Naples HomesSouthwest FL Real Estate Trends in Naples, Bonita Springs, Estero and Marco Island through the month of June continues to show very strong buyer activity for the month especially in the luxury real estate market.  Although we are in the summer months, homebuyers are actively looking for properties to purchase. The luxury real estate market, homes above $1 million, are especially hot!

Southwest FL Real Estate Trends for Naples, Bonita Springs and Estero

  • Closed sales year-to-date increased slightly from 7,010 to 7,139, which was similar to the same time period last year
  • Luxury Home sales priced above $2 million showed a significant increase of 21.6 percent compared to last year
  • Inventory as of July 1st of this year was 6,608 residential properties compared to 6,443 a year ago which represents a 6.6 months supply of properties for sale.
  • Total new listings added to the market for the past 12 months was 17,474 which is a decrease of 14 percent compared to the prior year.
  • The Average Sales price for the 12 months ending June 30th, 2018 increase 8 percent up to $566,277
  • Luxury Homes Sales above $2 million increased 3.4  percent over the past 12 months

Marco Island Real Estate Trends

  • Closed sales fell from 531 to 497 this year for January through June
  • Overall closed sales for the past 12 months  declined 12 percent from 929 to 819 year over year.
  • Inventory as of July 1st of this year was 612 properties which is down from 683 during the same time in 2017.
  • Over the past 12 months ending June 30th, there were 1,292 listings added to the market which was down from 1,472.
  • The average sales price for the past 12 months remained the same at $738,724.
  • Median sales price decline slightly during the past 12 months from $576,381 down to $563,931

Naples Area Real Estate Sales Week of May 21st

Real Estate Sales Week of May 21stReal Estate Sales Week of May 21st – There were 327 Naples Properties Sold during the week. This is very similar to the previous week when 337 homes sold.  However, unlike the prior week, East Naples had the most real estate transactions with a total of 72 properties sold up from 64 the week before. And, North Naples had the second most homes sold with 65 real estate transactions compared to 85 during the prior week. The Corkscrew area ended the week with 48 properties sold.  Finally, the City of Naples rounded out the week with 43 transactions slightly down from the previous week when there were 45 units sold.

Additionally, of the 72 real estate sales in East Naples, 60 percent were condos, 24 percent were single family homes and 14 percent were vacant lots. The remaining properties sold were mobile homes. Also, in North Naples, of the 65 transactions closed, 46 percent were condos, 14 percent were vacant lots and 40 percent were single family homes.  And, of the 48 transactions closed in the Corkscrew area, 52 percent were vacant lots, 42 percent were single family homes and 6 percent were vacant lots.  Finally, of the 43 properties sold in the City of Naples, 63 percent were condos and 37 percent were single family homes.

In Summary, Naples Real Estate Sales for the Week of May 21st shows 140 condos, 118 single family homes 65 vacant lots and 4 mobile homes closed in Collier County.

June 30th Southwest Florida Real Estate Sales

June 30th Southwest Florida Real Estate SalesThe June 30th Southwest Florida Real Estate Sales report for the week of June 30th in Ft. Myers, Bonita Springs and Estero shows there were 216 properties sold versus 284 properties sold during the prior week.

Similar to the previous week, Fort Myers lead the real estate market with the most sales.  In all, there were 85 properties sold, down from 119 the prior week. Bonita Springs moved into second for the week.  There were 81 real estate transactions versus 71 properties sold the week before. And, last but not least, Estero finished the week with 48 transactions which is down from the week before when there were 79 sales.

So, of the 85 properties sold in Ft. Myers, 14 percent were condos, 51 percent were single family homes and 28 percent were vacant lots.  The remaining properties sold were mobile homes, multi-family units and commercial units.

Additionally, of the 81 closings in Bonita Springs, 35 percent were single family homes, 9 percent were commercial units, 14 percent were vacant lots and 41 percent were condos. Therefore, the other properties sold in Bonita were mobile homes and a coop.

Finally, Estero finished the week with 48 properties sold, 13 percent were vacant lots, 48 percent were condos and 38 percent were single family homes. Thus, the remaining real estate transactions in Bonita Springs were commercial units.

Even thought it’s summer, activity in Southwest Florida remains strong.  The June 30th Southwest Florida Real Estate Sales for the week of the 30th are broken down by the following property types: 89 single family homes, 70 condos, 41 vacant lots, 11 commercial units, 3 mobile homes, 1 multi-family unit and 1 coop lot sold during the week.

Strong Second Quarter for Naples Real Estate

Luxury Homes Sales Result in Strong Second Quarter

Second Quarter Real Estate Sales in the Naples area was driven by luxury home sales according to the latest report released by the Naples Area Board of Realtors (NABOR).  Overall, closed sales increased 2 percent up to 2,926 in Q2 of 2018 compared to 2,880 in Q2 of 2017.  Most notably, closed sales of single family luxury homes in the $2 million and above category rose 25 percent.

Second QuarterSecond Quarter Naples Area Highlights:

  • Overall closed sales increased 2 percent from 2880 to 2,926
  • Single family home sales increased 3 percent
  • Condo closed sales remained the same during Q2 of this year versus Q2 of last year
  • Pending sales decreased slightly by 1 percent down to 2,733 for the quarter
  • Median closed price increased 1 percent up to $345,000
  • Days on Market decreased by 1 percent down to 96 days
  • Inventory remained almost as last year with 5,165 properties for sale, just 24 units less than last year

Additionally, inventory of luxury condos above $2 million rose 15 percent for the quarter and pending sales rose 32 percent!  And, luxury single-family pending home sales in the same price category increased 22 percent. The good news is we now have approximately a 7 month inventory which means we have a balanced market compared to other areas of the country which are constrained by tight inventory. Finally, the sale of single family homes in the Naples Beach area as well as north Naples saw the greatest increased activity for the month.

Luxury Home Prices Surge Year-to-Date

Luxury Home PricesLuxury home prices continue to surge for the first half of the year according to realtor.com’s latest report. Most notably, Naples has been named one of the top 20 fastest growing luxury real estate markets in the country. In all, realtor.com analyzed 91 luxury markets throughout the United States. Naples in particular, saw a 15.9 percent increase year-over-year in luxury home prices.

Nationwide Luxury Home Prices: 

  • Luxury home prices continue to see strong growth this year according to the latest data from the realtor.com Luxury Home Index.
  • The entry-level price point for luxury homes increased on average 4.6% year-over-year (Based on the top five percent of all sales).
  • The top five markets are Sarasota, FL; Naples, FL; Queens, NY; King County, WA; and Monterey, CA.
  • The top five fastest growing markets are seeing a 13 percent to 20 percent price growth YOY.
  • Southwest Florida, Northern California, Denver, Seattle and Nashville continue to see double-digit growth in entry level luxury prices.
  • Million-dollar sales in the markets analyzed are up 25% over last year.
  • Days on Market for Luxury properties decreased 7 percent year-over-year on average.

Nationally, luxury home prices show strong price increases

Growth in high paying jobs and the volatility of the stock market has led luxury home buyers back into the real estate market. Despite the increase in home ownership costs, demand for high-end homes continues to rise.  The entry level price point for luxury homes increased 4.6 percent year-over-year on average. And, of the 91 luxury real estate markets analyzed, 17 of them showed prices grow a minimum of 10 percent compared to last year.

Additionally, just over half of the luxury markets analyzed now have an entry point of at least $1 million. Also, the average days on market for the luxury market were 105 days.  This represents a 7 percent decrease.  And, approximately 66 percent of the luxury markets  are seeing inventory move faster.  Overall, homes sold above $1 million increased 25 percent.

Naples continues to attract luxury buyers from northern states

Luxury home prices in multiple of Florida markets continue to grow. Florida does not have a state income tax and northern buyers continue to chose to move to the state for tax savings.  This month, the state had two of the fastest growing luxury counties, reinforcing the demand for luxury properties is strong. In particular, Collier County and Sarasota County are growing quickly. Entry level home prices are 15-20 percent higher year-over-year. The median days on market of luxury properties in these two counties have decreased 22 percent over last year.

June Southwest Florida Real Estate Sales

June Southwest Florida Real EstateThe June Southwest Florida Real Estate transactions report for the week of June 23rd in Ft. Myers, Bonita Springs and Estero shows there were 284 properties sold versus 150 properties sold during the prior week.

Unlike last week, Fort Myers lead the real estate market with the most sales.  In all, there were 119 properties sold, significantly up from 57 the previous week. Estero moved into second for the week.  Overall there were 79 real estate transactions versus 29 properties sold the prior week. And, last but not least, Bonita Springs finished the week with 71 transactions which is up from the week before when there were 63 sales.

So, of the 119 properties sold in Ft. Myers, 8 percent were condos, 25 percent were single family homes and 63 percent were vacant lots.  The remaining properties sold were multi-family and commercial units.

Additionally, of the 79 closings in Estero, 23 percent were single family homes, 48 percent were vacant lots and 28 percent were condos. Therefore, the other properties sold in Bonita were agricultural lots.

Finally, Bonita Springs finished the week with 71 properties sold, 23 percent were vacant lots, 34 percent were condos and 28 percent were single family homes. Thus, the remaining real estate transactions in Bonita Springs were vacant lots and commercial units.

Even thought it’s summer, activity in Southwest Florida remains strong.  The June Southwest Florida Real Estate Review sales for the wee of the 23rd are broken down by the following property types: 78 single family homes, 56 condos, 132 vacant lots, 7 multi-family units, 5 mobile homes, 4 commercial units and 2 agricultural lot sold during the week.

Fort Myers

  • 33912 – 21 properties sold (1 commercial unit, 1 mobile home, 2 vacant lots, 11 single family homes and 6 condos)
  • 33913 – 88 properties sold (1 commercial unit, 1 agricultural lot, 69 vacant lots, 14 single family homes and 3 condos)
  • 33967 – 10 properties sold (4 vacant lots, 5 single family homes and 1 condo)

Naples Florida Home Sales ReviewThe Naples Florida Home Sales Review for the week of May 14th shows there were 337 Naples Properties Sold. This is significantly more than the previous week when 262 homes sold.  Similar to the prior, North Naples had the most real estate transactions. And, East Naples had the second most homes sold.  Also, the City of Naples rounded out the week with the third most real estate transactions. Ultimately, North Naples ended the week with 85 properties sold up from 56 properties sold. And East Naples had 64 homes sold, compared to 52 the previous week. Finally, the City of Naples ended the week with 46 properties sold versus 45 the week of the May 7th.

Additionally, of the 85 real estate sales in North Naples, 46 percent were condos, 47 percent were single family homes and 7 percent were vacant lots.  Also, in East Naples, of the 64 transactions closed, 64 percent were condos, 8 percent were vacant lots and 28 percent were single family homes.  Finally, of the 46 transactions closed in the city of Naples, 65 percent were condos and 33 percent were single family homes. Finally, similar to last week, the remaining lots sold were vacant lots.

In Summary, the Naples Florida Home Sales Review for the week of May 14th shows 150 condos, 138 single family homes 47 vacant lots and 2 mobile homes closed in Collier County.

May Real Estate Sales Normalize in Naples Florida

Estate SalesOverall, Naples Florida Real Estate Sales normalized during the first week of May.  During the week of May 7th there were 262 Naples Properties Sold. This is significantly less than the previous week when 411 homes sold.  However, similar to last week, North Naples had the most real estate transactions. And, East Naples had the second most homes sold.  Also, the City of Naples rounded out the week with the third most real estate transactions. Ultimately, North Naples ended the week with 56 properties sold down from 97 during the prior week. And East Naples had 52 homes sold, compared to 90 the previous week. Finally, the City of Naples ended the week with 45 properties sold versus 54 the week of the April 30th.

Additionally, of the 56 real estate sales in North Naples, 64 percent were condos, 29 percent were single family homes and 4 percent were vacant lots.  Also, in East Naples, of the 52 transactions closed, 63 percent were condos, 12 percent were vacant lots and 23 percent were single family homes.  So, the remaining properties sold were mobile homes.  Finally, of the 45 transactions closed in the city of Naples, 58 percent were condos and 38 percent were single family homes. Finally, similar to last week, the remaining lots sold were vacant lots.

In Summary, the number of Naples Properties Sold during the week of May 7th shows 137 condos, 87 single family homes 36 vacant lots and 2 mobile homes closed in Collier County.

SW Florida Property Sales Return to Normal

Property Sales ReturnSo, property sales return to normal levels for the week of June 16th in Ft. Myers, Bonita Springs and Estero.  There were 150 properties sold versus 455 properties sold during the week of June 9th.

Unlike last week, Bonita Springs had the most real estate sales with 63 properties sold, down from 154 the previous week. Fort Myers was second with 57 real estate transactions versus 186 properties sold the prior week. And, Estero finished the week with 29 transactions which is down from the week before when there were 108 sales.

So, of the 63 properties sold in Bonita Springs, 32 percent were condos, 29 percent were single family homes and 16 percent were vacant lots.  The remaining properties sold were mobile homes, multi-family units and commercial units.

Additionally, of the 57 closings in Ft. Myers, 37 percent were single family homes, 35 percent were vacant lots and 25 percent were condos. Therefore, the other properties sold in Fort Myers were commercial units.

Finally, Estero had 29 properties sold, 17 percent were vacant lots, 41 percent were condos and 31 percent were single family homes. Thus, the remaining real estate transactions in Estero were mobile homes and an agricultural lot.

In summary, Southwest Florida Property Sales Return to Normal for the week and are broken down as follows: 48 single family homes, 47 condos, 41 vacant lots, 6 mobile homes, 5 commercial units, 2 multi-family units and 1 agricultural lot sold during the week.
