SWFL End of August Real Estate Transactions

End of AugustEnd of August real estate transaction for the week of the 25th in the Southern Ft. Myers, Estero and Bonita Springs area show there were 153 properties sold, up slightly from 146 properties sold during the prior week.

Once again, South Fort Myers lead the end of August real estate market with the most sales.  In all, there were 53 properties sold, down slightly from 56 the prior week. Bonita Springs moved into second with 51 real estate transactions versus 31 properties sold the week before. And, last but not least, Estero finished the week with 49 transactions which is down from the week before when there were 58 sales.

So, of the 53 properties sold in S. Ft. Myers, 45 percent were single family homes, 15 percent were condos and 32 percent were vacant lots. The remaining properties sold in South Fort Myers were mobile homes and multi-family units.

Additionally, Bonita Springs finished the week with 51 properties sold, 37 percent were vacant lots, 24 percent were condos and 25 percent were single family homes. Thus, the remaining real estate transactions in Bonita Springs were multi-family units, mobile homes and commercial units.

Finally, of the 49 closings in Estero, 35 percent were condos, 8 percent were vacant lots and 51 percent were single family homes. The remaining Estero properties sold were mobile homes.

In review, the end of August real estate transactions in the Southwest Florida area are broken down by the following property types:  58 single family homes, 41 condos, 40 vacant lots, 7 mobile homes, 4 multi-family units and 3 commercial units sold during the week.

Southern Fort Myers

  • 33912 – 12 properties sold (8 single family homes and 4 condos)

  • 33967 – 15 properties sold (3 multi-family units, 3 vacant lots and 9 single family homes)

Real Estate Transactions Rebound Mid-July

Real Estate Sales ReboundReal Estate transactions rebound from the previous week.  During the week of July 9th in Naples Florida there were 271 Naples Properties Sold. This is significantly higher than the previous week when 175 homes sold.  Similar to last week, North Naples still had the most real estate transactions with a total of 71 properties sold which is up from 42 the week before. And, East Naples had the second most homes sold with 57 real estate transactions compared to 31 during the prior week. Finally, the City of Naples rounded out the week with 24 transactions which was the same as the previous week when there were also 24 units sold.

Additionally, of the 71 real estate sales in North Naples, 44 percent were condos, 48 percent were single family homes and 8 percent were vacant lots.  Also, in East Naples, of the 57 transactions closed, 63 percent were condos and 32 percent were single family homes. The remaining properties sold were mobile homes and vacant lots. And, of the 24 properties sold in the City of Naples, 67 percent were condos and 33 percent were single family homes.  Since we are at the height of summer, it is great to real estate closings still high for the week.

In Summary, real estate transactions rebound in the Naples area during the week of July 9th. Overall, real estate sales are broken down as follows: 127 condos, 98 single family homes 44 vacant lots and 2 mobile homes closed in Collier County.

Unlike last week, Estero lead the SWFL August real estate market with the most sales.  In all, there were 58 properties sold, up from 34 the prior week. Southern Fort Myers remained in second with 56 real estate transactions versus 38 properties sold the week before. And, last but not least, Bonita Springs finished the week with 31 transactions which is down from the week before when there were 43 sales.

So, of the 58 properties sold in Estero, 19 percent were single family homes, 22 percent were condos and 59 percent were vacant lots. 

Additionally, S. Ft. Myers finished the week with 56 properties sold, 22 percent were vacant lots, 11 percent were condos and 48 percent were single family homes. Thus, the remaining real estate transactions in Southern Ft. Myers were multi-family units.

Finally, of the 31 closings in Bonita Springs, 29 percent were condos, 23 percent were vacant lots and 42 percent were single family homes. The remaining Bonita properties sold were mobile homes.

In review, August real estate transactions in the Southwest Florida area are broken down by the following property types:  52 single family homes, 28 condos, 63 vacant lots, 2 mobile homes and 1 multi-family unit sold during the week.

Bonita Area Home SalesIt is mid-august and for the week of the 11th, the Southern Ft. Myers, Estero and Bonita Springs Florida Home Sales report shows there were 118 properties sold down from 162 properties sold during the prior week.

Unlike last week, Bonita Springs lead the real estate market with the most sales.  In all, there were 43 properties sold, down from 57 the prior week. Southern Fort Myers fell to second with 38 real estate transactions versus 61 properties sold the week before. And, last but not least, Estero finished the week with 34 transactions which is down from the week before when there were 43 sales.

So, of the 43 properties sold in Bonita Springs, 33 percent were single family homes, 23 percent were condos and 35 percent were vacant lots. The remaining Bonita properties sold were mobile homes and multi-family units.

Additionally, S. Ft. Myers finished the week with 38 properties sold, 32 percent were vacant lots, 16 percent were condos and 42 percent were single family homes. Thus, the remaining real estate transactions in Southern Ft. Myers were mobile homes, multi-family units and commercial units.

Finally, of the 34 closings in Estero, 26 percent were condos, 26 percent were vacant lots and 38 percent were single family homes.

In review, for Mid-August, real estate transactions are broken down by the following property types:  43 single family homes, 28 condos, 36 vacant lots, 2 commercial units, 3 multi-family units and 6 mobile homes sold during the week.

Real Estate Transactions Slow Mid-July

Transactions SlowIt was a typical summer week in Real Estate as transactions slow down.  During the week of July 2nd in Naples Florida there were 175 Naples Properties Sold. This is significantly lower than the previous week when 451 homes sold.  Similar to last week, North Naples still had the most real estate transactions with a total of 42 properties sold which is down from 114 the week before. And, East Naples had the second most homes sold with 31 real estate transactions compared to 79 during the prior week. Finally, the City of Naples rounded out the week with 24 transactions, down from the previous week when there were 58 units sold.

Additionally, of the 42 real estate sales in North Naples, 45 percent were condos and 52 percent were single family homes.   The remaining property sold in North Naples was a vacant lot. Also, in East Naples, of the 31  transactions closed, 13 percent were mobile homes, 39 percent were condos and  48 percent were single family homes. And, of the 32 properties sold in the City of Naples, 67 percent were condos and 33 percent were single family homes.  Since we are at the height of summer, it is not surprising to see transactions slow for the week.

In Summary, for the Naples area during the week of July 2nd, real estate sales are broken down as follows: 68 condos, 78 single family homes 24 vacant lots and 5 mobile homes closed in Collier County.

Bonita Springs and Estero Real EstateThe latest Bonita Springs and Estero Real Estate trends show single family home sales were on fire during the month of July according to the most recent market report from the Bonita Springs Estero Association of Realtors (B.E.A.R.). Closed sales and pending sales for single family homes in Bonita Springs and Estero increased over 40 percent over the same month last year.  Additionally, the average sales price was up 45 percent in July of this year compared to July of last year.  And, single family home inventory increased for the month giving home buyers more options.

As we gear up for season, we have a healthy real estate market in Southwest Florida, especially if you are considering purchasing a single family home.

Condo Highlights for Bonita Springs And Estero Real Estate:

Although single family homes sales showed significant increases, the condo market slowed a bit.  Closed sales were down 8.3 percent in July of this year compared to the same time period last year.  However, pending sales were up 22 percent.  Finally, inventory fell in July by 11 percent, thus the overall inventory of Bonita Springs and Estero condos sits at a 4.7 month worth of supply which is a bit tight.  With season about to start, I expect to see an increase in the number of condo listings which will give buyers more options.

In the meantime, if you are considering purchasing a condo or single family home in the area, you will have more options and more negotiating power in the single family home market than you will in the condo market.
