, the remaining properties sold in North Naples were vacant lots. Also, in the East Naples area, there were 46 transactions, 59 percent of which were condos. And, 35 percent of the East Naples properties sold were single family homes.  The remaining properties sold were vacant lots and mobile homes.

Also, the Corksrew area saw quite a bit of activity with 42 property transactions.  And, almost 50 percent of the transactions were vacant lots.  The remaining sales were single family homes, condos and mobile homes.

In summary, Naples Real Estate Transactions for the week of July 31st included 104 condos, 98 single family homes, 57 vacant lots and 5 mobile homes.

Finally, due to Hurricane Irma, real estate transactions for the week of July 24th were not available.

Naples July Home Sales Increase

Naples July Home Sales Increase

Naples July Home SalesOverall, Naples July home sales increased compared to the same time last year.  The total number of homes sold during July of 2017 was 682 compared to 627 in July of 2016 according to the latest real estate market report released by the Naples Area Board of REALTORS (NABOR).

Additionally, the median close sales price in July was $319,000, up from $300,000 during the same month last year.  Unlike previous months, the average days on market increased significantly.  Naples homes and condos were on the market 105 days, up from 65 days in July 2016.  However, this is typical of the summer months in the Naples area.

Year over Year Highlights:

  • Pending Sales increased 3% in the 12-months ending July 2017
  • Closed Sales increased 3% in the 12-months ending July 2017
  • Median Closed Price increased 4% in the 12-months ending July 2017
  • Inventory increased 3% in July 2017 from July 2016
  • Average Days on Market increased 40% in July 2017 from July 2016

Naples Fl Real Estate

Homes Below $500,000

Moreover, overall closed sales between $300,000 and $500,000 increased significantly for single family homes, up 32 percent year-over-year.  At the same time, homes priced below $300,000 saw pending sales fall 24 percent, closed sales decrease 19 percent and inventory decrease 2 percent.  Ultimately, the entire single-family home market continues to see reduced inventory.   The reduced supply of Naples homes, has resulted in the highest median price for homes under $300,000 since 2008.

On the flip side,  homes priced above $300,000 saw an increase in the media closed price fall 7 percent from $524,000 to $485,000 compared to the same time last year.

Homes Above $500,000

Additionally, activity in the $500,000 to $1 million price category saw overall pending sales increase 44 percent in July from July 2016. This is likely the result of the decrease in median closed price which decreased 16 percent for condos in this $500,000 to $1 million price category.  Homeowners are becoming more realistic, lowering prices and they’re more willing to negotiate.

Overall, inventory increased 3 percent, however, for single family homes it actually decreased 1 percent.  The result is prices continue to rise at the low end of the market.

First Time Home Buyers

Also, there is good news on the first-time buyer home front.  Many analysts reviewing the July report agreed that an increase in conventional sales (homes purchased with financing) is a good sign that first-time homebuyers are entering the market. Unlike previous months, the July Market Report showed total closed sales were split almost equally between cash sales and conventional sales.

Also, on Marco Island, there was a total of $48 million dollars worth of real estate closed during July of 2017 compared with $55 million dollars worth in July 2016.  However, the number of Single-family home sales on Marco Island last month totaled 33 which was the same as in July 2016. And, Marco condo sales in July slipped 29 percent to 30 vs. 42 during the same month last year.

Week of July 17thOverall, during the week of July 17th, there were 305 Real Estate Sales in the Naples area.  Sales in North Naples continue to be strong.  Unlike last week, East Naples showed the second highest activity.  So, North Naples ended the week with 78 properties sold up from 37 sales. And, East Naples ended with 64 homes sold.

Additionally, of the 78 properties sold in North Naples, 45 percent of them were condos and 46 percent of them were single family homes.  So, the remaining properties sold in North Naples were vacant lots. Also, in the East Naples area, there were 64 transactions, 48 percent of which were condos. And, 45 percent were single family homes.  The remaining Naples properties sold were vacant lots.

Also, the Corksrew area saw quite a bit of activity with 48 property transactions.  And, a majority, or 58 percent of the transactions were vacant lots.

In summary, Naples Real Estate Transactions for the week of July 17th included 111 condos, 133 single family homes and 61 vacant lots.

Hurricane Irma Aftermath

Hurricane Irma Aftermath

Now that Hurricane Irma has come and gone, the city of Naples and Collier County are quickly putting everything back in working order.  While many members of our community are still without power, the availability of gasoline is improving.  On the downside, ice is still in short supply.

Also, several restaurants are open.  So, there are plenty of places to fine cool air conditioning and a warm meal if you are still without power.

We are grateful to all the men and women who have been working endless hours day in and day out to restore our services.

As for the post hurricane cleanup, here is what you can do with your sandbags after the hurricane passes and there is virtually no storm serge!

Even though Hurricane Irma visited Naples, FL you will find we clean up very quickly.  Within the next two weeks you will hardly be able to tell a major hurricane came through Collier County.  I’ve been here for Hurricane Charley, Hurricane Wilma and now Hurricane Irma and we have first class emergency operations and recovery.

Naples July Real Estate SalesOverall, there were 249 Naples July Real Estate Sales in the area during the week of the 10th through the 16th.  Sales in North Naples continue to remain strong.  And, East Naples also continues steady activity.  Also, Corkscrew still shows more than usual activity. 

So, North Naples ended the week with 62 properties sold which was up from 37 last week. East Naples ended the week with 46 sales compared to 25 transactions last week. Finally, Corkscrew had 36 homes sold during the same time period.

Additionally, of the 62 properties sold in North Naples, 28 percent of them were condos and 24 percent were single family homes.  So, the remaining properties sold in North Naples were vacant lots. Also, in East Naples, there were 46 transactions, 70 percent of which were condos. And, 28 percent were single family homes.  The remaining Naples properties sold were vacant lots.

Also, Corkscrew’s transactions were primarily vacant lots and condos.  Of the 36 units sold, 58 percent of the transactions were vacant lots.

In summary, Naples July Real Estate Sales for the week of July 10th included 106 condos, 95 single family homes, 46 vacant lots and 2 mobile homes.

140 Real Estate TransactionsOverall, there were almost 140 Real Estate Transactions in Ft. Myers, Bonita Springs and Estero during the week of August 12th through August 19th.  In total, there were 139 properties sold.  Ft. Myers had the most activity with 78 real estate transactions.  And, Bonita Springs was second with a total of 33 property sales.

Additionally, of the 78 closings in Fort Myers, 37 percent of them were commercial units and 29 percent of them were single family homes.  The remaining units sold were vacant lots and multi-family units. Further, of the 33 Bonita Springs properties sold, 33 percent of them were condos and 42 percent were single family homes. Similar to Ft. Myers, the rest of the closings were multi-family units or vacant lots.

In summary, 48 single family homes, 26 condos, 34 vacant lots, 27 commercial units, 2 agricultural lots and 2 multi-family units sold during the week.
