ESTERO AND BONITA SPRINGS HOUSING TRENDS

Bonita Springs Housing TrendsThe latest Estero and Bonita Springs Housing Trends indicate a slight reduction for the month of August according the the most recent data released by B.E.A.R. (Bonita Springs-Estero Association of Realtors).

Overall, in August, the Bonita Springs and Estero markets continued to show the typical decreases in pending sales and closed sales during the off season.  As such, pending sales for both condos and single-family homes decreased 9 percent compared to  August of 2016. Also, the total number of closed sales for the same time period was down 24 percent.

Additionally, the days on market for all properties in the area increased 5 percent.  With inventory remaining consistent with the summer months, and prices remaining relatively stable, now is a good time to purchase a property in the Estero and Bonita Springs area.

Finally, it’s an especially good time of year to purchase new construction.  Builders want to eliminate inventory and models sitting on the market before year end.  Just remember, the builders sales agent is looking out for the best interest of the builder, not your best interest.  There is no cost to you to have a real estate agent represent you.  In fact, we will either save you money or help you negotiate more incentives.  If you are considering buying a new construction home, contact me for a list of communities with new homes or condos.

Year-Over-Year Bonita Springs Housing Trends for Single Family Homes

  • Closed Sales decreased from 85 in July of 2016 down to 74 in August of 2017 which is a 12.9 percent decrease
  • Pending Sales decreased 20.2 percent down from 109 to 87 compared to August of last year
  • Inventory increased from 470 homes up to 487 during August which is a 3.6 percent increase
  • Average sales price decreased less than 1 percent from $426,203 down to $424,816
  • New Listings decreased 12.2 percent, down from 131 properties to 115 for the month

So, for single family home sales in SWFL, both closed sales and pending sales decreased following the typical pattern of the summer months in our area.  Also, inventory increased slightly compared to this time last year.  With the average sales price staying stable, inventory remaining tight, now is the the time to buy a single-family home.  Prices are just going to continue to rise and there’s no end in sight for the limited inventory.

Bonita Springs and Estero Condo Market Data – August 2017

Year-Over-Year Housing Trends for Condos

  • Closed Sales increased from 45 in July of 2016 up to 52 in August of 2017 which is a 15.6 percent increase
  • Pending Sales increased 37.0 percent up from 54 to 74 compared to August of last year
  • Inventory increased from 405 condos up to 427 during August which is a 5.4 percent increase
  • Average sales price fell from $359,248 down to $276,765 which is a 23 percent decrease
  • New Listings increased 1.2 percent up from 84 to 83 for the month

The condo market in the Bonita Springs and Estero area continues to remain active.  Both closed sales and pending sales continue their upward trend according to the August sales data.  Pending sales showed a significant increase, up 37 percent compared to the same month last year.  Also, closed sales for August were up double-digits during the same time period. If you are thinking of selling your condo, now is a great time.  If you’re considering buying one, the good news is there was a slight increase in inventory which means a small increase in properties to choose from.

Finally, it’s too early to tell how Hurricane Irma will impact the market.  Based on recent activity, local analysts anticipate the impact will be minor. Additionally, based on my personal experience, clients are still headed to town to look at property, they’ve just delayed their trip by a couple of weeks.

SWFL Real Estate SalesOverall, there were 309 SWFL Real Estate Sales in Ft. Myers, Bonita Springs and Estero  from September 30th through October 7th Once again, Ft. Myers had the most real estate activity with 193 property sales.  And, Estero was a second with a total of 69 property sales.

Additionally, of the 193 closings in Fort Myers, 62 percent of them were vacant lots and 24 percent of them single family homes.  The remaining units sold were notes parcels, mobile homes and single family homes. Most importantly, the significant increase in lots sold was due to the purchase of a motor coach community. Further, of the 69 Estero properties sold, 36 percent of them were single-family homes and 33 percent were condos. And, the rest of the closings were mobile homes or vacant lots.

Finally, Bonita Springs finished the week with a total of 47 property sales, 49 percent of which were condos.

In summary, 90 single family homes, 56 condos, 144 vacant lots, 8 notes parcels, 4 commercial units, 4 mobile homes, 1 manufacturing facility, 1 agricultural lot and 1 common area sold during the week.

Weekly Real Estate UpdateOverall, during the week of August 14th, there were 233 real estate transactions in Collier County, up from 199 last week.  Once again, North Naples real estate sales continue to lead the way with the most transactions.  East Naples showed the second highest activity.  Ultimately, North Naples ended the week with 60 properties sold up from 43 during the previous week. And, East Naples ended with 43 homes sold up from 32 sales the prior week.

Additionally, of the 60 properties sold in North Naples, 33 percent of them were condos and 48 percent of them were single family homes.  So, the remaining properties sold in North Naples were vacant lots. Also, in the East Naples area, there were 43 transactions, 53 percent of which were condos. And, 37 percent of the East Naples properties sold were single family homes.  Similar to North Naples, the remaining properties sold were vacant lots.

In summary, your weekly real estate update for August 14th through August 20th shows 87 condos, 93 single family homes, 50 vacant lots and 3 mobile homes sold in the Naples area.

Lee County Properties SoldOverall, there were 143 Lee County Properties Sold in Ft. Myers, Bonita Springs and Estero during the week of September 16th through 23rdOnce again, Ft. Myers had the most activity with 78 real estate transactions.  And, Bonita Springs was a second with a total of 55 property sales.

Additionally, of the 78 closings in Fort Myers, 37 percent of them were single-family homes and 22 percent of them were condos.  Additionally, 22 percent of the transactions in the Ft. Myers area were vacant lots.  The remaining units sold were mobile homes and multi-family units. Further, of the 55 Bonita Springs properties sold, 35 percent of them were single-family homes and 35 percent were condos. And, the rest of the closings were coops, multi-family units, mobile homes or vacant lots.

Finally, Estero finished the month with a total of 31 property sales, 55 percent of which were single family homes.

In summary, 56 single family homes, 33 condos, 44 vacant lots, 6 commercial units, 3 mobile homes and 1 multi-family property sold during the week.

Naples August Property Sales

Naples August Property Sales Increase

property salesOverall, Naples August home property sales increased 5 percent compared to the same time last year.  The total number of homes sold during August of 2017 was 685 compared to 654 in August of 2016 according to the latest real estate market report released by the Naples Area Board of REALTORS (NABOR).

Additionally, the overall median close sales price in August was $328,000, up from $320,000 during the same month last year.  Notably, the single-family median close sales price increased significantly up from $384,000 to $422,000 during the same time period.

Finally, single-family home inventory continues to decrease.  Available inventory during the month of August was 2,446 compared to 2,554 during August of 2016.  Having said that, inventory usually declines during the summer months in SWFL.

  • Pending Sales increased 13% in the 12-months ending August 2017

  • Closed sales increased 14% in the $300K-$500K category
  • Closed sales increased 15% in the $2M+ category 12-months ending August 2017
  • Median closed price increased 4% overall 12-months ending August 2017
  • Average Days on Market increased 26% in the $500K-$1M category
  • Average Days on Market decreased 17% in the $2M+ category August 2016 to August 2017

 

Hurricane Irma Impact:

While it’s still too early to know the full extent of the impact of the hurricane on home sales, analysts indicate we will have a market slow down for about 30 days, then it will bounce back.

To date, there’s only been a few cancellations of sales due to the storm.  However, there have been many closings delayed while repairs are made.  Additionally, insurance providers were unable to write policies while a named storm was in the Gulf of Mexico.  As a result, several closings were delayed.

As we get back to normal, and we are getting back to normal, clients are returning to the area to look at properties.

Week of August 7th Naples Property Transactions

Naples Property TransactionsOverall, during the week of August 7th Naples Property Transactions totaled 199 sales.  North Naples real estate sales continue to lead the way with the most transactions.  East Naples showed the second highest activity.  Ultimately, North Naples ended the week with 43 properties sold down from 62 during the previous week. And, East Naples ended with 32 homes sold down from 46 sales the prior week.

Additionally, of the 43 properties sold in North Naples, 37 percent of them were condos and 40 percent of them were single family homes.  So, the remaining properties sold in North Naples were vacant lots. Also, in the East Naples area, there were 32 transactions, 33 percent of which were condos. And, 41 percent of the East Naples properties sold were single family homes.  Similar to North Naples, the remaining properties sold were vacant lots.

Also, the Corksrew area saw a fair amount of activity with 30 property transactions.  And, 57 percent of those sales were vacant lots.  The remaining sales were single family homes and condos.

In summary, Naples Property Transactions for the week of August 7th included 77 condos, 72 single family homes and 50 vacant lots.
