March Weekly Real Estate Review Naples Florida

March Weekly Real Estate ReviewOverall, the March Weekly Real Estate Review for Naples Florida shows there were 271 properties sold in Collier County for the week of Mar. 5th through the 11th.  This is down from 420 last week.  Once again, North Naples had the most real estate transactions for the week. And, East Naples had the second most homes sold.  The City of Naples came in third. Ultimately, North Naples ended the week with 72 properties sold down from 118 last week. And East Naples had 40 homes sold, compared to 79 the prior week. Finally, the City of Naples ended the week with 37 properties sold versus 51 the week of the 26th.

Additionally, of the 72 real estate sales in North Naples, 42 percent were condos, 44 percent were single family homes and 11 percent were vacant lots. The remaining properties sold were mobile homes.  Also, in East Naples, of the 40 transactions closed, 55 percent were condos, 30 percent were single family homes and 6 percent were vacant lots.  Finally, of the 37 properties sold in the City of Naples, 43 percent were condos and 57 percent were single family.

In summary, the March Weekly Real Estate Review for March 5th through March 11th shows 100 condos, 121 single family homes 45 vacant lots and 5 mobile homes sold in Collier County.

Pelican Marsh Golf ClubPelican Marsh Golf Club has begun the second phase of a major renovation project.  This summer, the clubhouse is undergoing an addition as well as a remodel of several areas of the existing clubhouse.  Designed by McWarc Architects and Wegman Design Group, the main dining room, private dining area, lobby entrance and locker rooms will be upgraded.  Additionally, both the men’s and women’s lounges will be renovated.

Kensington Country Club Plans Multimillion Dollar Renovation

Kensington Country ClubKensington Country Club in North Naples is planning a $3.5 million-dollar renovation and expansion.  The renovations coincide with the club’s 25th anniversary.

The enhancements to the community include new amenities as well as a redesign of the existing facilities.  The project will begin early this summer and is scheduled for completion in January of 2019.  Included in the renovation plans is a new 150-seat outdoor dining area designed by well-known local architect David Humphrey. The 5,000-square-foot building will boast an island-style architecture, including a full kitchen, bar area and fire pit.

More About Kensington Country Club:

Kensington’s golf course is a Scottish links-style course featuring many water hazards but only a few trees on most holes.  The course was built on rolling terrain, and large mounds are used to define the layout of the individual holes.  The greens are large, undulating and fast! Additionally, many of the greens are elevated and multi-tiered.

More About Kensington Real Estate:

This gated golf community has a total of 565 properties. There are four neighborhoods of coach homes ranging from $300,000 to $775,000 and 1,700 to 2,800 square feet.  And, these Naples homes have two units per building.  All of the units have garages and have fantastic views of the golf course.

2018 Weekly Real EstateOverall, the Naples FL 2018 Weekly Real Estate Review for February 26th through Mar. 4th shows there were 420 properties sold in Collier County.  This is almost double last week’s sales which were 235 for the week.  Once again, North Naples had the most real estate transactions for the week. And, East Naples had the second most homes sold.  The City of Naples came in third. Ultimately, North Naples ended the week with 118 properties sold up from 61 last week. And East Naples had 79 homes sold, compared to 44 the prior week. Finally, the City of Naples ended the week with 51 properties sold versus 34 the week of the 19th.

Additionally, of the 118 real estate sales in North Naples, 59 percent were condos, 27 percent were single family homes and the remaining properties sold were vacant lots.  Also, in East Naples, of the 79 transactions closed, 55 percent were condos, 30 percent were single family homes and 15 percent were vacant lots. Finally, of the 51 properties sold in the City of Naples, 59 percent were condos and 27 percent were single family homes.  The other properties sold were vacant lots.

In summary, the 2018 Weekly Real Estate Review for February 26th through March 4th shows 196 condos, 145 single family homes 76 vacant lots and 3 mobile homes sold in Collier County.

Bonita Springs and Estero Home Prices Fall

Home Prices FallSellers have watched Home Prices Fall in March of this year, according to the latest Bonita Springs-Estero Association of Realtors (BEAR) market reports.  Both the median sales price and average sales price fell during the month.  In fact, in January alone, there were over 1,500 price reductions in the area.

At the same time, inventory is also rising quicker than homes are going pending in all price points.  The result is a shift towards a buyers market.  The good new is, overall, the Bonita Springs and Estero markets are still offering buyers many lifestyle choices and amenities, as well as pricing that is moving towards realistic expectations.

Single Family Home Sales March 2018

March Single Family Home Real Estate Highlights:

  • Median Sales Price decreased from $415,000 up to $405,00, or 2.4 percent
  • Existing inventory increased from 619 condos for sale up to 674 or 8.9 percent
  • Closed sales decreased from 125 up to 107 condo sales or an 14.4 percent
  • New pending sales increased 1.9 percent up from 162 units up to 165 for the month

Condo Home Sales March 2018

March Condo Real Estate Highlights:

  • Median Sales Price increased from $245,000 up to $271,400, or 10.8 percent
  • Existing inventory increased slightly from 582 condos for sale up to 561 or 3.7 percent
  • Closed sales increased from 99 up to 117 condo sales or an 18.2 percent
  • Pending sales increase 35.6 percent up from 118 units up to 160 for the month

Overall, the condo sales fared better than single family homes in Bonita Springs and Estero. While home prices fall for single family homes, condo sales actually increase during the month of March.

First Quarter Housing Market Shows Strong Year Ahead

housing marketOverall, the housing market for the first quarter of 2018 in the Naples area exceed expectations.  Luxury homes above $1 million during Q1 led the market with an astounding 61 percent increase compared to the first quarter of last year according to the latest Market Report released by the Naples Area Board of REALTORS (NABOR).

There were 672 closed sales in January compared to February which also had 672 closed sales.  And March had 942 closed sales, which was primarily driven by a strong high end new construction condos. Additionally, pending sales in the first quarter of 2018 increased 3 percent to 3,177 compared with 3,097 in the first quarter of 2017. Also, pending sales for both single-family homes and condominiums over $1 million increased by double digits. Finally, closed sales of condominiums in the $2 million and above market increased by 69 percent in the 12-months ending in the first quarter of 2018, versus the 12-months ending in the first quarter of 2017.

First Quarter Naples Housing Market Highlights:

  • Pending Sales increased 3 percent in Q1 2018 compared to Q1 2017
  • Overall closed Sales increased 5 percent in in Q1 2018 compared to Q1 2017
  • Median Closed Price increased 12 percent in Q1 2018 compared to Q1 2017
  • Inventory decreased 4 percent in Q1 2018 compared to Q1 2017
  • Average days on market had zero change in Q1 2018 compared to Q1 2017
Overall, pending sales in the first quarter of 2018 increased 3 percent to 3,177 compared to 3,097 in the first quarter of 2017. Although pending sales for both single-family homes and condominiums over $1 million increased by double digits, it was the $2 million and above condominium market that made the biggest statement during the quarter.

Ultimately, inventory continues to remain tight and prices continue to rise.  If you’re looking to purchase a home, now is the time to purchase.  Industry analysts expect prices to continue to rise. Southwest Florida April Weekly Real Estate Sales

April Weekly Real EstateOverall, the SWFL April Weekly Real Estate Report shows there were 229 properties sold during the week of April 7th in Ft. Myers, Bonita Springs and Estero. This is down from 296 properties sold during the previous week.

Unlike prior weeks, Bonita Springs led Lee County with the most real estate sales with 98 properties sold.  Fort Myers was second with 70 real estate transactions.  And, Estero finished the week with 60 sales.

So, of the 98 properties sold in Bonita Springs, 30 percent were condos, 40 percent were single family homes and 20 percent were vacant lots. The remaining lots sold were commercial units, coops, mobile homes and a hotel.

Additionally, of the 70 closings in Fort Myers, 39 percent were single family homes, 12 percent were vacant lots and 40 percent were condos.  The remaining properties sold in Ft. Myers were mobile homes, a waste land and a golf course.

Finally,  Estero rounded out the week with a total of 60 properties sold, 42 percent were condos, 37 percent were single family homes and 13 percent were mobile homes.  So, the remaining sales were vacant lots.

In summary, your SWFL April Weekly Real Estate Report shows 90 single family homes, 81 condos, 37 vacant lots, 15 mobile homes,  2 coops, 1 commercial units, 1 waste land, 1 hotel and 1 golf course sold during the week. Now that’s a wide variety of properties!

Weekly Lee CountyOverall, the Weekly Lee County Real Estate Report for Southwest Florida shows there were 296 properties sold during the week of March 31st in Ft. Myers, Bonita Springs and Estero. This is up from 223 properties sold during the previous week.

Similar to prior weeks, Fort Myers led Lee County with the most real estate sales with 99 properties sold.  Estero was a close second with 94 real estate transactions.  And, Bonita Springs finished the week with 92 sales.

So, of the 99 properties sold in Fort Myers, 27 percent were condos, 42 percent were single family homes and 27 percent were vacant lots. The remaining lots sold were commercial units and multi-family homes.

Additionally, of the 94 closings in Estero, 23 percent were single family homes, 34 percent were vacant lots, 30 percent were condos and 12 percent were vacant lots.  The remaining properties sold in Estero were commercial units.

Finally,  Bonita Springs rounded out the week with a total of 92 properties sold, 39 percent were condos, 38 percent were single family homes and 12 percent were vacant lots.  So, the remaining sales were mobile homes, multi-family units and coops.

In summary, your Weekly Lee County Real Estate Report shows 104 single family homes, 94 condos, 74 vacant lots, 17 mobile homes, 3 multi-family units, 2 commercial units and 2 coops sold during the week.
