Naples 2017 Real Estate Sales Finish Strong

A year end review of the Naples 2017 Real Estate Market shows we finished the year up over last year despite the disruption of Hurricane Irma.  Overall, closed sales increased 4 percent in 2017, up to 8,815 from 8,510 in 2016 according to the latest Market report released by the Naples Area Board of REALTORS® (NABOR®).  Additionally, the median closed price increased 3 percent for the year.  Sales in the luxury real estate market saw significant activity.  For homes in the $2 million and above price category, closed sales increased double digits, up 20 percent in 2017. Also, pending sales also showed a modest increase up to 9,121 in 2017, or 2 percent, from 8,903 in 2016.

  • Annual Pending Sales increased 2 percent in 2017 from 2016
  • Annual Closed Sales increased 4 percent in 2017 from 2016
  • Annual Median Closed Price increased 3 percent in 2017 from 2016
  • Annual Inventory decreased 8 percent in 2017 from 2016
  • Annual Average Days on Market increased 17 percent in 2017 from 2016

Naples Luxury HomesUltimately, pending sales, closed sales and the median sales price were up for the year.  At the same time, inventory continued to decline, down 8 percent compared to last year.  Analysts said the strong market was positively influenced by above average employment rates, low inflation, positive stock market activity, and increased consumer confidence.  Considering we lost a full months worth of activity due to the storm, the Naples 2017 Real Estate Market was very strong overall.

 

Other key highlights include:

  • Single-family home sales rose 2 percent year-over-year in 2017, increasing to 4,347
  • Condo sales were up 5 percent, growing to 4,468
  • Condo sales between $300,000 to $500,000  saw a 14 percent rise in new contracts over the year
  • Pending Condo sales between $1 million to $2 million saw a 28 percent increase in activity
  • Closed Condo sales between $1 million to $2 million increased 14 percent compared to 2016

Also, North Naples saw the most activity last year, with a total of 2,447 sales representing a 6 percent increase from 2016.  Geographically inventory shrank the most in the areas of Naples Beach, North Naples, Central Naples and the Immokalee and Ave Maria, which all saw double-digit declines.

Finally, during the fourth quarter, closed sales fell by 4 percent and new contracts fell by 2 percent compared to the previous year. However, real estate experts attribute the 4th quarter decline to the aftermath of the hurricane.  In December, sales decreased 1 percent over the year, with 657 sales made in 2017 compared to 663 in 2016.

Southwest FL Real EstateOverall, the Southwest FL Real Estate report shows there were 189 property sales for the week of December 30th through January 6th in Ft. Myers, Bonita Springs and Estero, up from 77 the previous week.

Similar to last week, Fort Myers had the most real estate activity with 66 real estate transactions, up from 31 sales during the prior week.  Estero was a close second with a total of 65 sales up from 27 sales.  And, Bonita Springs ended the week with 45 transactions up from 14 during the week of the 16th.

Additionally, of the 66 closings in Fort Myers, 42 percent were single family homes, 17 percent were condos and 23 percent were vacant lots.  The remaining property sold in Ft. Myers were commercial units.  And, Estero ended the week with 65 properties sold, 35 percent were vacant lots, 28 percent of were single-family homes and 31 percent were condos.

Finally, Bonita Springs rounded out the week with a total of 45 property sales, 29 percent of which were condos and 44 percent were single family homes. So, the remaining sales were vacant lots, mobile homes and one commercial unit.

In summary, your Southwest FL Real Estate Review shows 69 single family homes, 46 condos, 63 vacant lots, 6 mobile homes and 5 commercial units sold during the week.

Esplanade Contract PendingBonita Springs December Sales for Real Estate showed a significant increase in condo sales and a modest increase in single family home sales according to the Bonita Springs-Estero Association of Realtors (BEAR).  Overall, for both single family home and condos, pending sales and closed sales were up compared to December of last year. And, overall supply of homes during the same time last year decreased.

As we head into season, activity is increasing.  Buyer traffic has skyrocketed over the past month and analysts predict a very active season this year.  And, since mortgage rates continue to remain at historic lows, it’s a great time to consider purchasing a home or condo in Southwest Florida.

Year-Over-Year Bonita Springs December Sales – Single Family Homes:

  • Closed Sales increased 5.3 percent up from 95 homes sold in Dec. 2016 compared to 100 homes sold this year
  • Pending Sales during December increased from 71 to 77, which is an 8.5 percent increase
  • Median Sale price remained the same as last year at $370,000.
  • New Listings decreased 16.8 percent from 143 last year down to 119 this December
  • Inventory decreased 5.6 percent versus December last year, down from 611 to 577 homes available

Ultimately, closed sales for single family homes during the month of December showed a modest increase, up 5.3 percent compared to last December.  Additionally, pending sales increased 8.5 percent during the same time.  On the flip side, there was a significant decrease in inventory of single family homes. As a result, total inventory of single family homes continues to decrease.  With season approaching, we anticipate more homes being added to the market.  However, with the pace at which they are selling, industry experts expect inventory to continue to remain in short supply.

Year-Over-Year Bonita Springs December Sales– Condos:

  • Closed Sales increased 22.4 percent up from 58 homes sold in Dec. 2016 compared to 71 homes sold this year
  • Pending sales in December increased from 56 to 70 which is a 25 percent increase
  • Median Sales priced decreased 15.5 percent from $269,700 down to $228,000 during the same time
  • New Listings increased 11.2 percent from 116 last year up to 129 this December
  • Inventory increased 0.2 percent versus December last year, up from 526 to 527 homes on the market

Overall, condo sales in the Bonita Springs area showed a significant amount of activity as we head into season.  Closed sales last month increased double digits, up 22.4 percent compared to the same time last year.  Similarly, pending sales saw a significant increase, up 25 percent during the same time period.  Although there were 129 new listings added during the month, overall inventory for condos remained almost the same year-over-year.  Ultimately, as new listings come onto the market, enough condos priced correctly are selling or going to contract quickly.  As a result, inventory continues to remain relatively tight.

Home Sales WeekOverall, Naples Home Sales Week for November 13th shows there were 244 properties sold in Collier County up significantly from 164 last week.  Unlike last week, North Naples had the most real estate transactions. And, East Naples was a close second for the most homes sold.  Finally, the Corkscrew area had the third highest units sold for the week.  Ultimately, North Naples ended the week with  62 property sales, North Naples had 54 homes sold. And, Corkscrew finished the week with 25 properties sold which was the same as last week.

Additionally, of the 62 real estate sales in North Naples, 36 percent of them were condos, 27 percent were vacant lots and 37 percent were single family homes.  Also, in East Naples, of the 54 transactions, 63 percent were condos and 31 percent were single family homes. So, the remaining sales in East Naples were vacant lots and mobile homes.

Lastly, Corkscrew had the third highest activity with 25 real estate transactions. In particular, a majority of the property sales, 68 percent, were vacant lots. The remaining properties sold were single family homes and condos.

In summary, Naples Home Sales Week for November 13th through November 19th shows 96 condos, 90 single family homes, 57 vacant lots and 1 mobile home sold in Collier County.
