Naples Lakes Country Club Names New Head Golf Pro

golf proJacob A. Myers is now the new head golf pro at Naples Lakes Country Club according to a recent press release by the golf club. Jacob Myers began his golfing career at Naples Lakes at the entry-level position of starter and ranger back in 2009. At the time, he had just graduated from the Golf Academy of America at the Myrtle Beach Campus.

During the seven years that followed, he was promoted to the position of first assistant professional. Additionally, Jacob also completed continuing education courses to earn his PGA professional designation. And, in September 2016, Myers was named to his first head professional position at the new Bonita National Golf & Country Club.

Bonita Area October Home SalesBonita Area October Home Sales bounced back after the Hurricane in September according to the Bonita Springs-Estero Association of Realtors (BEAR).  Overall, for both single family home and condos, the median closed price increased 1 percent compared to last October.  Both Pending Sales and Closes Sales were down for the month of October, which was likely due to the hurricane Irma last month.

However, for the 12 months ending October 2017, both Pending Sales and Closed sales increased slightly.  Pending sales rose from 2,878 up to 2,963 which is a 3 percent increase. Also, closed sales were up 7 percent from 2,814 up to 3,019 for the 12 month period.  Finally, the Average Days on Market rose slightly from 94 to 96, or 2 percent over the past year.

Ultimately, the market is currently showing less higher priced inventory and more lower priced inventory, which bodes well for both buyers and sellers.

  • Closed Sales fell 14.5 percent down from 76 homes sold in October 2016 compared to 65 homes sold this year
  • Median Sale price increased significantly from $316,408 down to $382,000 during the same time which his a 20.7 percent increase
  • New Listings increased slightly by 1.3 percent from 152 last year up to 154 this October
  • Inventory decreased 4.3 percent versus October last year, down from 536 to 513 homes on the market

  • Closed Sales increased 17.9 percent up from 56 homes sold in October 2016 compared to 66 homes sold this year
  • Median Sale priced decreased slightly from $236,000 down to $224,000 during the same time which his a 5.1 percent decline
  • New Listings increased 8.5 percent from 129 last year up to 140 this October
  • Inventory increased 4.9 percent versus October last year, up from 469 to 447 homes on the market

New Construction:

Permitting for new construction in the Bonita Springs area increased during the month of October.  Contractors pulled 172 permits to build single-family houses worth approximately $29.2 million in unincorporated Lee County. As you might anticipate, this is a significant increase over September when only 86 permits were issued according to the Lee County Department of Community Development (www.leegov.com/dcd/). Also during October, 304 multifamily units valued at about $29.3 million were permitted, compared with four units in September 2017 and no units in October 2016. General commercial activity was valued at about $7.4 million for 36 permits, compared to about $9.9 million in September 2017 and about $17.7 million in October 2016. Finally, Lee County Community Development issued 5,297 permits of all kinds in October.

Naples October Home SalesNaples October home sales finished the month on a positive note, despite the impacts of Hurricane Irma during the previous month.  Overall, closed sales increased 1 percent from 561 sales up to 556 over last October according to the latest Market Report released by the Naples Area Board of Realtors (NABOR).  Additionally, the median closed sales price rose 9 percent from $315,000 up to $342,000.  Once again, inventory fell compared to this same time last year.  Total active listings fell from 5,426 down to 5,010 which will continue to cause home prices to increase.

Most notable, there were 57 closed sales of high-end, luxury properties priced above $1 million in October, a 36 percent increase over October 2016.  Also reflected in the October report, closed sales for single-family homes priced between $1 and $2 million increased 50 percent in October.  Addtionally, closed sales of condominiums priced between $300,000 to $500,000 increased 26 percent.

  • Median Closed Price increased 13 percent from $375,000 up to $425,000 compared to October of last year
  • Inventory fell double digits from 2,849 down to  2,432 compared to the same time last year

Naples October Condo Sales:

  • Naples Property TransactionsClosed Sales remained virtually the same, 261 sales in ’16 versus 260 in ’17, compared to October of last year
  • Median Closed Price increased 4 percent from $240,000 up to $250,000 versus the same time last year
  • Inventory remained almost the same as last October, only increasing by 1 condo from 2,577 up to 2,578

Collier County Unemployment Rate Falls

unemployment rateThe Unemployment Rate for Collier County fell to 3.8 percent in October according to data released by the Department of Economic Opportunity. This is a 25 percent reduction from the previous year when the rate was 5.1 percent. According to the Governor’s Office, the construction industry saw the highest job growth in the Naples area over the past year.  Overall, the industry added 1,300 new jobs in the one-year period.

It is typical for us to see a drop in the unemployment rate as we head into season.  Additionally, due to the hurricane, there have been a number of construction jobs which have been created to make repairs to homes which were damaged during the storm.  Thus, the new construction jobs did contribute to the decrease in unemployment.

SWFL Home SalesOverall, there were 116 SWFL Home Sales in Ft. Myers, Bonita Springs and Estero for the week of November 11th through November 18th.  Transactions increased significantly compared to the previous week when there were only 56 property sales.

Once again, Fort Myers had the most real estate activity with 47 property sales during this time period.  Bonita Springs was a close second with a total of 45 sales.  And, Estero ended the week with 22 real estate transactions.

Additionally, of the 47 closings in Ft. Myers, 49 percent were single family homes and 9 percent of them were condos.  The remaining units sold were vacant lots, commercial units and a multi-family units. Bonita Springs ended the week with 45 properties sold, 29 percent of them were single-family homes and 40 percent were condos.

Finally, Estero rounded out the week with a total of 22 property sales, 45 percent of which were condos. The remaining sales were mobile homes, single family homes and vacant lots.

In summary, 44 single family homes, 38 condos, 19 vacant lots, 2 mobile homes, 10 commercial units and 3 multi-family units sold during the week.

Naples Florida Homes Sold – October 2nd to October 8th

Naples Florida Homes SoldOverall, during the week of October 8th, there were 163 Naples Florida Homes Sold.  Unlike last week, East Naples had the most real estate transactions for the week. North Naples ended the week with the second highest number or homes sold.  Ultimately, East Naples ended the week with 37 homes sold. And, North Naples finished the week with 34 properties sold.

Additionally, of the 37 real estate sales in East Naples, 51 percent of them were condos and 30 percent of them were single family homes.  So, the remaining properties sold in East Naples were vacant lots. Also, in the North Naples area, there were 34 transactions, 56 percent of which were condos and 41 percent were single family homes. Similar to north Naples, the remaining sales were vacant lots.

Finally, Corkscrew had the third highest activity with 19 real estate transactions.  A majority, or 58 percent, of those sales were vacant lots.  The remaining sales were single family homes and condos.

In summary, your weekly real estate update for October 2nd through October 8th shows 73 condos, 55 single family homes and 35 vacant lots sold in the Naples area.

Naples FL Home Sales – September 25th to October 1st

Naples FL Home SalesOverall, during the week of September 25th, there were 245 Naples FL Home Sales.  As usual, north Naples real estate sales continue to lead the way with the most transactions.  Also, once again east Naples showed the second highest activity.  Ultimately, north Naples ended the week with 65 homes sold. And, East Naples finished the week with 44 properties sold.

Additionally, of the 65 real estate sales in North Naples, 23 percent of them were condos and 66 percent of them were single family homes.  So, the remaining properties sold in North Naples were vacant lots. Also, in the East Naples area, there were 44 transactions, 67 percent of which were condos and 23 percent were single family homes. Similar to north Naples, the remaining sales were vacant lots.

Finally, Corkcsrew saw a significant increase in activity with 39 real estate transactions.  A majority, or 56 percent, of those sales were vacant lots.

In summary, your weekly real estate update for September 25th through October 1st shows 126 condos, 62 single family homes, 56 vacant lots and 1 mobile home sold in the Naples area.
