Bonita Springs And Estero February Sales Report

Estero February Sales ReportThe Latest Bonita Springs And Estero February Sales Report for Real Estate showed similar activity as last year for both single family homes and condos according to the Bonita Springs-Estero Association of Realtors (BEAR).  Overall, for both single family homes and condos, both pending sales and the median sales price increased in February of this year compared to February of last year. Closed sales were down slightly during the same time period.

Similarly, for the past twelve months ending in February 2018, real estate activity in Bonita Springs and Estero was consistent with the same time period during the previous year.  During the 12 month time period, both pending sales and the median closed sales price decreased slightly, however, closed sales increased slightly.

A key factor affecting the median closed sales price is the property’s condition. For homes which have been renovated within the last three years, prices are significantly higher.  Also, those recently renovated homes are competing against new construction homes which are selling quickly. Sellers should be aware, buyers are primarily looking for homes which have updated bathrooms and kitchens.

Homeowners who have outdated properties currently listed may need to re-evaluate pricing if showings are low or non-existent. New construction offers updated styles, however, buyers are still urged to work with a REALTOR® to ensure the best possible outcome in a new build transaction. You may or may not be aware of all the areas which are negotiable, and the good news is the builder pays the REALTOR® commission.

February 2017 versus February 2018 Highlights – Single Family Homes

  • Closed Sales remained the same as February of last year with 78 homes sold
  • Pending Sales increased slightly from 115 to 116 or just under 1 percent
  • Median Sales price fell 4.9 percent from $410,000 up to $390,000
  • New Listings increased 26 percent from 150 last year up to 189 this February
  • Overall, inventory increased 5.3 percent versus February last year, down from 696 to 661 homes available

Ultimately, closed sales for single family homes during the month of February stayed exactly the same as last February.  Additionally, pending sales only increased 1 percent during the same time.  Also, unlike January, there was a significant increase in inventory, 26 percent, of single family homes. So, the good news is, buyers have more properties to chose from if they are looking for a single-family home.

  • Closed Sales increased 13.9 percent up from 79 homes sold in Feb. 2017 to 90 homes sold this year
  • Pending sales in February increased from 103 to 125 which is a 21.4 percent increase
  • Median Sales price decreased 5.3 percent from $260,000 down to $246,250 during the same time
  • New Listings increased 19 percent from 142 last year up to 169 this February
  • Inventory increased 5.9 percent versus February last year, up from 575 to 609 condos on the market

Overall, condo sales in the Bonita Springs increased in February, up 13.9 percent compared to the same month last year. Similarly, pending sales saw a significant increase, up 21.4 percent during the same time period.  However, both the average price and median sales price decreased slightly during this February.  For buyers, the good news is inventory rose 5.9 percent which means there are more condos to chose from and prices have dropped slightly which makes now a perfect time to buy a condo.

Finally, since we are at the height of season, activity has increased substantially.  Buyer traffic has skyrocketed over the past month and analysts continue to predict a very active season this year.  Although a majority of homebuyers are paying cash, for those using a mortgage, rates continue to remain at historic lows.  Either way, it is a great time to consider purchasing a home or condo in Southwest Florida.

March Lee County Real Estate Sales

March Lee County Real Estate SalesOverall, the March Lee County Real Estate Sales report shows there were 319 properties sold during the week of March 3rd through March 10th in Ft. Myers, Bonita Springs and Estero. This is up significantly compared to the previous week when 130 properties sold.

Unlike the previous week, Fort Myers lead Lee County with the most real estate sales with 128 properties sold compared to 38 during the prior week.  Estero had the second most activity with 100 sales, up from 49 last week.  And, Bonita Springs finished the week with the third most activity, coming in at 89 units sold.

So, Fort Myers ended the week with 128 properties sold, 35 percent were condos and 64 percent were single-family homes. The remaining properties sold were vacant lots, multi-family units, mobile homes and commercial units.

Additionally, of the 100 closings in Estero, 30 percent were vacant lots, 30 percent were single family homes and 28 percent were condos.  The remaining properties sold in Estero were mobile homes.

Finally, Bonita Springs rounded out the week with a total of 89 properties sold, 24 percent were condos, 24 percent were vacant lots and 34 percent were single family homes. So, the remaining sales were coops, commercial units and mobile homes.

In summary, your March Lee County Real Estate Sales report shows 128 single family homes, 87 condos, 78 vacant lots, 21 mobile homes, 3 commercial units, 1 coops and 1 multi-family unit sold during the week.

Naples Weekly Property Sales

Overall, the Naples Weekly Property Sales Report during the Week of January 22nd shows there were 225 properties sold in Collier County, down slightly from 232 properties sold during the previous week.  Once again, North Naples had the most real estate transactions for the week. And, East Naples had the second most homes sold.  The Corkscrew area came in third. Ultimately, North Naples ended the week with 48 properties sold and East Naples had 38 homes sold. Corkscrew ended the week with 34 properties sold.

Additionally, of the 48 real estate sales in North Naples, 69 percent were condos and 27 percent were single family homes.  The remaining properties sold were vacant lots. Also, in East Naples, of the 38 transactions closed, 61 percent were condos and 14 percent were single family homes. Similar to North Naples, the remaining sales were vacant lots. Finally, the properties sold in the Corkscrew area were split evenly between vacant lots and single family homes at 44 percent for each property type.  The remaining 12 properties sold were condos.

In summary, the Naples Weekly Property Sales Report for the Week of January 22nd through January 28th shows 108 condos, 76 single family homes, 38 vacant lots and 3 mobile homes sold in Collier County.

Naples Area Luxury Properties in High Demand

Luxury PropertiesBuyer interest in Luxury Properties, homes over $1 million, in Naples continues to rise. During the month of February, overall closed sales increased 10 percent to 672 homes sold compared to 613 homes sold in February of last year, according to the latest Market Report released by the Naples Area Board of REALTORS®.

Additionally, the median closed price increased 9 percent up to $364,000 in February 2018 from $333,000 in February 2017. The significant increase was driven by a 95 percent increase in closed sales of luxury properties. In fact, the median closed price for the other five price categories actually decreased. Most notably, the largest decrease was in the $1 million to $2 million price category, which dropped 12 percent from $1,500,000 down to  $1,326,000 compared to February last year.

On the flip side, inventory rose for the 5th straight month.  However, it decreased in February by 3 percent to 6,286 properties compared to 6,466 properties in February 2017.

Overall, pending sales in February decreased 3 percent.  However, it increased 14 percent in the $1 million and above price category and 39 percent in the $2 million and over price category. Additionally, 44 of the 52 homes purchased during the month were priced above $2 million and they were cash purchases. Also, if you look at the last 12 months, luxury properties above $1 million, shows a 60 percent increase in closed sales.

February Highlights:

Overall, there was a 6 percent increase in inventory for condos in the $300,000 and below market during February. This was the highest increase reported among all price categories and types of homes. However, the median closed price dropped 2 percent within this price point during the same time period when compared to February of last year.  In particular, the median price dropped from $205,000 last year to $200,000 this year.

Geographically, sales of single family homes in the Naples Beach area led the market.  As a result, increased buyer interest in luxury properties located in this highly valued location resulted in a 33 percent increase in closed sales.  Additionally, the increase in luxury property sales contributed to an increase in the overall median closed price, which rose 52 percent in February from $860,000 up to $1,350,000 for the month.

Most notably, due to an unusual number of closed sales reported last month, a high number of delayed closed sales in one luxury condominium located in North Naples influenced February’s closed sales, median closed price, and days on market statistics for the month. So many different St. Patrick’s Day Events to chose from this weekend in Southwest Florida! Overall, we have a great lineup of events from March 17th through the 18th!  I highly recommend heading downtown to the St. Patrick’s Day Parade and Celebration on Fifth Avenue South or check out the celebration at the Promenade Shops at Bonita Bay. Don’t miss the farmers market on Third Street for a variety of goods.  If you’re County Fair fan, head to one of the best annual events of the year, the Collier County Fair at the fairgrounds.  Or, if you’re interested in music, head out to the Cambier Park for the Gulf Coast Big Band performance.

Naples Weekly Real Estate Sales Report For Jan. 15th

Naples Weekly Real Estate SalesOverall, the Naples Weekly Real Estate Sales Report during the Week of January 15th shows there were 223 properties sold in Collier County.  As compared to the previous week, this is a slight decrease when there were 232 properties sold. Once again, North Naples had the most real estate transactions for the week. And, East Naples had the second most homes sold.  Ultimately, North Naples ended the week with 56 properties sold and East Naples had 50 homes sold.

Additionally, of the 56 real estate sales in North Naples, 35 percent were condos and 32 percent were single family homes.  The remaining properties sold were vacant lots. Also, in East Naples, of the 50 transactions closed, 56 percent were condos and 18 percent were single family homes. Similar to North Naples, the remaining sales were vacant lots.

In summary, the Naples Weekly Real Estate Sales Report for the Week of January 15th through January 21st shows 119 condos, 75 single family homes and 29 vacant lots sold in Collier County.
