House Buying Tips As You Age

House Buying TipsAs you age, your criteria for buying a home also changes and if you keep these house buying tips in mind when you make your next home purchase you will have freedom to choose the lifestyle you want for years to come. Although we wish we could be young forever, in reality, we need to plan for the future. If your next purchase is going to be your final home, then here are several items you should consider before you make your next purchase.

You will often hear the phrase “aging in place”.  Translation: I want to live in my own home as long as possible. So, if you want to stay in your own home as long as possible, then you need to plan your next home purchase the same way you plan for retirement.

Before you make your next purchase, consider these house buying tips:

Maintenance Free or Do it Yourself?

Do you want to move into a property where all the exterior maintenance is handled by a third party such as the Homeowners Association (HOA)? If you go this route, you need to be sure the community you pick provides exterior maintenance service for your home, not just the common areas of your community. A word of caution, work with an agent so you have a good handle on ALL of the fees and services provided within each community.  For example, there could be neighborhood HOA fees and a community wide association fee.

Or, do you still have the desire to mow your own lawn, pick your own weeds, clean your own gutters, power wash your lanai or clean your own pool? If you prefer to handle all of your own maintenance, then you should consider a community without home owner association fees or one that has low fees and provides minimal maintenance.

Although we don’t like to admit it, as we age, our bodies start to tell us to skip the stairs.  You may not be worried about it now, however, what will you be thinking 5 or 10 years from now?  I recommend single family homes which are all one level or condos on the first floor. Also, condos or homes with elevators are a good option.

As a reminder, when I say stairs, I mean both inside and outside the house.  Do you really want to carry 5 bags of groceries and a case of water up 3 flights of stairs to get to your third floor condo?

What about flooring?

You never know what your medical needs may be for you or your spouse. In Naples, I know many individuals who have had a knee replacement or hip replacement.  It’s when you have a procedure when you realize how important flooring is in your home.  Those walkers, wheelchairs and canes do not work very well on carpet. If you have tile or hardwood floors, it’ll be much easier to navigate your way around the house.

How close are you to your doctors offices? Or perhaps the hospital? How healthy are you and your family members.  Are you looking after loved ones who are older and may need to be close to immediate healthcare?  When you are determining where you want to live, you should take into account how important healthcare is in your overall decision process.  As a side note, when storms come through and the power goes out, if you buy a home on the same electrical grid as the hospital, you’ll be one of the first to have power restored. Ultimately, if healthcare is important to you or your family you need to make sure you buy a home close to your doctors.

Are you looking to downsize or perhaps upsize?

If you are downsizing, do you want a smaller home or would you prefer to purchase a condo? The answer may depend on the lifestyle you want to live.  Depending on the area, you may have to sacrifice size for location.  Do you want a small condo with a fantastic view of the Gulf of Mexico so you can watch the sunset every evening?  Or, perhaps you’re ready to purchase your dream home and you are looking for a luxury single family home. What ever situation is right for you, make sure you have considered these options when looking for your next home.

Location, location, location!

How important is it to you to be close to the grocery store, shopping, dining, entertainment, beaches or perhaps other activities such as boating, golfing or tennis? For many, the older we become, the more likely people will begin to consider the importance of easy and quick access to activities.  Do you really want to drive 45 minutes to the beach or do you want to walk out your backdoor? Or if you need to go to the grocery store, do you want it to take an hour to get there and back? Perhaps convenience if more important to you and you’d rather just walk across the street.

Do you want to live in a country club atmosphere with access to a golf course, tennis courts, bocce ball, pickle ball, fitness center, dining and more? Or, perhaps you would prefer to be away from all the hubbub and you’d like a home on a large piece of property.  Either way, you need to consider what amenities are critical to have within walking distance or just a short drive away.

Cost of Living

You probably fall into one of two categories.  You are either on a strict budget or you have saved your whole life and now ready to live life to its fullest and money is no object.  Either way, you need to understand your monthly obligations of the home you are living in and how comfortable are you with the costs?  Fees may or may not include a mortgage, utilities, insurance, home owners association fees, membership fees and taxes. Take all of these factors into account when you make your next investment in a home.

The newer the home, the less repairs you’re likely going to need to make.  Do you want to buy new construction or would you rather invest in a property that you need to remodel? Do you have the funds to pay for major repairs if the home is older?  Also, in some cities, such as Naples, older homes have significantly higher insurance rates due to older construction.  Whereas newer homes built after 1995 where held to a much higher standard for building codes which include mandates for hurricane windows and doors. Are you comfortable paying the higher insurance rates?

Ultimately, if you consider what your needs will be in the future when purchasing a home now, you will likely put yourself in a position you can decide to stay in your home as long as you want or if you prefer, relocate to a retirement community.  I encourage you to follow these house buying tips for your next home purchase.

Homebuyer Activity Continues to Increase in SWFL

homebuyer activityAccording to the Bonita Springs-Estero REALTORS® Media Committee, homebuyer activity and  interest has continued to increase during the month of April. Even though summer, which is our slower season, is approaching sales remain strong.

In fact, based on the latest reports from REALTOR.com, there were over 11 million page views of property searches for Bonita Springs and Estero in March 2018, which was almost 30 percent higher than the prior month.

“The market has home styles and communities for every type of buyer. We have new families moving into the area as well as those looking to retire or become part-time residents, making Bonita Springs and Estero top choices for buyers.” stated Jerry Murphy, Managing Broker, Downing-Frye Realty, Bonita Springs. 

Based on buyer trends, we are seeing more year-round residents. Homebuyers are relocating, buying a second home or retiring in Bonita Springs and Estero. For those considering a move to Southwest Florida, now is a perfect time to buy.

April 2018 Single Family Home Sales

April 2018 Single Family Home Sales

Single Family Homebuyer Activity Highlights:

  • Closed sales increased 50 percent, up from 96 in April 2017 versus 144 in April 2018
  • Pending sales increased from 118 units up to 146 units or 23.7 percent
  • Average Sales Price went from $482,052 up to $491,590 which is a 2 percent increase
  • Inventory increased 12.5 percent from 585 single family homes in April ’17 up to 658 in April ’18
  • Days on Market fell from 106 days to 100 days which is a 5.7 decrease for the month

Overall, single-family homebuyer activity for both closed sales and pending sales increased significantly compared to the same time last year. In fact, closed sales were fifty percent higher than last April.  At the same time the days on market fell slightly.  The good news is inventory increased 12.5 percent compared to last year which means there are slightly more homes to chose from for homebuyers.  However, overall inventory remains low compared to prior years and their appears to be no end in site to the low inventory.  As a result, analysts expect home prices to continue to rise.

Condo Homebuyer Activity Highlights:

  • Closed sales increased 39 percent, up from 100 in April 2017 versus 139 in April 2018
  • Pending sales increased from 112 units up to 118 units or 5.4 percent
  • Average Sales Price went down from $326,169 up to $491,590 which is a 2 percent decrease
  • Inventory increased 3.5 percent from 544 condos in April ’17 up to 563 in April ’18
  • Days on Market fell from 69 days to 64 days which is a 7.2 decrease for the month

Similar to single family homes, condo sales for the month of April were significantly higher than April of last year.  Pending sales also increased slightly during the same time period.  However, inventory only showed a minor increase. Therefore, the low inventory will continue to put upward pressure on condo prices.  And, the days on market for condos were significantly lower than single family homes. So, if your thinking about buying a home or condo you should consider purchasing now as prices are expected to continue their upward trend.

Bottom Line:

Currently, single family homes and condos priced at fair market value continue to move quickly. Those properties overpriced remain on the market which is why the total days on market increased slightly. Sellers who are uncertain about listing now should reconsider as there is less competition during the summer months, but pricing is a key factor.

Naples Homes Sold Week of March 19th

Homes SoldOverall, the number of Naples Homes Sold during the Week of March 19th was 323 properties.  This is down slightly from 338 homes the previous week.  Once again, North Naples had the most real estate transactions for the week. And, East Naples had the second most homes sold.  The City of Naples came in third. Ultimately, North Naples ended the week with 79 properties sold up from 76 last week. And East Naples had 61 homes sold, compared to 63 the prior week. Finally, the City of Naples ended the week with 44 properties sold versus 58 the week of the 12th.

Additionally, of the 79 real estate sales in North Naples, 47 percent were condos, 31 percent were single family homes and 10 percent were vacant lots.  The remaining properties sold were mobile homes. Also, in East Naples, of the 61 transactions closed, 11 percent were vacant lots, 62 percent were condos and 25 percent were single family homes.  Finally, of the 44 properties sold in the City of Naples, 70 percent were condos and 30 percent were single family.

In summary, the Naples Florida Weekly Real Estate Sales Report for March 19th shows 157 condos, 108 single family homes 52 vacant lots and 6 mobile homes sold in Collier County.

Southwest Florida Luxury Home Real Estate Review

Florida LuxuryOverall, the Southwest Florida Luxury Real Estate Review shows there were 256 properties sold during the week of April 28th in Ft. Myers, Bonita Springs and Estero. This is up significantly from the previous week when 177 properties sold.

Unlike last week, Bonita Springs took the top spot in Lee County with the most real estate sales with 110 properties sold up from 66 the previous week.  Fort Myers was second with 70 real estate transactions versus 63 properties sold last week. And, Estero finished the week with 67 transactions compared to 47 sales the prior week.

So, of the 110 properties sold in Bonita Springs, 12 percent were condos, 17 percent were single family homes, 11 percent were mobile homes and 49 percent were vacant lots. The remaining lots sold were coops, right-of-way lots and commercial units.

Additionally, of the 70 closings in Fort Myers, 46 percent were single family homes, 23 percent were vacant lots and 24 percent were condos.  The remaining property sold in Ft. Myers were commercial units, multi-family units and mobile homes.

Finally,  Estero ended the week with a total of 67 properties sold, 9 percent were mobile homes, 33 percent were condos and 46 percent were single family homes. So, the remaining sales were commercial units.

In summary, your SW Florida Luxury Home Real Estate Review shows 84 single family homes, 64 condos, 74 vacant lots, 19mobile homes, 3 commercial units, 3 multi-family units 2 coops and 4 right-of-way lots sold during the week. Now that’s a variety of different types of properties sold!

Southwest Florida Area April Real Estate Review

April Real Estate ReviewOverall, the SWFL April Real Estate Review shows there were 177 properties sold during the week of April 21st in Ft. Myers, Bonita Springs and Estero. This is down from the previous week when 221 properties sold.

Unlike last week, Fort Myers took the top spot in Lee County with the most real estate sales with 66 properties sold.  Bonita Springs was second with 63 real estate transactions. And, Estero finished the week with 47 sales.

So, of the 66 properties sold in Ft. Myers, 29 percent were condos, 52 percent were single family homes and 15 percent were vacant lots. The remaining lots sold were commercial units and multi-family units.

Additionally, of the 63 closings in Bonita Springs, 48 percent were single family homes and 35 percent were condos.  The remaining property sold in Bonita were commercial units and mobile homes.

Finally,  Estero ended the week with a total of 47 properties sold, 49 percent were condos and 43 percent were single family homes. So, the remaining sales were vacant lots and mobile homes.

In summary, your SW Florida Weekly April Real Estate Review shows 84 single family homes, 62 condos, 20 vacant lots, 6 mobile homes,  4 commercial units and 1 multi-family unit sold during the week.

Naples Florida Weekly Real Estate Sales Report

Real Estate Sales ReportOverall, the Naples Florida Weekly Real Estate Sales Report shows there were 338 properties sold in Collier County for the week of Mar. 12th through the 18th.  This is up from 271 last week.  Once again, North Naples had the most real estate transactions for the week. And, East Naples had the second most homes sold.  The City of Naples came in third. Ultimately, North Naples ended the week with 76 properties sold up from 72 last week. And East Naples had 63 homes sold, compared to 40 the prior week. Finally, the City of Naples ended the week with 58 properties sold versus 37 the week of the 5th.

Additionally, of the 76 real estate sales in North Naples, 51 percent were condos, 36 percent were single family homes and 13 percent were vacant lots.  Also, in East Naples, of the 63 transactions closed, 52 percent were condos and 40 percent were single family homes. The remaining properties sold were vacant lots. Finally, of the 58 properties sold in the City of Naples, 53 percent were condos and 43 percent were single family. Similar to east Naples, the remaining properties sold were vacant lots.

In summary, the Naples Florida Weekly Real Estate Sales Report for March 12th through March 18th shows 156 condos, 121 single family homes 57 vacant lots and 4 mobile homes sold in Collier County.

SW Florida Weekly Real Estate Sales Report

SW Florida Weekly Real EstateOverall, the SW Florida Weekly Real Estate Report shows there were 221 properties sold during the week of April 14th in Ft. Myers, Bonita Springs and Estero. This is down slightly from 229 properties sold during the previous week.

Similar to last week, Bonita Springs led Lee County with the most real estate sales with 81 properties sold.  Fort Myers was second with 68 real estate transactions. And, Estero finished the week with 67 sales.

So, of the 81 properties sold in Bonita Springs, 38 percent were condos, 38 percent were single family homes and 12 percent were vacant lots. The remaining lots sold were commercial units, mobile homes and multi-family units.

Additionally, of the 68 closings in Fort Myers, 53 percent were single family homes, 18 percent were vacant lots and 28 percent were condos.  The remaining property sold in Ft. Myers was a commercial unit.

Finally,  Estero rounded out the week with a total of 67 properties sold, 33 percent were condos, 36 percent were single family homes and 18 percent were vacant lots.  So, the remaining sales were mobile homes and agricultural lots.

In summary, your SW Florida Weekly Real Estate Report shows 92 single family homes, 74 condos, 35 vacant lots, 12 mobile homes,  5 commercial units, 2 agricultural lots and 1 multi-family unit sold during the week. Now that’s a wide variety of properties!
