Moorings Golf and Country Club Changes Name

Moorings Golf and Country ClubThe Moorings Country Club has a new name, the Moorings Golf and Country Club! The club is adding “Golf” to ensure the public is aware The Moorings Country Club is more than a club and includes an 18 hole golf course.

Additionally, the Moorings Golf and Country Club recently renovated the club house. Also, the country club is about to start re-grassing all 18 greens to improve the golf course.  As a result, the course will be closed for the summer. The club is planning a grand reopening ceremony for early October.

More About The Moorings Golf & Country Club:

The golf course originally opened in 1963 and was designed by Milton Link.  The course is an executive 18-hole golf course which is a par-63 layout. The club is centrally located in the City of Naples just west of U.S. 41. And, it’s one of the few golf courses which allows golfers to walk or ride.  Even better, since it’s a shorter course, the average round only takes three hours. Sizzling Hot SW Florida Property Sales

SW Florida Property Sales Remain Sizzling Hot

SW FL Property SalesAlthough we are in the summer months, SW Florida Property Sales remain on fire for the week of June 9th in Ft. Myers, Bonita Springs and Estero.  There were 455 properties sold versus 293 properties sold during the week of June 2nd.  This significant increase in real estate actives shows the market continues to be strong despite the fact we are out of season. The question is are we still a seasonal area when it comes to real estate?  Season continues to last longer each year as more people move to the area for 6 months of the year. Since residents who live in the state for at least six months each year do not have to pay state income tax they are flocking to the area to buy a second homes or retiring in the state of Florida.

Similar to last week, Fort Myers had the most real estate sales with 186 properties sold, up from 114 the previous week. Bonita Springs was second with 154 real estate transactions versus 103 properties sold the prior week. And, Estero finished the week with 108 transactions which is up from the week before when there were 74 sales.

So, of the 186 properties sold in Ft. Myers, 15 percent were condos, 30 percent were single family homes and 53 percent were vacant lots.  The remaining properties sold were mobile homes and commercial units.

Additionally, of the 154 closings in Bonita, 5 percent were mobile homes, 31 percent were single family homes, 19 percent were vacant lots and 38 percent were condos. Therefore, the other properties sold in Bonita Springs were commercial units, multi-family units and coops.

Finally, Estero also showed an increase in real estate transactions for the week. Of the 108 properties sold, 7 percent were mobile homes, 27 percent were vacant lots, 37 percent were condos and 26 percent were single family homes. Thus, the remaining real estate transactions in Estero were commercial units.

In summary, the significant number of SW Florida Property Sales in Lee County was broken down as follows: 134 single family homes, 130 condos, 159 vacant lots, 16 mobile homes, 9 commercial units, 5 multi-family units and 2 coops sold during the week.

  • 34135 – 128 properties sold (2 coops, 4 commercial units, 5 multi-family units, 6 mobile homes, 26 vacant lots, 41 single family homes and 44 condos)

Fort Myers

  • 33912 – 35 properties sold (1 commercial unit, 16 single family homes and 18 condos)
  • 33913 – 125 properties sold (89 vacant lots, 27 single family homes and 9 condos)
  • 33967 – 26 properties sold (1 mobile home, 2 commercial units, 10 vacant lots and 13 single family homes)

Estero

  • 33928 – 94 properties sold (2 commercial units, 8 mobile homes, 30 vacant lots, 24 single family homes and 30 condos)
  • 33967 – 3 properties sold (2 single family homes and 1 condo)

SWFL Single Family Home Sales Hotter than the Local Temperature

Single Family Home SaleAccording to the Bonita Springs-Estero REALTORS® latest market reports, SWFL Single Family Home Sales show significant increases for the month of May. Single family closed sales, pending sales and average prices were up double digits for the month.  Additionally, inventory also saw a significant increase at 13.8 percent above the same month last year.

Most notably, a significant number of single family home purchases were paid for in cash.  More than 70 percent of the single family homes sold in Bonita and Estero were cash sales.  Activity remains very strong despite the fact that it is off-season. So, when I say the market is hotter than the temperature,  I’m not kidding!

Single Family Homebuyer Activity Highlights:

  • Closed sales increased 17.5 percent, up from 114 in May 2017 versus 134 in May 2018
  • Pending sales increased from 107 units up to 125 units or 16.8 percent
  • Average Sales Price went from $454,522 up to $559,248 which is a 23 percent increase
  • Inventory increased 13.8 percent from 529 single family homes in May ’17 up to 602 in May ’18
  • Days on Market fell from 142 days to 104 days which is a 26.8 decrease for the month

Even though inventory is increasing, the days on market continue to fall dramatically.  The result is homes priced appropriately are being bought quickly and at higher prices.  If you were waiting until summer for a good deal, you may not see the discounts you had anticipated.  If you are considering buying a home, consider purchasing now.  Prices are just going to continue to increase.  And, if you are thinking about selling, start prepping your house now.

May 2018 Condo Sales

Bonita SPrings Estero Condo Sales May 2018

Condo Homebuyer Activity Highlights:

  • Closed sales decreased slightly, 1.7  percent, from 115 in May 2017 down to 113 in May 2018
  • Pending sales increased from 90 units up to 103 units or 14.4 percent
  • Median Sales Price went up from $250,000 up to $255,000 which is a 2 percent increase
  • Inventory decreased 2.5 percent from 525 condos in May ’17 down to 512 in May ’18
  • Days on Market fell from 125 days to 113 days which is a 9.6 percent decrease for the month

Unlike single family home sales for the month, condo closed sales in May were lower than last May.  With the condo market cooling off a bit compared to single family homes in Bonita Springs and Estero, now would be an excellent time to purchase a property.

Bottom Line:

Currently, properties priced at fair market value continue to move quickly. Those properties overpriced remain on the market until they are re-priced. Sellers who are uncertain about listing now should reconsider as there is less competition during the summer months, but pricing is a key factor.

Naples Florida Real Estate Sales Sizzling Hot

Naples Florida Real Estate SalesOverall, Naples Florida Real Estate Sales for the week of April 30th shows there were 411 Naples Properties Sold. This is similar to the previous week when 419 homes sold.  Similar to last week, North Naples had the most real estate transactions. And, East Naples had the second most homes sold.  Also, the City of Naples rounded out the week with the third most real estate transactions. Ultimately, North Naples ended the week with 97 properties sold down from 104 during the prior week. And East Naples had 90 homes sold, compared to 78 the previous week. Finally, the City of Naples ended the week with 54 properties sold versus 61 the week of the April 23rd.

Additionally, of the 97 real estate sales in North Naples, 52 percent were condos, 41 percent were single family homes and 7 percent were vacant lots.  Also, in East Naples, of the 90 transactions closed, 58 percent were condos, 11 percent were vacant lots and 30 percent were single family homes.  So, the remaining properties sold were mobile homes.  Finally, of the 54 transactions closed in the city of Naples, 69 percent were condos and 28 percent were single family homes. Finally, the remaining lots sold were vacant lots.

In Summary, the number of Naples Properties Sold during the week of April 30th shows 189 condos, 151 single family homes 68 vacant lots and 3 mobile homes closed in Collier County.

Naples May Housing Activity Shows Solid Market

Naples May HousingGreat news for the Naples May Housing Report which shows activity remains strong and reconfirms the market was solid for the month of May.  Overall, Naples closed sales totaled 1,024 transactions for the month, compared to 1,027 closed sales in May of last year according to the latest Market Report released by the Naples Area Board of Realtors (NABOR).

Additionally, May also showed inventory levels continue to stabilize. For homes in the the $300,000 to $500,000 price category, closed sales of properties in May increased 21 percent over May 2017.  And, May’s overall median closed price fell 5 percent to $337,000 from $355,000 compared to last May.

Also, the overall median closed price for homes priced above $500,000 decreased 14 percent from $590,000 last year, down to $507,000 in May 2018.

For the Naples Luxury real estate market, the median closed price increased 11 percent increase.  Additionally, pending sales of properties in the $2 million and above price category increased 23 percent in May 2018 compared to May 2017.

May Housing Activity Highlights:

Ultimately, we continue to show similar activity as last year which was strong.  In fact, last year May sales were 23 percent higher than the previous  year.  And, inventory is holding steady which is a positive sign as we move into the summer months.  Finally, if you look at the weekly real estate sales reports, you’ll see a significant amount of activity week in and week out.

Most noteably, inventory levels haven’t been this high since 2013.  Overall inventory in May rose by 15 properties compared to May 2017. The report also showed inventory rose in May for both single family homes and condominiums priced below $500,000, which accounted for 58 percent of the available market in Collier County at the end of the month.

Naples May Housing Activity By Location:

Geographically, North Naples showed the strongest activity for the month.  Also, inland in the Ave Maria area we’ve seen activity increase steadily over the last year.  In May it was off the charts when we saw single-family home closed sales skyrocket up 40 percent.

What’s Next?

Industry experts expect the summer months to remain strong.  We have adequate inventory and provided homes are priced correctly, we should continue to see a significant amount of activity.  The days of season only running from January through Easter are over.

SW Florida Weekly Real Estate Transactions Increase

Real Estate Transactions Increase Significantly

Real Estate Transactions IncreaseOverall, the Southwest Florida Real Estate Report shows real estate transactions increase for the week of June 2nd in Ft. Myers, Bonita Springs and Estero.  Compared to the prior week 293 properties sold versus 149 properties sold during the week of May 26th.  This significant real estate transactions increase in SWFL shows the market continues to be strong despite the fact we are out of season. Or are we?  Season is lasting longer and longer each year as more people move to the area for 6 months of the year. For those of you who may not be aware, any resident who lives in the state for at least six months each year does not have to pay state income tax.  So, buying a second home or retiring in the state of Florida will actually save you money!

Similar to last week, Fort Myers took the top spot in Lee County with the most real estate sales with 114 properties sold, up from 65 the previous week. Bonita Springs was second with 103 real estate transactions versus 39 properties sold the prior week. And, Estero finished the week with 74 transactions which is up from the week before when there were 43 sales.

So, of the 114 properties sold in Ft. Myers, 25 percent were condos, 43 percent were single family homes and 27 percent were vacant lots.  The remaining properties sold were multi-family units, agricultural lots, mobile homes and commercial units.

Additionally, of the 103 closings in Bonita, 42 percent were single family homes, 18 percent were vacant lots and 35 percent were condos. Therefore, the other properties sold in Bonita Springs were commercial units and mobile homes.

Finally, Estero also showed a real estate transaction increase for the week. Of the 74 properties sold, 30 percent were vacant lots, 35 percent were condos and 31 percent were single family homes. The remaining real estate transactions in Estero were mobile homes.

In summary, the significant real estate transactions increase in Lee County is broken down as follows: 117 single family homes, 90 condos, 72 vacant lots, 7 mobile homes, 4 commercial units, 2 agricultural lots and 1 multi-family unit sold during the week.

New GMBay Colony Golf Club announced the appointment of Michael Bradfield as the club’s New GM. He brings more than 20 years of experience in managing private member owned country clubs, along with a background in food and beverage management and club governance. He also has expertise in strategic planning, hospitality management, and club communications. Additionally, Michael is a Certified Club Manager and a Certified Chief Executive.

Bay Colony is a luxury golf community in Naples Florida.  Membership in the golf club is capped at 300 members and there is currently a waiting list for full golf membership.

Weekly Naples Homes Sold Report for April 23rd

Naples Homes Sold ReportOverall, the Weekly Naples Homes Sold Report shows the number of Naples Properties Sold during the week of April 23rd was 419 properties. This is up significantly compared to the previous week when 356 homes sold.  Similar to last week, North Naples had the most real estate transactions. And, East Naples had the second most homes sold.  Also, the City of Naples rounded out the week coming in with the third most real estate transactions. Ultimately, North Naples ended the week with 104 properties sold up from 84 during the prior week. And East Naples had 78 homes sold, compared to 65 the previous week. Finally, the City of Naples ended the week with 61 properties sold versus 48 the week of the April 16th.

Additionally, of the 104 real estate sales in North Naples, 67 percent were condos and 26 percent were single family homes.  So, the remaining properties sold were vacant lots.  Also, in East Naples, of the 78 transactions closed, 44 percent were condos, 17 percent were vacant lots and 38 percent were single family homes.  Finally, of the 61 transactions closed, 67 percent were condos and 26 percent were single family homes. Similar to East Naples, the remaining lots sold were vacant lots.

In Summary, the number of Naples Properties Sold during the week of April 23rd shows 173 condos, 161 single family homes 83 vacant lots and 2 mobile homes closed in Collier County.
