South Lee County Real Estate Review Week of May 19th

May 19thOverall, Real Estate Review the Week of May 19th shows there were 187 properties sold during the Week in Ft. Myers, Bonita Springs and Estero. This is down from the prior week when 204 properties sold.

Unlike the previous week, Bonita Springs took the top spot in Lee County with the most real estate sales with 73 properties sold, down from 88 the previous week.  Fort Myers was second with 66 real estate transactions versus 83 properties sold the prior week. And, Estero finished the week with 48 transactions compared to 38 sales the week before.

So, of the 73 properties sold in Bonita Springs, 29 percent were condos, 44 percent were single family homes and 22 percent were vacant lots.  The remaining properties sold were mobile homes and commercial units.

Additionally, of the 66 closings in Ft. Myers, 48 percent were single family homes, 15 percent were vacant lots and 15 percent were condos.  The remaining property sold in Fort Myers were multi-family unites, commercial units and agricultural lots.

Finally,  Estero finished the week with a total of 48 properties sold, 10 percent were vacant lots, 38 percent were condos and 48 percent were single family homes. So, the remaining sales were mobile homes.

In summary, your Lee County Homes Sold Report shows 87 single family homes, 49 condos, 40 vacant lots, 5 mobile homes, 2 multi-family units, 2 commercial units and 2 agricultural lots sold during the week. Similar to the prior week, there was a wide variety of properties sold in the area.

  • 33912 – 15 properties sold (1 vacant lot, 8 single family homes and 6 condos)
  • 33913 – 26 properties sold (2 agricultural lots, 9 vacant lots, 11 single family homes and 4 condos)
  • 33967 – 25 properties sold (1 commercial unit, 2 multi-family units, 9 vacant lots and 13 single family homes)

Estero

  • 33928 – 32 properties sold (2 mobile homes, 5 vacant lots, 15 single family homes and 10 condos)

Personal IncomesAccording to a recent report published by USA Today, Florida is among the top states where personal incomes are booming.  And, Florida is rated 10th in the country.

Florida’s population has grown more than any other state in the U.S. and at the same time residents personal incomes are also growing faster than other states.  In fact, the growth rate since 2010 is 10.3 percent.  Just one of the many reasons Florida is in the top 10 is the lack of state income tax which means more money staying in your pockets and your wealth grows.

South Lee County May Real Estate Sales – Week of May 12th

Lee County May Real Estate SalesOverall, the South Lee County May Real Estate Sales Report shows there were 204 properties sold during the Week of May 12th in Ft. Myers, Bonita Springs and Estero. This is down from the prior week when 266 properties sold.

Similar to last week, Fort Myers took the top spot in Lee County with the most real estate sales with 83 properties sold, down from 100 the previous week.  Bonita Springs was second with 88 real estate transactions versus 79 properties sold the prior week. And, Estero finished the week with 38 transactions compared to 82 sales the week before. So, the biggest difference in properties sold was in the Estero area.

So, of the 83 properties sold in Ft. Myers, 25 percent were condos, 46 percent were single family homes and 24 percent were vacant lots.  The remaining properties sold were multi-family units and commercial units.

Additionally, of the 80 closings in Bonita Springs, 38 percent were single family homes, 15 percent were vacant lots and 41 percent were condos.  The remaining property sold in Estero were multi-family unites, mobile homes and a coop.

Finally,  Estero finished the week with a total of 38 properties sold, 37 percent were condos and 19 percent were single family homes. So, the remaining sales were commercial units, mobile homes and vacant lots.

In summary, your Lee County Homes Sold Report shows 87 single family homes, 70 condos, 36 vacant lots, 4 mobile homes, 4 multi-family units, 2 commercial units and 1 coop sold during the week. Similar to the prior week, there was a wide variety of properties sold in the area.

Naples Homes Sold the Week of April 2nd

April 2ndOverall, the number of Naples Homes Sold during the week of April 2nd was 310 properties. This is an expected decline from the previous week when 426 homes sold.  The biggest change was the number of single family homes and vacant lots sold during the previous week.  Unlike last week, East Naples had the most real estate transactions. And, North Naples had the second most homes sold.  Once again, the City of Naples came in third. Ultimately, East Naples ended the week with 69 properties sold down from 83 during the prior week. And North Naples had 58 homes sold, compared to 94 the previous week. Finally, the City of Naples ended the week with 43 properties sold versus 72 the week of the March 26th.

Additionally, of the 69 real estate sales in East Naples, 58 percent were condos and 33 percent were single family homes.  The remaining properties sold were vacant lots and mobile homes. Also, in North Naples, of the 58 transactions closed, 50 percent were condos and 40 percent were single family homes.  Similar to East Naples, the other properties sold were vacant lots and mobile homes. Finally, of the 43 transactions closed, 58 percent were condos and 42 percent were single family homes.

In summary, the number of Naples Homes Sold the week of April 2nd shows 160 condos, 117 single family homes 31 vacant lots and 2 mobile homes closed in Collier County.

Southwest Florida Real Estate Trends

Real Estate TrendsReal estate trends in Naples, Bonita Springs, Estero and Marco Island through the month of April continue to show very strong buyer activity despite the low inventory.  Additionally, as we head into the summer months, homebuyers are actively looking for properties to purchase.

 

Naples, Bonita Springs and Estero Real Estate Trends

  • Closed sales year-to-date increased from 4,480 to 4,312, or a 4 percent during the same time period last year
  • Luxury Home sales priced above $2 million showed a significant increase of 34.7 percent compared to last year
  • Inventory as of May 1st of this year was 7,538 residential properties compared to 7,638 a year ago. So this is 1 percent than lower than last year’s overall inventory.
  • Total new listings added to the market for the past 12 months was 17,526 which is a decrease of 13.6 percent compared to the prior year.
  • Similar to last year, there is currently a 7.5 month supply of properties available on the market
  • The Average Sales price for the 12 months ending April 30th, 2018 increase 8.7 percent up to $560,290
  • Luxury Homes Sales above $2 million declined 2.4  percent over the past 12 months, however, year-to-date luxury homes are up 3.5 percent.

Marco Island Real Estate Trends

  • Closed sales fell from 335 to 301 this year for January through April
  • Overall closed sales for the past 12 months  declined 9.8 percent from 908 to 918 year over year.
  • Inventory as of May 1st of this year was 665 properties which is down from 765 during the same time in 2017.
  • Over the past 12 months ending April 30th, there were 1,297 listings add to the market which was a 12.5 percent decline
  • The average sales price for the past 12 months remained the same at $730,214
  • Median sales price decline slightly during the past 12 months from $573,257 down to $558,432

Lee County Homes Sold Report – Week of May 5th

Lee County Homes Sold ReportOverall, the Lee County Homes Sold Report shows there were 266 properties sold during the Week of May 5th in Ft. Myers, Bonita Springs and Estero. This is similar to the prior week when 256 properties sold.

Unlike last week, Fort Myers took the top spot in Lee County with the most real estate sales with 100 properties sold, down from 110 the previous week.  Estero was second with 82 real estate transactions versus 70 properties sold the prior week. And, Bonita Springs finished the week with 79 transactions compared to 67 sales the week before.

So, of the 100 properties sold in Ft. Myers, 27 percent were condos, 36 percent were single family homes and the remaining properties sold were vacant lots, agricultural lots and commercial units.

Additionally, of the 82 closings in Estero, 32 percent were single family homes, 33 percent were vacant lots and 29 percent were condos.  The remaining property sold in Estero were mobile homes.

Finally,  Bonita Springs finished the week with a total of 79 properties sold, 9 percent were mobile homes, 47 percent were condos and 35 percent were single family homes. So, the remaining sales were commercial units, multi-family units and vacant lots.

In summary, your Lee County Homes Sold Report shows 92 single family homes, 90 condos, 68 vacant lots, 12 mobile homes, 2 commercial units, 1 multi-family unit and 1 agricultural lot sold during the week. What a wide variety of properties sold in the area!

Naples Homes Sold Week of March 26th

Homes Sold WeekOverall, the number of Naples Homes Sold Week of March 26th was 426 properties. This is a huge increase compared to the previous week when 326 homes sold.  Once again, North Naples had the most real estate transactions for the week. And, East Naples had the second most homes sold.  The City of Naples came in third. Ultimately, North Naples ended the week with 94 properties sold up from 79 last week. And East Naples had 83 homes sold, compared to 61 the prior week. Finally, the City of Naples ended the week with 72 properties sold versus 44 the week of the 12th.

Additionally, of the 94 real estate sales in North Naples, 41 percent were condos, 39 percent were single family homes and 18 percent were vacant lots.  The remaining properties sold were mobile homes. Also, in East Naples, of the 83 transactions closed, 69 percent were condos and 23 percent were single family homes.  The other properties sold in East Naples were vacant lots and mobile homes. Finally, of the 72 transactions closed, 65 percent were condos and 31 percent were single family homes.  All remaining sales in East Naples were vacant lots.

In summary, the number of Naples Homes Sold the week of March 26th shows 205 condos, 143 single family homes 71 vacant lots and 7 mobile homes closed in Collier County.
