Property Transactions Decline

Property Transactions in South Lee County Decline

Property TransactionsOverall, there were 51 South Lee County Property Transactions in Ft. Myers, Bonita Springs and Estero for the week of November 4th through November 11th.  Transactions declined compared to the previous week when there was 112 property sales.

Once again, Fort Myers had the most real estate activity with 23 property sales during this time period.  Bonita Springs was second with a total of 19 sales.  And, Estero ended the week with 9 real estate transactions.

Additionally, of the 23 closings in Ft. Myers, 43 percent were single family homes and 22 percent of them were condos and 26 percent were vacant lots.  The remaining units sold were a commercial unit and a multi-family unit. Bonita Springs ended the week with 19 properties sold, 31.5 percent of them were single-family homes, 31.5 percent were condos and 37 percent were vacant lots.

Finally, Estero rounded out the week with a total of 9 property sales, 67 percent of which were condos. The remaining sales were single family homes and vacant lots.

In summary, 17 single family homes, 17 condos, 15 vacant lots, 1 commercial unit and 1 multi-family unit sold during the week.

South Lee County Property Sales

South Lee County Property SalesOverall, there were 112 South Lee County Property Sales in Ft. Myers, Bonita Springs and Estero for the week of October 28th through November 4th.  Unlike the previous report, Fort Myers once again had the most real estate activity with 44 property sales during this time period.  And, Estero was second with a total of 38 sales.  Bonita Springs rounded out the week with 30 real estate transactions.

Additionally, of the 44 closings in Ft. Myers, 55 percent were single family homes and 18 percent of them were condos.  The remaining units sold were vacant lots, a commercial unit and a multi-family unit. Estero ended the week with 38 properties sold, 32 percent of them were single-family homes and 39 percent were condos. And, the rest of the closings were vacant lots and mobile homes.

Finally, Bonita Springs rounded out the week with a total of 30 property sales, 27 percent of which were single family homes and 40 percent were condos. The remaining sales were mobile homes and vacant lots.

In summary, 44 single family homes, 35 condos, 56 vacant lots, 6 mobile homes, 1 commercial unit and 1 multi-family unit sold during the week.

Bonita Springs Area Market Report

Bonita Springs Area Market Report – October

Bonita Springs AreaThe Bonita Springs area showed minimal impact on the real estate market during the month of October.  Even though both pending and closed sales declined for the month, most of the delays were due to repairs following the hurricane during the previous month.

At the same time, the average list price increase 9.4 percent up to $535,000 compared to October of last year.  Additionally the average list price per square foot increased from $231 per sq. ft. up to $236 per sq. ft which is a 2.2 percent increase.

Finally, inventory increased significantly compared to last October.  This is mostly due to homeowners taking their properties off the market during September to clean up and make repairs after the storm.

Bonita Springs Area Highlights:

  • Closed sales decreased from 141 in Oct. 2016 down to 128 in 2017 which is a 9.2 percent decline
  • Pending sales fell from 276 down to 259 compared to Oct. of last year, a 6.2 percent decrease
  • New listings increased 1.4 percent from 299 in Oct. of this year compared to 295 last year
  • Average list price increased from $484,000 up to $535,000 or 9.4 percent compared to Oct. of last year
  • Months of inventory increased from 6.4 in Oct. of ’16 up to 9.9 in Oct. 17 which is a 54.6 percent increase

So, if you’ve been sitting on the sidelines waiting to see how the market would respond to the hurricane, it’s time to move forward.  Thanks to the very stringent building codes in southwest Florida, the hurricane became a non-event for most property owners.  Thus, if you are considering purchasing a home or condo, I recommend you make your move before season kicks into full gear!

Naples Area Market Report

Naples Area MarketNaples Area Market Report – Third Quarter

The Naples Area Market remained ahead of last year for the third quarter despite the hurricane in September.  For the quarter, both pending sales and closed sales were higher year over year.  Pending sales for the quarter increased 1 percent from 9,045 in 2016 up to 9,146 and closed sales increased from 8,625 up to 8,885 compared to last year.

Additionally, the median sales price during the same time last year increased from $318,000 up to $329,000 which is a 3 percent increase.  Finally, inventory continues to remain tight.  Total active inventory at the end of the quarter was 4,608 compared to 5,044.  The limited makes it challenging for buyers.  Unfortunately, often times it means a buyer will have to either wait until something comes on the market or find a property that’s close to what they want and then make some slight renovations.

Analysts have indicated many homeowners are choosing to remodel instead of sizing up or sizing down in our area.  Instead, they are remodeling their homes.  Additionally, due to a shortage of labor and supplies for the construction industry after the storm, we expect to see prices to continue their upward trend for both re-sales and new construction.  As a result, inventory will continue to remain tight.  In the end, it means prices are going to continue to rise.  So, if you are a buyer, you should consider buying now and remodeling if you don’t find your perfect dream home.  Or, you should purchase a home that will appreciate over the next couple of years and then upgrade.  Most importantly, if you are going to purchase a home or condo that you want to appreciate, it’s critical you purchase in the right community.  For more information, contact me and I will work with you and your family to identify your dream home or investment home.

September Real Estate Sales (Sep. 18th – 24th)

September Real EstateOverall, there were 92 Naples September Real Estate Transactions during the week of the 18th.  Sales are starting to pick up now that Naples is back up and running.  East Naples had the most transactions for the week with 26 closings.  And, North Naples was second, with 19 real estate sales.

Also, of the 26 East Naples sales, 81 percent of them were condos and 19 percent were single family homes.  For North Naples, of the 19 real estate transactions, 58 percent were condos and 26 percent were single family homes.  The remaining sales were vacant lots.

In summary, your weekly real estate update for September 18th through September 24th shows 52 condos, 24 single family homes and 16 vacant lots sold in the Naples area.

SWFL New Construction Rising

New Construction Rising in SWFL

Is new construction rising in southwest Florida? Based on the number of permits pulled in Collier, Lee and Charlotte county over the past year, the answer is clearly “yes”.  The tri-county area is on track to see a 21 percent increase in permits in 2017.  Builders and homeowners are expected to pull almost 13,000 permits for the year.

Overall, from October 1, 2016 through September 30, 2017, residential permits in Lee county increased 33 percent.  The large increase was primarily driven by new apartments and assisted-living projects.  Also, Collier County new construction permits increased to 4,229 which is a 4 percent increase.  On the flip side, Charlotte County saw a 6 percent decline in new permits down to 1,081 for the past 12 months.
