Lee County Weekly Home Sales Review

OvLee County Weekly Home Saleserall, the Lee County Weekly Home Sales Review shows there were 130 properties sold during the week of February 24th through March 3rd in Ft. Myers, Bonita Springs and Estero. This is down slightly from the previous week when 137 properties sold.

Unlike the previous week, Estero lead the area with the most real estate sales for the week with 49 properties sold.  Bonita springs was second with 42 properties sold.  And Fort Myers finished the week with the third most activity, coming in at 38 units sold.

Additionally, of the 49 closings in Estero, 45 percent were vacant lots, 33 percent were single family homes and 18 percent were condos.  The remaining properties sold in Estero were mobile homes.

Bonita Springs rounded out the week with a total of 42 properties sold, 50 percent were condos, 26 percent were vacant lots and 19 percent were single family homes. So, the remaining sales were coops.

Finally, Fort Myers ended the week with 38 properties sold, 32 percent were condos and 47 percent were single-family homes. The remaining properties sold were vacant lots and multi-family units.

In summary, your Lee County Weekly Home Sales Review shows 42 single family homes, 42 condos, 40 vacant lots, 2 mobile homes, 2 coops and 2 multi-family units sold during the week.

Lee County Weekly Real Estate Review

Lee County WeeklyOverall, the Lee County Weekly Real Estate Review shows there were 137 properties sold during the week of February 17th through February 24th in Ft. Myers, Bonita Springs and Estero.

Unlike the previous week, Bonita Springs lead with the most real estate sales for the week at 61 properties.  Fort Myers was second with 47 properties sold.  And Estero finished the week with the third most activity, coming in at 27 units sold.

Additionally, of the 61 closings in Bonita Springs, 31 percent were single family homes and 39 percent were condos.  The remaining properties sold in Bonita were a combination of mobile homes, vacant lots and commercial units.

Fort Myers rounded out the week with a total of 47 properties sold, 21 percent were condos and 64 percent were single family homes. So, the remaining sales included vacant lots and an agricultural lot.

Finally, Estero ended the week with 27 properties sold, 33 percent were condos and 41 percent were single-family homes. The remaining properties sold were vacant lots.

In summary, your Lee County Weekly Real Estate Review shows 62 single family homes, 43 condos, 19 vacant lots, 10 mobile homes, 2 commercial buildings, and 1 agricultural lots sold during the week.

Naples Weekly Home Sales Report For Jan. 8th

Naples Weekly Home Sales ReportOverall, the Naples Weekly Home Sales Report during the Week of January 8th shows there were 232 properties sold in Collier County. North Naples had the most real estate transactions for the week. And, East Naples had the second most homes sold.  Ultimately, North Naples ended the week with 72 properties sold and East Naples had 43 homes sold.

Additionally, of the 72 real estate sales in North Naples, 64 percent were condos and 29 percent were single family homes.  The remaining properties sold were vacant lots. Also, in East Naples, of the 43 transactions closed, 60 percent were condos and 26 percent were single family homes. Similar to North Naples, the remaining sales were vacant lots.

In summary, the Naples Weekly Home Sales Report for the Week of January 8th through January 14th shows 136 condos, 63 single family homes, 30 vacant lots and 3 mobile homes sold in Collier County.

January Sales ReportBonita Springs January Sales Report for Real Estate activity showed a significant increase in condo sales and a slight  increase in single family home sales according to the Bonita Springs-Estero Association of Realtors (BEAR).  Overall, for both single family homes and condos, pending sales and closed sales were up compared to January of last year. And, overall supply of all properties increased modestly during the same time period.

Now that we are in the midst of season, activity is increasing substantially.  Buyer traffic has skyrocketed over the past month and analysts continue to predict a very active season this year.  Although a majority of homebuyers are paying cash, for those using a mortgage, rates continue to remain at historic lows.  Either way, it’s a great time to consider purchasing a home or condo in Southwest Florida.

Bonita Market UpdateYear-Over-Year January Highlights – Single Family Homes:

  • Closed Sales increased 2.8 percent up from 71 homes sold in Jan. 2017 compared to 73 homes sold this year
  • Pending Sales during January increased from 110 to 121, which is an 10 percent increase
  • Average Sales price increased 2.3 percent from $490,484 up to $501,938
  • New Listings increased 19.3 percent from 202 last year up to 241 this January
  • Overall, inventory decreased 1.1 percent versus January last year, down from 657 to 601 homes available

Ultimately, closed sales for single family homes during the month of January showed a slight increase, up 2.8 percent compared to last January.  Additionally, pending sales increased 10 percent during the same time.  Also, unlike December, there was only a small decrease of 1.1 percent in inventory of single family homes. The downside is inventory of single family homes continues to decrease month after month which limits the number of options for many home buyers.  Instead of making compromises, many buyers are considering new construction as an alternative to re-sale due to the limited inventory.  A word of caution, be sure you are represented by a real estate agent if you are considering new construction.  The builder’s agent is going to look out for the best interest of the builder, not your best interest.  Additionally, it doesn’t cost you anything to work with an agent, the builder pays all realtor fees.  In fact, you will find a good agent will save you money or negotiate extras you may not know are available.

Year-Over-Year January Highlights – Condos:

  • Closed Sales increased 61.8 percent up from 55 homes sold in Jan. 2017 to 89 homes sold this year
  • Pending sales in January increased from 107 to 125 which is a 16.8 percent increase
  • Average Sales price increased 16.0 percent from $238,631 up to $276,738 during the same time
  • New Listings increased 13.4 percent from 194 last year up to 220 this January
  • Inventory increased 5.1 percent versus January last year, up from 565 to 594 homes on the market

Overall, condo sales in the Bonita Springs skyrocketed in January, up 61.8 percent compared to the same month last year. Similarly, pending sales saw a significant increase, up 16.8 percent during the same time period.  And, both the average price and median sales price increased by double digits.  So, if you are considering selling your home, now is an excellent time.  For home buyers, the good news is inventory rose 5.1 percent which means there are more condos to chose from when make a condo purchase.

Luxury Home Sales Increase

luxury golfThe new year started with a surge in Luxury Home Sales in the Naples area.  Closed sales of luxury properties, homes above $1 million, increased 123 percent over closed luxury sales in January 2017 according to the latest market report released by the Naples Area Board of Realtors.

Also, pending sales, or new contracts written, for homes priced above $1 million increased 67 percent in January compared with last January.

Mike Hughes, vice president and general manager for Downing-Frye Realty Inc., believes the significant increase in luxury home sales could have something to do with Hurricane Irma which hit Southwest Florida last fall.

 “The storm blew in a lot of business,” Hughes said. “I believe that some buyers who would have purchased in the fourth quarter of 2017 delayed their decision until the first quarter of 2018. It looks like we are off to a good start this year with respect to sales.”
Luxury Home Sales

January 2018 Versus January 2017

Naples Beach AreaClosed sales increased 11 percent in January of this year in Collier County compared to January of last year.  Additionally, there were 671 single-family and condominium sales in January, which represents an 11 percent increase compared to last year during the same time period.

Also, for homes prices less than $300,000, market statistics show a 10 percent decrease.

And, there was a 23 percent decrease in the number of single-family homes sold in the under $300,000 range. Also, pending sales declined 24 percent year-over-year.

In addition to closed sales and pending sales increasing for the month, the overall median closed price increased 19 percent up to $375,000 in January.  Additionally, the median closed price of homes over $300,000 was $505,000.  However, the median closed price for homes above $2 million decreased by the same percentage, 19 percent, during the same time period.

Most notably, the Naples Beach area saw a significant increase in pending sales up more than 50 percent compared to last January.

While closed sales of condominiums increased 23 percent in January, single-family home closed sales fell 1 percent, according to NABOR reports.  And, in North Naples, there were 150 closed sales of condos which was a staggering increase of 150 percent compared to last January.  Finally, the median closed price in North Naples increase a whopping 428 percent!  The increase was largely due to 79 closings from new construction luxury high rise condos priced between $1,800,000 and $2,500,000 in the area.

 

South Florida Luxury HomesOverall Real Estate Sales For the Twelve Months Ending Jan. 2018

  • Overall Pending Sales increased 3 percent for the 12 months ending in January 2018
  • Overall Closed Sales increased 4 percent for the past twelve months
  • Overall Median Closed Price increased 5 percent between January 2017 and January 2018
  • Overall Inventory decreased 5 percent during the same time period
  • Overall Average Days On Market was even for the year

Bottom Line:

With prices rising and inventory shrinking, there are fewer options for homebuyers.  As a result, most buyers are facing tradeoffs when they are making their purchasing decision.  On the other hand, for those considering selling their home, now is the perfect time to put your property on the market. If you are in the luxury home sales market, with the median homes sales falling, now is the time to consider a home purchase.
