Is a Buyers Market on the Horizon?

A Buyers Market in the Making

Are we in the beginning stages of a buyers market?  Nationwide, we’ve seen buyers pulling back.  At the same time, home prices are on the rise.  In fact, since 2011, the U.S. median home price has risen 55 percent. During the same time period, wages only rose 18 percent.

Additionally, the Federal Reserve has become more aggressive to prevent inflation. They’ve increased short-term interest rates  multiple times over the past year which has resulted in mortgage rates increasing slightly during the past couple of months.  The Fed is expected to continue to raise rates 3 or 4 more times over the next 12 months due to the hot economy. Job openings are at record highs and the number of people applying for unemployment is at historic lows.

Naples Weekly Home SalesUltimately, as long as the economy remains strong, home sale will continue their upward trend, despite interest rate increases.  And, if you consider the current mortgage rates, they are still at historic lows.

Also, contrary to popular belief, mortgage rate increases don’t always result in a reduction in home sales.  In 1984, 1994 and 1999, interest rates rose approximately two percentage points per year. However, home sales remained flat or increased.

Finally, with home buyers taking more time, existing home inventory has stabilized.  At the same time, new construction homes have increased.  In fact, a recent survey conducted by the National Association of Realtors (NAR), showed 50 percent of consumers feel now is a good time to sell.  Where as two years ago, only 28 percent of consumers felt it was a good time to sell.  And, most home sellers are also home buyers.  As inventory increases, prices will stop increasing and prices may actually start to decrease.

So, if you are considering buying your dream home, it is time to resume your search for your own slice of paradise!

2 Myths Holding Back Home Buyers

There are a couple of myths floating around about home buyers. Have you been wondering what might be holding buyers back from buying your home? Many individuals think they need to put 20 percent down to buy a home. Others think they have to have a perfect FICO score.  That’s just not true.

Urban Institute recently released a report entitled, “Barriers to Accessing Homeownership: Down Payment, Credit, and Affordability,” which revealed that,

“Consumers often think they need to put more money down to purchase a home than is actually required. In a 2017 survey, 68% of renters cited saving for a down payment as an obstacle to homeownership. Thirty-nine percent of renters believe that more than 20% is needed for a down payment and many renters are unaware of low–down payment programs.”

Myth #1: “I Need a 20% Down Payment”

Buyers often overestimate the down payment funds needed to qualify for a home loan. According to the same report:

“Most potential homebuyers are largely unaware that there are low-down payment and no-down payment assistance programs available at the local, state, and federal levels to help eligible borrowers secure an affordable down payment.”  

These numbers do not differ much between non-owners and homeowners. For example, “30% of homeowners and 39% of renters believe that you need more than 20 percent for a down payment.”

While many believe that they need at least 20% down to buy their dream homes, they do not realize that there are programs available which allow them to put down as little as 3%. Many renters may actually be able to enter the housing market sooner than they ever imagined with programs that have emerged allowing less cash out of pocket.

Myth #2: “I Need a 780 FICO® Score or Higher to Buy”

Similar to the down payment, many either don’t know or are misinformed about what FICO® score is necessary to qualify.

Many Americans believe a ‘good’ credit score is 780 or higher.

To help debunk this myth, let’s take a look at Ellie Mae’s latest Origination Insight Report, which focuses on recently closed (approved) loans.

As you can see in the chart above, 51.7% of approved mortgages had a credit score of 600-749. This  clearly shows a requirement of a 20 percent down payment is one of those myths which is just not true!

October South Florida Weekly Real Estate Report

October South FloridaBased on the latest October South Florida Real Estate Report, for the week of October 13th in the Southern Ft. Myers, Estero and Bonita Springs area, there were 87 properties sold. This is down from 122 properties sold during the prior week.

Unlike the previous week, Bonita Springs led the market with the most real estate sales. In all, there were 34 properties sold, down from 63 the prior week.  Southern Ft. Myers fell to second position with 31 real estate transactions which is the same as the prior week. Estero remained in third position with 22 real estate transactions compared to 28 properties sold the week before.

So, of the 34 properties sold in Bonita Springs, 35 percent were single family homes, 35 percent were condos and 24 percent were vacant lots. The remaining properties sold in Bonita were multi-family units and mobile homes.

Also, of the 31 closings in S. Ft. Myers, 16 percent were condos, 16 percent were vacant lots and 61 percent were single family homes. The remaining South Fort Myers properties sold were multi-family units.

Lastly, Estero finished the week with 22 properties sold. The Estero real estate transactions consisted of 14 percent vacant lots, 27 percent were condos and 59 percent were single family homes.

In review, based on the October South Florida Real Estate Report for the second week of the month, transactions are broken down by the following property types:  44 single family homes, 23 condos, 17 vacant lots, 2 multi-family units and 1 mobile home sold during the week.

Quail Creek Country Club Undergoes Major Renovations

Quail Creek Country Club announces major renovation project

Quail Creek CountryA luxury golf community in Naples, Quail Creek Country Club, announced plans to move forward with a major renovation project designed to enhance the lifestyle of both current and future members.

The $18.5 million capital improvement project was approved by club members in March. Initially, the renovation project will include rebuilding the current clubhouse, tennis and fitness building and cart barn.  The new plans include an 18,000 square Sports Center with a golf shop, tennis shop, a Blue Zone certified fitness center, wellness center and spa.

The club aspires to offer amenities to meet the growing retirement market which is seeking a healthy lifestyle.

The new tennis facility will include 10 tennis courts, four pickleball courts, 3 bocce ball courts and a croquet court.

Additionally, the existing 56,000-square-foot clubhouse at Quail Creek Country Club will also be updated both inside and outside.  In addition to expanding the Greenside Grill, a new Creekside Café will be added to provide food and bevarage concessions to serve golfers making the turn, as well as the bocce ball and croquet players. Finally, a new wine room will be added for a more luxury experience in the private dining area.

Quail Creek CC is home to two Arthur Hills 18-hole championship golf courses which have already undergone extensive renovations over the past six years.

More About Quail Creek Country Club Golf Membership:

Golf Membership is capped at 480 members between the two golf courses which means you will have no problem getting a tee time.  Renovations to the current practice facilities, including the driving range are almost complete.  The golf courses themselves will not be impacted during the renovation project.

One of the causes of the housing bubble 10 years ago was the increase of housing inventory to a 10-12 month supply. This over supply caused prices to fall. Today we have a 4.4 month supply of homes for sale nationwide, nowhere near the amount we had pre-bubble! Let’s chat about what that means in our market!

Although nationwide the housing market only has a 4.4 month supply of inventory, Naples is actually in a more balanced and healthy state with more inventory than the national average. Southwest Florida October Real Estate Report

October Real EstateBased on the latest Southwest Florida October Real Estate Report, for the week of October 6th in the Southern Ft. Myers, Estero and Bonita Springs area, there were 122 properties sold. This is down from 199 properties sold during the prior week.

Similar to last week, southern Ft. Myers led the market with the most real estate sales. In all, there were 63 properties sold, down from 76 the prior week.  Bonita Springs remained in second position with 31 real estate transactions compared to 62 the prior week. Estero was in third position with 28 real estate transactions compared to 59 properties sold the week before.

So, of the 63 properties sold in South Ft. Myers, 41 percent were single family homes, 11 percent were condos and 43 percent were vacant lots. The remaining properties sold in S. Ft. Myers were agricultural lots and commercial units.

Also, of the 31 closings in Bonita Springs, 26 percent were condos, 16 percent were vacant lots and 48 percent were single family homes. The remaining Bonita properties sold were mobile homes and multi-family units.

Lastly, Estero finished the week with 28 properties sold. The Estero real estate transactions consisted of 21 percent  vacant lots, 25 percent were condos and 46 percent were single family homes. Thus, the remaining transactions in Estero were mobile homes.

In review, based on the October Southwest Florida Real Estate Report for the first week of the month, transactions are broken down by the following property types:  54 single family homes, 22 condos, 38 vacant lots, 3 mobile homes, 2 multi-family units, 2 commercial units and 1 multi-family unit sold during the week.

  • Bonita Springs and Estero Real Estate34134 – 6 properties sold (5 single family homes and 1 condo)
  • 34135 – 25 properties sold (1 mobile home, 2 multi-family units, 5 vacant lots, 10 single family homes and 7 condos)

Southern Fort Myers

  • 33912 – 10 properties sold (1 agricultural lot, 1 commercial unit, 2 vacant lots,  3 single family homes and 3 condos)
  • 33913 – 39 properties sold (1 commercial unit, 22 vacant lots, 12 single family homes and 4 condos)
  • 33967 – 14 properties sold (3 vacant lots and 11 single family homes)

Estero

 

  • 33928 – 18 properties sold (2 mobile homes, 6 vacant lots, 8 single family homes and 2 condos)
  • 33967 – 2 properties sold (2 Single Family Homes)
  • 34134 – 2 properties sold (2 condos)
  • 34135 – 6 properties sold (3 single family homes and 3 condos)
