Late November Real Estate Sales Double

late novemberBased on the latest Southwest Florida Real Estate trends for late November, during the week of the 24th in the Southern Ft. Myers, Estero and Bonita Springs area, there were 164 properties sold. This is double the number of sales from the prior week when 82 units sold.

Similar to the previous week, Southern Fort Myers led the market with the most real estate sales. There were 70 properties sold compared to 40 homes sold during the week of November 17th.  Estero moved into second with 47 properties sold versus 12 the week before.  And, Bonita Springs fell to the third position with 44 real estate transactions which was up from the previous week when there were 29 properties sold.

For the 70 real estate sales in S. Fort Myers, 23 percent were condos, 30 percent were vacant lots and 44 percent were single family homes. The remaining transactions were commercial units and multi-family homes.

Also, of the 47 real estate transactions in Estero, 8.5 percent were mobile homes, 17 percent were condos, 49 percent were vacant lots, 25.5 percent were single family homes and 17 percent were condos.

Lastly, of the 44 closings in Bonita Springs, 7 percent were commercial units, 23 percent were condos, 14 percent were vacant lots and 50 percent were single family homes.

In review, based on the late November real estate transactions report for the week of November 24th, transactions are broken down by the following property types:  66 single family homes, 36 condos, 50 vacant lots, 6 mobile homes, 4 commercial units and 2 multi-family units sold during the week.

Naples Golf Guy FloridaOverall, the Naples Golf Guy Florida Real Estate Review for the week of October 15th shows there were 180 Naples Properties Sold.  This is up from the week before when 152 units sold. North Naples once again remained in the top spot for home sales with 48 real estate transactions which were up from 34 homes sold the previous week. And, East Naples stayed in the second position with 36 real sales compared to 27 homes sold during the week of October 8th.  Finally, the City of Naples rounded out the week with 32 transactions versus 24 homes sold the prior week.

So, of the 48 real estate sales in North Naples, 8 percent were vacant lots, 56 percent were condos and 36 percent were single family homes.  Also, in East Naples, of the 36 transactions closed, 61 percent were condos and 33 percent were single family homes.  The reaming properties closed were vacant lots and mobile homes. Finally, of the 32 properties sold in the City of Naples, 63 percent were condos and 37 percent were single family homes.

In Summary, a review of Naples Golf Guy Florida real estate review of property sales for the week of October 15th show sales were broken down as follows: 66 single family homes, 91 condos, 21 vacant lots and 2 mobile homes sold in Collier County.

North Naples once again remained in the top spot for home sales with 34 real estate transactions which were down from 42 homes sold the previous week. And, East Naples stayed in the second position with 27 real sales compared to 32 homes sold during the week of October 1st.  Finally, the City of Naples rounded out the week with 24 transactions versus 27 homes sold the prior week.

So, of the 34 real estate sales in North Naples, 56 percent were condos and 41 percent were single family homes.  The remaining property sold was a vacant lot. Also, in East Naples, of the 27 transactions closed, 70 percent were condos and 30 percent were single family homes.  Finally, of the 24 properties sold in the City of Naples, 75 percent were condos and 25 percent were single family homes.

November Real Estate Trends for Southwest Florida

Based on the latest South Florida November Real Estate trends, for the week of the 17th in the Southern Ft. Myers, Estero and Bonita Springs area, there were 82 properties sold. This is down slightly from 90 units sold during the prior week.

TrendsSimilar to the previous week, Southern Fort Myers led the market with the most real estate sales. There were 40 properties sold compared to 38 homes sold during the week of November 10th.  Bonita Springs was second with 29 properties sold versus 32 the week before.  And, Estero remained in the third position with 12 real estate transactions which was down from the previous week when there were 18 properties sold.

For the 40 real estate sales in S. Fort Myers, 15 percent were condos, 33 percent were vacant lots and 48 percent were single family homes. The remaining transactions were agricultural lots.

Also, of the 29 real estate transactions in Bonita, 28 percent were condos, 31 percent were vacant lots and 31 percent were single family homes. The remaining transactions were mobile homes and commercial units.

Lastly, of the 12 closings in Estero, 42 percent were vacant lots and 33 percent were single family homes. The other properties sold in Estero were a vacant lot, commercial building and a mobile home.

In review, based on the Southwest Florida November Real Estate Trends for the third week of the month, transactions are broken down by the following property types:  33 single family homes, 15 condos, 27 vacant lots, 3 mobile homes, 3 agricultural lots and 1 commercial unit sold during the week.

South Florida November Real Estate Trends

south florida novemberBased on the latest South Florida November Real Estate report, for the week of the 10th in the Southern Ft. Myers, Estero and Bonita Springs area, there were only 90 properties sold. This is down significantly from 182 units sold during the prior week.

Similar to the previous week, South Fort Myers led the market with the most real estate sales. There were 38 properties sold compared to 74 homes sold during the week of November 3rd.  Bonita Springs was second with 32 properties sold versus 58 the week before.  And, Estero remained in the third position with 18 real estate transactions which was down from the previous week when there were 50 properties sold.

For the 38 real estate sales in S. Fort Myers, 18 percent were condos, 34 percent were vacant lots and 39 percent were single family homes. The remaining transactions were multi-family units and commercial units.

Also, of the 32 real estate transactions in Bonita, 31 percent were vacant lots, 28 percent were condos and 38 percent were single family homes. The remaining Bonita Springs properties sold were multi-family units.

Lastly, of the 18 closings in Estero, 44 percent were condos, 17 percent were vacant lots and 28 percent were single family homes.

In review, based on the South Florida November Real Estate Trends for the second week of the month, transactions are broken down by the following property types:  32 single family homes, 26 condos, 27 vacant lots, 2 mobile homes, 2 multi-family unit and 1 commercial unit sold during the week.

According to the Estero and Bonita Springs Florida Realtors Associaiton® (BER), historical numbers from October 2016, 2017 and 2018 show a trend of market stabilization. In particular, October Statistics shows a significant increase in single family homes sales for October 2018 compared to 2017. Additionally, new single-family listings were up 28.6 percent compared to October of last year.  Condo activity was also strong for the month of October.  Both closed sales and pending sales were up double digits compared to the same time a year ago.

October Single Family Home Highlights:

  • Closed sales increased from 65 in October of 2017 up to 91 this year which is a 41.5 percent increase
  • Pending sales increased 2.1 percent from 94 up to 96 compared to last October
  • Inventory of active listings west up to 585 from 513 which is a 14 percent increase versus last year
  • Supply of Inventory decreased from 5.9 months down to 5.6 months

October Condo Highlights:

  • Closed sales increased from 66 in October of 2017 up to 73 this year which is a 3.8 percent increase
  • Pending sales increased 11.5 percent from 61 up to 68 compared to last October
  • Inventory of active listings increased to 508 from 469 which is an 8.3 percent increase versus last year
  • Supply of Inventory decreased from 6.3 months down to 5.7 months

Bonita Springs FloridaIf you are considering purchasing a home in Estero or Bonita Springs Florida, area brokers are recommending you move forward now as residential real estate prices are expected to remain steady going into the first quarter of 2019.

According to Realtor.com’s report for the Bonita Springs and Estero market, there were 8.2 million listing page views for October 2018, over a half million more views than last month. For homeowners who wish to sell, the number of listing page views bodes very well for the market, as local and non-local buyers are actively looking to buy a property. For home sellers, it’s just another reason to list now as opposed to later. Homeowners wishing to sell are urged to take advantage of the current online activity generating around the Bonita Springs and Estero markets.

In addition, the passing of Amendment 2 in Florida is also a big win for investors and homeowners. As of Jan. 1, 2019, annual increases in the taxable value of all non-homestead property will permanently be capped at 10 percent. Non-homestead properties include rental properties, vacation homes, vacant land, and commercial property. In the past, increases were unlimited so it’s a great time to take advantage of the new law.
