September Real Estate StatisticsThe latest September Real Estate Statistics from the Bonita Springs Estero Association of Realtors (B.E.A.R.) shows a significant recovery compared to last year when hurricane Irma temporarily disrupted the real estate market.  The most notable increase was in pending condo sales which was up almost 106% over last year.  Clearly the housing market has recovered since the hurricane and continues a positive upward trend.

Pending sales for both single family homes and condos increased more than 75 percent.  Inventory for both single family homes and condos are approaching healthy levels based on the available inventory.  In fact, both single family homes and condos are just below 6 months supply of inventory. However, every community is different.  While some communities in Bonita Springs and Estero may be very health, some may have too much inventory and should be avoided.

As we start season, if you are considering buying your dream home in southwest Florida, I highly recommend you move forward now before prices rise further.

  • Closed sales increased from 50 in September of 2017 up to 74 this year which is a 48 percent increase
  • Pending sales increased 79.5 percent from 39 up to 70 compared to last September
  • Inventory or active listings increased up to 530 from 485 which is a 9.3 percent increase versus last year
  • Supply of Inventory decreased slightly from 5.5 months up to 5.4 months

September Condo Highlights:

  • Closed sales increased from 53 in September of 2017 up to 55 this year which is a 3.8 percent increase
  • Pending sales increased 105.9 percent from 34 down to 70 compared to last September
  • Inventory or active listings increased to 422 from 430 which is a 1.9 percent increase versus last year
  • Supply of Inventory decrease from from 5.7 months down to 4.8 months

2018 Naples Third Quarter Real Estate Activity

One year after Hurricane Irma, third quarter real estate activity for 2018 remains solid.  September, in particular, showed impressive overall closed sales numbers.  In Naples, closed sales increased 62 percent to 644 homes in September of 2018 compared to 398 closed home sales in September of 2017. According to broker analysts, this impressive increase in month over month sales is a result of the effect of the hurricane when home sales halted following the massive storm.

The Naples third quarter real estate report showed notable increases in every category except days on market which declined slightly. Overall pending sales in the third quarter are up 20 percent, closed sales are up 13 percent, the median closed price is up 3 percent, inventory is up 4 percent, and the days on market decreased 1 percent; all indicators that the third quarter real estate market in Naples is healthy.

Naples Third Quarter Real Estate Highlights:

  • Overall inventory increase 4 percent up to 4,776 units
  • Pending sales increase up to 2,014 which was a 20 percent increase
  • Days on market decreased 1 percent down to 98 days
  • Q3 Sales increase up to 2,032 which is a 13 percent increase
  • Single Family closed sales increased 6 percent, up to 979 units sold
  • Condo closed sales saw a 20 percent increase up to 1,053 properties sold
  • Overall median price close up 3 percent for the quarter up to $330,000
Luxury properties, homes over $1,000,000 are driving the market.  Pending sales for homes prices between $1 million and $2 million were up 18 percent for the quarter.  And pending sales for properties above $2 million were up a staggering 50 percent compared to Q3 of last year.  Additionally, closed sales of luxury homes above $2 million increased 20 percent during the quarter up from 66 properties sold to 79 luxury homes sold.

 

Most notable in the 3Q Market Report was the strong activity in the condominium and single family pending sales which increased at least 20 during the third quarter. Closed sales were significantly stronger in the condo market than the single family home market.

September Southwest Florida Real EstateBased on the latest September Southwest Florida Real Estate Report, for the week of September 29th in the Southern Ft. Myers, Estero and Bonita Springs area, there were 199 properties sold. This is up slightly from 183 properties sold during the prior week.

Similar to last week, southern Ft. Myers led the market with the most real estate sales. In all, there were 76 properties sold, up from 72 the prior week.  Bonita Springs remained in second position with 62 real estate transactions compared to 60 the prior week. Estero was in third position with 59 real estate transactions compared to 45 properties sold the week before.

So, of the 76 properties sold in South Ft. Myers, 39 percent were single family homes, 21 percent were condos and 34 percent were vacant lots. The remaining properties sold in S. Ft. Myers were mobile homes, multi-family units, vacant lots and commercial units.

Also, of the 62 closings in Bonita Springs, 32 percent were condos, 32 percent were vacant lots and 31 percent were single family homes. The remaining Bonita properties sold were mobile homes.

Lastly, Estero finished the week with 59 properties sold, 54 percent were vacant lots, 22 percent were condos and 20 percent were single family homes. Thus, the remaining real estate transactions in Estero were mobile homes.

In review, based on the September Southwest Florida Real Estate Report for the fourth week of the month, transactions are broken down by the following property types:  62 single family homes, 50 condos, 78 vacant lots, 6 mobile homes, 2 multi-family units and 1 commercial unit sold during the week.

Real Estate Transactions ReviewOverall, the Naples real estate transactions review for the week of August 20th shows there were 232 Naples Properties Sold. This is similar to the previous week when 245 homes sold.  Unlike last week, East Naples had the most real estate transactions with a total of 56 properties sold which is slightly higher than the 50 properties sold the week before.  And, North Naples had the second most homes sold with 53 real estate transactions compared to 50 during the prior week. Finally, the City of Naples rounded out the week with 31 transactions which was higher than the previous week when there were 25 units sold.

Additionally, of the 56 real estate sales in East Naples, 57 percent were condos, 23 percent were single family homes and 20 percent were vacant lots.  Also, in North Naples, of the 53 transactions closed, 20 percent were vacant lots, 42 percent were condos and 38 percent were single family homes. And, of the 31 properties sold in the City of Naples, 68 percent were condos and 29 percent were single family homes. The remaining property sold was a mobile home.

In Summary, Naples real estate transactions review for the week of August 20th were broken down as follows: 105 condos, 71 single family homes 54 vacant lots and 2 mobile homes closed in Collier County.

September Real Estate Sales UpdateBased on the latest September Real Estate Sales Update for the week of September 22nd in the Southern Ft. Myers, Estero and Bonita Springs area there were 183 properties sold, up slightly from 177 properties sold during the prior week.

Similar to last week, southern Ft. Myers led the market with the most real estate sales. In all, there were 72 properties sold, down slightly from 76 the prior week.  Bonita Springs moved into second position with 60 real estate transactions compared to 32 the prior week. Estero fell to third position with 45 real estate transactions compared to 69 properties sold the week before.

So, of the 72 properties sold in South Ft. Myers, 47 percent were single family homes, 17 percent were condos and 29 percent were vacant lots. The remaining properties sold in S. Ft. Myers were mobile homes, multi-family units and commercial units.

Also, of the 60 closings in Bonita Springs, 32 percent were condos, 23 percent were vacant lots and 28 percent were single family homes. The remaining Bonita properties sold were coops, mobile homes and multi-family units.

Lastly, Estero finished the week with 45 properties sold, 22 percent were vacant lots, 36 percent were condos and 36 percent were single family homes. Thus, the remaining real estate transactions in Estero were mobile homes and commercial units.

In review, SWFL September real estate sales update for the third week of the month are broken down by the following property types:  51 single family homes, 69 condos, 45 vacant lots, 9 commercial units, 6 mobile homes, 2 multi-family units and 1 coop unit sold during the week.
