Naples Golf CommunitiesGolfweek Magazine ranked two Naples golf courses among the Top Residential Golf Courses in the country.  For the 13th year in a row, The Creek Course at Fiddler’s Creek was ranked in the top 100 coming in at 92 in the United States.  Additionally, within the state, the course was ranked the 12th Best Residential Golf Course.

SWFL Area Real EstateOverall, the SWFL Area Real Estate Estate report showed there were 77 property sales in Ft. Myers, Bonita Springs and Estero for the week of December 23rd through December 30th, down from 101 during the previous week.

Unlike last week, Fort Myers had the most real estate activity with 31 property sales during this time period.  Bonita Springs was a close second with a total of 27 sales.  And, Estero ended the week with 14 real estate transactions.

Additionally, of the 31 closings in Fort Myers, 48 percent were single family homes and 39 percent of them were commercial units.  The remaining properties sold were single family homes and vacant lots. And, Bonita Springs ended the week with 27 properties sold, 33 percent of them were single-family homes and 41 percent were condos.

Finally, Estero rounded out the week with a total of 14 property sales, 36 percent of which were condos and 43 percent were single family homes. The remaining sales were mobile homes or vacant lots.

In summary, your SWFL Area Real Estate Review shows 31 single family homes, 22 condos, 6 vacant lots, 3 mobile homes, 14 commercial units and 1 multi-family unit sold during the week.

Lee County PermittingOverall, during December 2017 Lee County permitting increased for the 4th quarter.  In December, contractors pulled 126 permits to build single-family houses worth approximately $24.2 million in unincorporated Lee County. And, this is an increase over November when 119 permits were issued and 85 permits issued in December 2016, according to the Lee County Department of Community Development.

Also, during December, 14 multi-family units were permitted, compared with four in November and 12 in December 2016. For the year 2017, Lee County issued 1,542 single-family permits, compared to 1,171 in 2016. Permits were issued for 772 multi-family units in 2017, compared to 333 the previous year. The permitted value of all new single- and multi-family dwellings built in 2017 is estimated at $418.8 million.

Additionally, general commercial activity was valued at $19.5 million for 16 permits, compared with $18.3 million in November and $4.1 million in December 2016. For all of 2017, Lee County issued 284 permits for general, commercial structures, compared with 224 in 2016. The value of those structures was about $187.7 million, compared to $122.7 million the previous year.

Finally, Lee County Community Development issued 4,832 permits of all kinds during December and 51,994 for all of 2017.  The good news is the increase in building will provide more inventory for home buyers to consider.

Lee County Area Real EstateOverall, the Lee County Area Real Estate report showed there were 101 property sales in Ft. Myers, Bonita Springs and Estero for the week of December 16th through December 23rd, down from 176 during the previous week.

November Naples Home Sales Week of the 6th

November Naples Home SalesOverall, November Naples Home Sales during the week of November 6th shows there were 164 properties sold in Collier County down from 237 last week. Unlike last week, East Naples had the most real estate transactions. A close second, North Naples ended the week with just one less home sold than East Naples.  And, the Corkscrew area had the third highest units sold for the week.  Ultimately, East Naples ended the week with  29 property sales, North Naples had 28 homes sold. And, Corkscrew finished the week with 25 properties sold.

Additionally, of the 29 real estate sales in East Naples, 39 percent of them were condos and 28 percent were single family homes.  Also, in North Naples, of the 28 transactions, 14 percent were condos and 8 percent were single family homes. So, the remaining sales in North Naples were vacant lots.

Finally, Corkscrew had the third highest activity with 25 real estate transactions. In particular, a majority of the property sales, 64 percent, were vacant lots. The remaining properties sold were single family homes and condos.

In summary, Naples Home Sales Week of November 6th through November 11th shows 64 condos, 55 single family homes, 43 vacant lots and 2 mobile homes sold in Collier County.
