Beginning of October Real Estate Sales Hot

Real Estate SalesOverall, the Naples real estate sales report for the week of October 1st shows there were 161 Naples Properties Sold.  This is down from the week before when 232 units sold. North Naples remained in the top spot for home sales with 42 real estate transactions which were down from 61 homes sold the previous week. And, East Naples stayed in the second position with 32 real sales compared to 41 homes sold during the week of September 24th.  Finally, the City of Naples rounded out the week with 27 transactions versus 31 homes sold the prior week.

So, of the 42 real estate sales in North Naples, 10 percent were vacant lots, 50 percent were condos and 40 percent were single family homes.  Also, in East Naples, of the 32 transactions closed, 66 percent were condos and 31 percent were single family homes. The remaining property sold in East Naples was a vacant lot. Finally, of the 27 properties sold in the City of Naples, 74 percent were condos and 26 percent were single family homes.

In Summary, a review of Naples real estate sales for the week of October 1st show sales was broken down as follows: 55 single family homes, 84 condos, 20 vacant lots and 2 mobile homes sold in Collier County.

Overall, the latest Southwest Florida real estate trends in Naples, Bonita Springs, Estero show the market remains healthy.  However, each community varies.  For example, Mediterra only has 9 condos for sale and therefore only 4.5 months supply of inventory which is tight.  Bay Colony, on the other hand, has a 60 month supply of inventory for single-family homes.  A healthy market will be in the range 6-7 months supply of inventory. So, if your a luxury home buyer, now would be the time to look at property in Bay Colony since a large supply means there should be room for negotiating a great price. October Housing Market Activity Remains Strong

The latest October Housing Market statistics from the Naples Area Board of REALTORS® (NABOR®), show activity remains strong, defying national trends. Closed home sales in the Naples market grew 20 percent to 674 sales in October 2018 compared to 561 sales in October 2017. The last few months have seen not only a return to a steady housing market for Naples but also an increased buyer demand for homes in Collier County. Additionally, inventory during October jumped 20 percent to 5,992 homes.  Ultimately, inventory is at it’s highest level since 2012 giving buyers more options to chose from which is excellent news if you are in the market to purchase your dream home in Naples.

While buyers struggle to find enough inventory in other cities across the country, this is not the case in Naples. With 5,992 properties currently on the market, we have almost 7.5 months of inventory available to potential home buyers. Also, 10 percent of the new inventory was the result of new construction.  And, if you are considering new construction, remember the contractor’s real estate agent represents the builder’s best interest, not yours.  There is no cost for you to have an agent represent you. In fact, I may be able to help you save money and negotiate for extras which the builder may not let you know about. In fact, approximately 87 percent of homebuyers used a real estate agent when purchasing their home this past year.
Finally, we should see inventory continue to increase as we typically do during this time of year. Season is approaching fast and it will be here before you know it. In case you are new to our area, season typically runs from mid-January through Easter.

Pending Sales:

Additionally, overall pending sales for October were up 17 percent. The luxury home market for properties priced between $1 to $2 million reported the highest increase (39 percent) for the month compared to October 2017.

Median Sales:

The October report also showed the overall median closed price increased 1 percent to $344,000 from $342,000 in October 2017. Interestingly, the Naples Beach area’s median closed price decreased 13 percent in October to $595,000 in October 2018 from $682,000 in October 2017.

Change in Florida Property Tax Policies

Lastly, with the recent passing of Amendment 2 by voters in the state of Florida, there is now a permanent cap of 10 percent on annual non-homestead property assessment increases. This will provide protection for homeowners who are only in the area for part of the year. This new law is most important for home buyers who are purchasing a second home such as a vacation home in the state.

Naples Weekly Real Estate Transactions Report

Transactions ReportOverall, the Naples real estate transactions report for the week of September 24th shows there were 232 Naples Properties Sold.  This is up significantly from the week before when 158 units sold. North Naples remained in the top spot for home sales with 61 real estate transactions which were up from 38 homes sold the previous week. And, East Naples stayed in the second position with 41 real sales compared to 32 homes sold during the week of the 17th.  Finally, the City of Naples rounded out the week with 31 transactions versus 25 homes sold the previous week.

So, of the 61 real estate sales in North Naples, 21 percent were vacant lots, 54 percent were condos and 25 percent were single family homes.  Also, in East Naples, of the 41 transactions closed, 78 percent were condos and 20 percent were single family homes. The remaining properties sold in East Naples were mobile homes. Finally, of the 31 properties sold in the City of Naples, 68 percent were condos and 29 percent were single family homes. The remaining property sold was a vacant lot.

In Summary, a review of Naples real estate transactions for the week of September 24th was broken down as follows: 63 single family homes, 125 condos, 42 vacant lots and 2 mobile homes sold in Collier County.

November Real Estate Southwest Florida November Real Estate Trends

Based on the latest Southwest Florida November Real Estate report, for the week of the 3rd in the Southern Ft. Myers, Estero and Bonita Springs area, there were 182 properties sold. This is up significantly from 104 units sold during the prior week.

Similar to the previous week, South Fort Myers led the market with the most real estate sales. There were 74 properties sold compared to 40 homes sold during the week of October 27th.  Bonita springs was second with 58 properties sold versus 39 the week before.  And, Estero remained in third position with 50 real estate transactions which was down from the previous week when there were 25 properties sold.

For the 74 real estate sales in S. Fort Myers, 16 percent were condos, 16 percent were vacant lots and 48 percent were single family homes. The remaining transactions were mobile homes and commercial units.

Also, of the 58 real estate transactions in Bonita, 21 percent were vacant lots, 40 percent were condos and 20 percent were single family homes. The remaining Bonita Springs properties sold were commercial units.

Lastly, of the 50 closings in Estero, 18 percent were condos, 50 percent were vacant lots and 30 percent were single family homes.

In review, based on the November Real Estate Trends for the first week of the month, transactions are broken down by the following property types:  83 single family homes, 44 condos, 49 vacant lots, 3 commercial units, 2 mobile homes and 1 multi-family unit sold during the week.

Weekly Real Estate ReviewBased on the latest Southwest Florida Weekly Real Estate Review, for the week of October 27th in the Southern Ft. Myers, Estero and Bonita Springs area, there were 104 properties sold. This is down from 122 units sold during the prior week.
