Overall, the latest Southwest Florida real estate trends in Naples, Bonita Springs, Estero show the market remains healthy.  However, each community varies.  For example, West Bay only has 8 condos for sale and therefore only 3.3 months supply of inventory which is really tight.  Bay Colony at Pelican Bay, on the other hand, has a 48 month supply of inventory for single-family homes.  A healthy market will be in the range 6-7 months supply of inventory. So, if your a luxury home buyer, now would be the time to look at property in Bay Colony since a large supply means there should be room for negotiating a great price. November Housing Market Report Shows Activity Heating Up

The November housing market report recently released by the  Naples Area Board of REALTORS® (NABOR®), shows home sales increased by double digits in every price category. Ultimately, overall closed sales increased 24 percent compared to November of last year.  Additionally, inventory rose up to 5,971 properties which is a 12 percent increase.

November Housing Market Highlights:

• Overall closed sales increased 24 percent compared to 2017
• Single-family home sales increased 21 percent versus last November
• Condo sales increased 27 percent over the same time a year ago
• Overall median closed sales price went up to $334,000 which is a 1 percent increase
• Pending sales decreased by 4 percent compared to November of 2017
• Days on market fell to 95 days which is a 6 percent decrease

The NABOR® 2018 November Housing Market Report provides comparisons of single-family home and condominium sales based on the data available in the Southwest Florida MLS:

Broken down geographically, Collier’s housing market in November had some interesting pockets of activity. For example, median closed prices decreased 19 percent in the Naples Beach area (34102, 34103, 34108); but increased 12 percent in the North Naples area (34109, 34110, 34119).

There was a 90 percent increase in closed sales of condominiums in East Naples (34114, 34117, 34120, 34137), which brokers attribute to an increase in new construction of townhome developments east of Collier Boulevard. And single-family homes in Central Naples (34104, 34105, 34116) sold the fastest with an average of 66 days on the market from listing to closing.

Naples Weekly Real Estate Transactions Review

Overall, the Naples Golf Guy Real Estate Transactions Review for the week of October 22nd shows there were 206 Naples Properties Sold.  This is up from the week before when 180 units sold. North Naples once again remained in the top spot for home sales with 42 real estate transactions which were down from 48 homes sold the previous week. And, East Naples stayed in the second position with 32 real sales compared to 36 homes sold during the week of October 15th.  Finally, the City of Naples rounded out the week with 25 transactions versus 32 homes sold the prior week.

So, of the 42 real estate sales in North Naples, 12 percent were vacant lots, 36 percent were condos and 52 percent were single family homes.  Also, in East Naples, of the 32 transactions closed, 13 percent were vacant lots, 31 percent were condos and 47 percent were single family homes.  The reaming properties closed were multi-family homes and mobile homes. Finally, of the 25 properties sold in the City of Naples, 16 percent were vacant lots, 60 percent were condos and 24 percent were single family homes.

In Summary, a review of Naples Golf Guy Florida real estate transactions review of property sales for the week of October 22nd show sales were broken down as follows: 86 single family homes, 75 condos, 42 vacant lots and 3 mobile homes sold in Collier County.

Real Estate Sales Double Two Weeks in a Row

Real estate sales double compared to the week before for the second straight week! Based on the latest Southwest Florida Real Estate trends for the beginning of December, during the week of the 1st in the Southern Ft. Myers, Estero and Bonita Springs area, there were 317 properties sold, compared to 164 units sold the prior week.

Unlike last week Bonita Springs led the market with the most real estate sales. Sales soared to 129 properties sold compared to 44 homes sold during the week of November 24th.  South Fort Myers moved into second with 124 properties sold versus 70 the week before.  And, Estero returned to the third position with 63 real estate transactions which was up from the previous week when there were 47 properties sold.

For the 129 real estate sales in Bonita Springs, 37 percent were condos, 29 percent were vacant lots and 31 percent were single family homes. The other properties sold in Bonita were mobile homes and commercial units.

Also, of the 124 real estate transactions in South Fort Myers, 31 percent were condos, 27 percent were vacant lots and 37 percent were single family homes. The remaining properties sold in this area were mobile homes and multi-family units.

Lastly, of the 63 closings in Estero,  29 percent were condos, 25 percent were vacant lots and 41 percent were single family homes. The only other properties sold in Estero were mobile homes.

In review, real estate sales for the first week of December are broken down by the following property types:  112 single family homes, 106 condos, 87 vacant lots, 7 mobile homes, 3 commercial units and 2 multi-family units sold during the week.

• 33912 – 26 properties sold (1 vacant lot, 11 single family homes and 14 condos)
• 33913 – 68 properties sold (2 commercial units, 24 vacant lots, 17 single family homes and 25 condos)
• 33967 – 30 properties sold (1 mobile home, 2 multi-family units, 9 vacant lots and 18 single family homes)

Estero

• 33928 – 49 properties sold (3 mobile homes, 16 vacant lots, 20 single family homes and 10 condos)
• 33967 – 4 properties sold (2 single family homes and 2 condos)

Although we saw sales double two weeks in a row, we don’t expect this to happen again next week.  However, the fact that we did see sales double two weeks in a row does reconfirm real estate activity is very strong in southwest Florida.
