Mews – Mews at Grey Oaks is a neighborhood of 28 detached villas.  These Mediterranean style homes were built between 1995 and 2001 and range in size from 2,500 square feet to 3,700 square feet of living space.  All of the Mews Villas overlook one of the many beautiful lakes or one of the Grey Oaks golf courses. With expanded outdoor living space, these villas are ideal for entertaining or simply relaxing and taking in the quiet surroundings.

Mirada – The neighborhood of Mirada include large custom villas and single family homes.  Starting at 5,000 square feet, most of these Naples luxury homes include 4 or more bedrooms, gourmet kitchens and large outdoor lanais with custom luxurious pools.  Additionally, these homes typically include oversized garages which have plenty of room for your own private golf cart and two cars.

Miramonte – Located on the south side of Grey Oaks, and is a neighborhood of Mediterranean villas and single family homes.  These luxury Naples golf properties range in size from 3700 to just over 6000 square feet of living space. Most of these homes have at least 3 bedrooms and a den or more.  And, they were built between 2007 and 2015.

Naples Properties SoldPalm Island – The neighborhood of Palm Island at Grey Oaks includes 22 luxury golf community homes.  Homes start at 4000 square feet of living space and include 2 to 4 bedrooms.  These Naples golf homes were built between 1998 and 2001.  A majority of these golf properties have fantastic views of one of the many lakes within Grey Oaks.  Finally, this subdivision is pet-friendly.

Naples Weekly Real Estate Review April 16th

Naples Properties Sold the Week of April 16th

April 16thOverall, the number of Naples Properties Sold during the week of April 16th was 356 properties. This is up significantly compared to the previous week when 299 homes sold.  Similar to last week, North Naples had the most real estate transactions. And, East Naples had the second most homes sold.  Once again, the City of Naples came in third. Ultimately, North Naples ended the week with 84 properties sold up from 65 during the prior week. And East Naples had 78 homes sold, compared to 61 the previous week. Finally, the City of Naples ended the week with 48 properties sold versus 45 the week of the April 9th.

Additionally, of the 84 real estate sales in North Naples, 49 percent were condos, 9.5 percent were vacant lots and 41.5 percent were single family homes.  Also, in East Naples, of the 78 transactions closed, 59 percent were condos and 33 percent were single family homes.  So, the other properties sold were vacant lots and mobile homes. Finally, of the 48 transactions closed, 58 percent were condos and 40 percent were single family homes. Similar to East Naples, the remaining lots sold were vacant lots.

In summary, the number of Naples Properties Sold the week of April 16th shows 160 condos, 140 single family homes 49 vacant lots and 7 mobile homes closed in Collier County.

SWFL Real Estate Review for May 26thOverall, SWFL Real Estate Review for May 26th shows there were 149 properties sold during the Week in Ft. Myers, Bonita Springs and Estero. This is down from the prior week when 187 properties sold. As expected for this time of year, the number of properties sold are starting to decrease as we are officially in our off-season.

Unlike last week, Fort Myers took the top spot in Lee County with the most real estate sales with 65 properties sold, down from 66 the previous week.  Estero was second with 43 real estate transactions versus 48 properties sold the prior week. And, Bonita Springs finished the week with 39 transactions which is significantly down from the week before when there were 73 sales.

So, of the 65 properties sold in Ft. Myers, 11 percent were condos, 58 percent were single family homes and 25 percent were vacant lots.  The remaining properties sold were multi-family units and commercial units.

Additionally, of the 43 closings in Estero, 39 percent were single family homes, 28 percent were vacant lots and 33 percent were condos.

Finally, Bonita Springs finished the week with a total of 39 properties sold, 28.5 percent were vacant lots, 33 percent were condos and 38.5 percent were single family homes.

In summary, your Lee County Homes Sold Report shows 71 single family homes, 35 condos, 39 vacant lots, 1 multi-family unit and 3 commercial units sold during the week.

Personal IncomesAccording to the April 2018 Real Estate trends released by the Naples Area Board of REALTORS (NABOR), Collier County has a 7.76-month supply of inventory. If you compare Naples to the national average which is four-months, we are finally at a healthy supply of homes on the market. This is great news for Naples REALTORS.  Analysts believe activity will continue to be strong as we transition from a very busy high season to a strong summer.

“Summer buyers are going to be very happy this year because there will be plenty of choices,” said Mike Hughes, vice president and general manager for Downing-Frye Realty Inc. “Inventory growth has been good across all price ranges and geographic territories.”

Overall, April inventory fell 2 percent from 5,920 in April 2017 down to 5,793 April 2018.  However, the good news is inventory has rebounded from an annual low of 4,608 properties in inventory at the end of September 2017.

Lely Luxury HomeAnd, condo inventory grew 2 percent in April to 3,003 units, up from 2,934 units in April 2017. The $300,000 and below price category experienced the highest increase in inventory (7 percent) to 1,472 units from 1,378 units in April 2017. Pending and closed sales of condos in this low-end price category were also strong, with a 17 and 14 percent increase, respectively. Also, the median closed price of condominiums in April dropped 8 percent to $271,000 from $296,000 in April 2017. So with inventory increasing and median prices dropping, now is a great time to buy!

Overall closed sales increased 8 percent in April up to 978 properties from 902 properties in April 2017. Similar to the first quarter of the year, the luxury real estate market continued to outpace other price categories during April. As noted in the report, the number of closed sales of homes between $1 and $2 million increased 34 percent.  Additionally, closed sales of homes over $2 million increased 15 percent in April.

Geographic Highlights:

Quail Creek Single Family HomesReal estate activity was strong across the entire county.  Most notably, single-family home closed sales in South Naples showed the highest increase with a 51 percent increase.  There were 62 closed sales in April 2018 from 41 in April 2017.

“North Naples was also a shining star in April,” said Fioretti. “Even though inventory was down 8 percent in this geographic area, its year over year pending sales increased 9 percent, the highest of all geographic areas tracked. And its closed sales increased 13 percent year over year too.”

April’s month over month activity was even more impressive in the North Naples area, as reflected in a 26 percent increase in closed sales. Similarly, the median closed price of condominiums in North Naples dropped 14 percent in April to $258,000 from $300,000 in April 2017.

  • Overall Pending Sales increased over 20 percent in the $1 million plus categories 12-months ending April 2018
  • Overall Closed Sales increased over 30 percent in the $1 millions plus categories 12-months ending April 30th
  • Overall Median Closed Price increased 5 percent 12-months ending at the end of APril
  • Overall Inventory decreased double digits in the $1 million plus categories Apr 2017 to Apr 2018
  • Overall Average Days on Market decreased 27 percent in the $500K-$1 million category Apr 2017 to Apr 2018

Naples Properties Sold the Week of April 9th

Naples Properties SoldOverall, the number of Naples Properties Sold during the week of April 9th was 299 properties. This is an expected decline from the previous week when 310 homes sold.  Unlike last week, North Naples had the most real estate transactions. And, East Naples had the second most homes sold.  Once again, the City of Naples came in third. Ultimately, North Naples ended the week with 65 properties sold up from 58 during the prior week. And East Naples had 61 homes sold, compared to 69 the previous week. Finally, the City of Naples ended the week with 45 properties sold versus 43 the week of the April 2nd.

Additionally, of the 65 real estate sales in North Naples, 46 percent were condos, 23 percent were vacant lots and 31 percent were single family homes.  Also, in East Naples, of the 61 transactions closed, 10 percent were vacant lots, 59 percent were condos and 21 percent were single family homes.  So, the other properties sold were vacant lots. Finally, of the 45 transactions closed, 67 percent were condos and 29 percent were single family homes. Similar to East Naples, the remaining lots sold were vacant lots.

In summary, the number of Naples Properties Sold the week of April 9th shows 147 condos, 92 single family homes 57 vacant lots and 3 mobile homes closed in Collier County.
