Florida Real Estate TrendsOverall, the latest Florida real estate trends in Naples, Bonita Springs, Estero and Marco Island show the market is healthy.  Unlike other areas of the country, we have a good supply of inventory and home prices are increasing steadily.  The luxury real estate market, homes priced above $2 million, continues to show significant growth with double digit increases in closed sales year-to-date.

Southwest Florida Real Estate Trends for Naples, Bonita Springs and Estero

  • Closed sales year-to-date increased slightly from 7,958 closings to 8,104 which was similar to the same time period last year
  • Luxury Home Sales priced above $2 million increased 18.5 percent year-to-date
  • Inventory as of August 1st of this year was 6,304 residential properties compared to 6,264 one year ago, this represents a 6.3 month’s supply of properties for sale
  • New Listings over the past 12 months totaled 17,539, this is a decrease of 14 percent compared to the prior year
  • Average Sales Price for the last 12 months ending August 31st increased 8.9 percent up to $568,633
  • Median Sales Price for the same 12 months increased 3.2 percent to $330,604
  • Luxury Homes Sales above $2 million increased 4 percent over the past 12 months

Marco Island Florida Real Estate Trends

  • marco islandClosed sales fell from 594 to 558 so far this year
  • Overall closed sales for the past 12 months  declined 8.5 percent from 893 to 817 year over year
  • Inventory as of August 1st of this year was 561 properties which is down from 651 during the same time in 2017
  • Over the past 12 months ending August 31st, there were 1,287 listings added to the market which was down from 1,465
  • The average sales price for the past 12 months increased just under 3 percent from $732,709 up to $752,451
  • Median sales price remained about the same during the past 12 months at $572,717

Naples July Real Estate Defies National Trends

The latest national trends show existing home sales continue to decline and there is also a shortage of properties for sale according to the most recent market report from the National Association of Realtors (NAR). However, the Naples area continues to defy those national trends.  Overall home sales and pending sales both increased for the month of July.  Additionally, housing inventory in Naples is healthy with a 6.25 month supply. When compared to the nationwide average of 4.3 month supply of home inventory, Naples is in great shape as we head into season.

July 2018 Naples Area Real Estate Activity Highlights:

  • Overall home sales increased 8 percent, up from 682 properties to 738 for the month of July
  • Single Family Closed sales increase 5 percent compared to July of last year
  • Condo Closed sales increased 12 percent over the same time last year
  • Median Closed Price increased to $345,000 during the month which is an 8% increase
  • Overall inventory fell slightly from 4,928 down to 4,871 which is a 1 percent decline
  • Average days on market fell from 105 down to 93 days or an 11 percent drop

national trendsUnlike the national average of home sales which declined for the past three months, home sales in Naples increased 8 percent.  Evan though inventory in other areas of the country remains in tight supply, Naples is boasting just over a six month supply which is considered a healthy market.  Additionally, the median price of homes nationwide for July was up 4 percent while the Naples area increased 8 percent.  Finally, there’s a significant difference in how people are purchasing real estate in our area.  Approximately 50 percent of the home purchases in July were cash sales compared to 20 percent nationally.

Bottom Line:

We have a healthy inventory, increasing closed sales, price stability and a decrease in the number of days on market. Therefore, it is a prime time to buy a property in Naples, Florida!

Real Estate Sales Beginning of August for Southwest FL

Beginning of AugustIt is the beginning of August and for the week of the 4th, the Southern Ft. Myers, Estero and Bonita Springs Florida Home Sales report shows there were 162 properties sold down from 212 properties sold during the prior week.

Similar to last week, South Ft. Myers lead the real estate market with the most sales.  In all, there were 61 properties sold, down from 94 the prior week. Bonita Springs moved up to second with 56 real estate transactions versus 57 properties sold the week before. And, last but not least, Estero finished the week with 43 transactions which is down from the week before when there were 61 sales.

So, of the 61 properties sold in S. Ft. Myers, 31 percent were single family homes, 18 percent were condos and 41 percent were vacant lots. The remaining South Fort Myers properties sold were mobile homes, commercial units and multi-family units.

Additionally, Bonita Springs finished the week with 56 properties sold, 14 percent were vacant lots, 32 percent were condos and 41 percent were single family homes. Thus, the remaining real estate transactions in Bonita Springs were mobile homes, multi-family units and commercial units.

Finally, of the 43 closings in Estero, 39.5 percent were condos, 28 percent were vacant lots and 32.5 percent were single family homes.

In review, for the beginning of August, real estate transactions are broken down by the following property types:  57 single family homes, 47 condos, 45 vacant lots, 3 commercial units, 5 multi-family units, 4 mobile homes and 4 commercial units sold during the week.

Incredible Number of Real Estate Transactions

Incredible NumberThere were an incredible number of real estate sales during the week of June 25th in Naples Florida.  Especially since it’s the middle of summer. And when I say an incredible number, I mean it! There were 451 Naples Properties Sold during the week. This is significantly higher than the previous week when 283 homes sold.  Similar to last week, North Naples had the most real estate transactions with a total of 114 properties sold which is up from 69 the week before. And, East Naples had the second most homes sold with 79 real estate transactions compared to 53 during the prior week. Finally, the City of Naples rounded out the week with 58 transactions, up from the previous week when there were 32 units sold.

Additionally, of the 114 real estate sales in North Naples, 15 percent were vacant lots, 55 percent were condos and 30 percent were single family homes.   Also, in East Naples, of the 79  transactions closed, 19 percent were vacant lots, 55 percent were condos and 24 percent were single family homes.  The remaining property sold was a mobile home. And, of the 58 properties sold in the City of Naples, 66 percent were condos and 31 percent were single family homes. The remaining property sold was a vacant lot.

In Summary, for the Naples area during the week of June 25th, real estate sales are broken down as follows: 202 condos, 147 single family homes 101 vacant lots and 1 mobile home closed in Collier County.

Sales Week of June 18thNaples Real Estate Sales Week of June 18th – There were 283 Naples Properties Sold during the week. This is lower than the previous week when 317 homes sold.  Similar to last week, North Naples had the most real estate transactions with a total of 69 properties sold down from 83 the week before. And, East Naples had the second most homes sold with 53 real estate transactions compared to 46 during the prior week. Finally, the City of Naples rounded out the week with 32 transactions down from the previous week when there were 55 units sold.

Additionally, of the 69 real estate sales in North Naples, 11 percent were vacant lots, 25 percent were condos and 46 percent were single family homes. The remaining properties sold were mobile homes.  Also, in the East Naples, of the 53  transactions closed, 6 percent were vacant lots, 58 percent were condos and 36 percent were single family homes.  And, of the 32 properties sold in the City of Naples, 66 percent were condos and 34 percent were single family homes.

In Summary, for Naples Real Estate Sales Week of June 18th are broken down as follows: 114 condos, 116 single family homes 51 vacant lots and 2 mobile homes closed in Collier County.

Estero and Bonita Springs Florida Home Sales

Bonita Springs Florida Home SalesDuring the week of July 28th, the Southern Ft. Myers, Estero and Bonita Springs Florida Home Sales report shows there were 212 properties sold down from 230 properties sold during the prior week.

Similar to last week, South Ft. Myers lead the real estate market with the most sales.  In all, there were 94 properties sold, down from 138 the prior week. Estero remained second with 61 real estate transactions versus 50 properties sold the week before. And, last but not least, Bonita Springs finished the week with 57 transactions which is up from the week before when there were 41 sales.

So, of the 94 properties sold in S. Ft. Myers, 45 percent were single family homes, 19 percent were condos and 30 percent were vacant lots. The remaining South Fort Myers properties sold were agricultural lots, commercial units and multi-family units.

Additionally, of the 61 closings in Estero, 18 percent were condos, 44 percent were vacant lots and 33 percent were single family homes.  The remaining properties sold were mobile homes.

Finally, Bonita Springs finished the week with 57 properties sold, 37 percent were vacant lots, 30 percent were condos and 28 percent were single family homes. Thus, the remaining real estate transactions in Bonita Springs were agricultural lots and  mobile homes.

Activity in South Ft. Myers, Bonita Springs and Estero remains hot!  In review, for the week of July 28th, real estate transactions are broken down by the following property types:  79 single family homes, 46 condos, 76 vacant lots, 3 commercial units, 4 mobile homes, 2 multi-family units and 1 agricultural lot sold during the week.
