August Real Estate Statistics for Bonita Springs & Estero

The latest August Real Estate Statistics from the Bonita Springs Estero Association of Realtors (B.E.A.R.) show closed sales for both single family homes and condos increased more than 45 percent.  Overall, the single family market is more balanced with a healthy level of inventory. On the other hand, in the condo market even though closed sales were significant, pending sales dropped double digits and inventory is even tighter than the same time last year.

As we gear up for season, closed sales activity is already well above last year and we are just getting started. If you are considering buying your dream home in SWFL you will have more options to consider if you are planning to buy a single family home versus a condo.

Bonita Springs and Estero Single Family August Real Estate Statistics

August Single Family Home Highlights:

• Closed sales increased from 74 in August of 2017 up to 108 this year which is a 45.9 percent increase
• Pending sales increased 8 percent from 87 up to 94 compared to last August
• Inventory or active listings increased up to 521 from 487 which is a 7 percent increase versus last year
• Supply of Inventory increased slightly from 5.3 months up to 5.4 months

Bonita Springs and Estero Condo August Real Estate Statistics

August Condo Highlights:

• Closed sales increased from 52 in August of 2017 up to 85 this year which is a 63.5 percent increase
• Pending sales decreased 16.2 percent from 74 down to 62 compared to last August
• Inventory or active listings decreased to 405 from 427 which is a 5.27 percent decline versus last year
• Supply of Inventory decrease double digits from from 5.8 months down to 4.6 months

August Housing Market Statistics Remain Strong

According to the latest August Housing market statistics for Naples, closed sales of properties during during the month increased 5 percent to 719 homes from 685 homes in August 2017.  A 21 percent increase in condo sales drove the overall increase in closed sales for the month.  Additionally, total inventory during August also rose by 2 percent.  The increase was primarily due to 218 properties below $500,000 added to the market compared to the same month last year.

“I’m really encouraged by activity in the lower end of the market during August,” said Mike Hughes, Vice President and General Manager for Downing-Frye Realty, Inc., who, along with several broker analysts reviewing the August Market Report, thinks we’ll continue to see an uptick in inventory through the end of the year. “Historically, August is where we begin to see an increase in inventory as sellers get ready for our busy winter season.”

September Real Estate Transactions Off to Great Start

Based on the number of September Real Estate Transactions during the first week of the month, we’re off to a great start!  For the first week of September in the Southern Ft. Myers, Estero and Bonita Springs area there were 223 properties sold, up from 153 properties sold during the prior week.

Unlike last week, Bonita Springs started the month of September with the most real estate sales.  In all, there were 87 properties sold, up significantly from 51 the prior week. Southern Fort Myers fell into second with 80 real estate transactions versus 53 properties sold the week before. And, last but not least, Estero finished the week with 52 transactions which is up from the week before when there were 49 sales.

So, of the 87 properties sold in  Bonita Springs, 38 percent were single family homes, 26 percent were condos and 28 percent were vacant lots. The remaining properties sold in Bonita were mobile homes, multi-family units and a coop.

Additionally, S. Ft. Myers finished the week with 80 properties sold, 34 percent were vacant lots, 15 percent were condos and 46 percent were single family homes. Thus, the remaining real estate transactions in Southern Ft. Myers were multi-family units, mobile homes and commercial units.

Finally, of the 52 closings in Estero, 29 percent were condos, 21 percent were vacant lots and 50 percent were single family homes.

In review, September real estate transactions for the first week of the month in the Southwest Florida area are broken down by the following property types:  52 single family homes, 98 condos, 62 vacant lots, 4 mobile homes, 4 multi-family units, 1 agricultural lot, 1 coop and 1 commercial unit sold during the week.

Naples July Real Estate Transactions Remain Strong

Overall, Naples July Real Estate transactions remain strong.  During the week of July 23rd there were 251 Naples Properties Sold. This is slightly lower than the previous week when 262 homes sold.  Similar to last week, North Naples still had the most real estate transactions with a total of 57 properties sold which is down from 67 the week before.  And, East Naples had the second most homes sold with 42  real estate transactions compared to 59 during the prior week. Finally, the City of Naples rounded out the week with 34 transactions which was slightly lower than the previous week when there were 36 units sold.

Additionally, of the 57 real estate sales in North Naples, 45.5 percent were condos, 30 percent were single family homes and 24.5 percent were vacant lots.  Also, in East Naples, of the 42 transactions closed, 11 percent were vacant lots, 60 percent were condos and 26 percent were single family homes. The remaining properties sold were mobile homes. And, of the 34 properties sold in the City of Naples, 71 percent were condos and 29 percent were single family homes. 

In Summary, Naples July real estate transactions in the Naples area during the week of the 23rd were broken down as follows: 109 condos, 87 single family homes 51 vacant lots and 4 mobile homes closed in Collier County.

Naples FL Real Estate Sales Still Sizzling

Real Estate sales in Naples FL continue to remain as hot as the weather!  During the week of July 16th there were 262 Naples Properties Sold. This is slightly lower than the previous week when 271 homes sold.  Similar to last week, North Naples still had the most real estate transactions with a total of 67 properties sold which is down from 71 the week before. And, East Naples had the second most homes sold with 59 real estate transactions compared to 57 during the prior week. Finally, the City of Naples rounded out the week with 36 transactions which was higher than the previous week when there were only 24 units sold.

Additionally, of the 67 real estate sales in North Naples, 45 percent were condos, 43 percent were single family homes and 12 percent were vacant lots.  Also, in East Naples, of the 59 transactions closed, 8 percent were vacant lots, 64 percent were condos and 27 percent were single family homes. The remaining properties sold were mobile homes. And, of the 36 properties sold in the City of Naples, 69 percent were condos and 31 percent were single family homes.  As was the case last week, real estate sales in the greater Naples area remain strong.

In Summary, real estate transactions in the Naples area during the week of July 16th were broken down as follows: 105 condos, 102 single family homes 52 vacant lots and 3 mobile homes closed in Collier County.
