November Real Estate Started Slower

November Real Estate Started a Little Slower

Real Estate StartedOverall, November real estate started a little slower than the end of October.  The latest market report for the week of November 5th shows there were 212 Naples Properties Sold during the week of the 5th which was down from the week before when 331 units sold. Similar to the prior week, East Naples remained in the top spot with a total of 50 real estate transactions which was down from 82 homes sold the prior week.  North Naples came in a close second with 44 properties sold compared to 70 the previous week. And finally, the city of Naples had 25 property sales which was down from 39 units sold the week before.

So, of the 50 real estate sales in East Naples, 6 percent were mobile homes, 38 percent were single family homes and 54 percent were condos. The remaining property sold in E. Naples was a vacant lot. Also, in North Naples, of the 44 transactions closed, 25 percent were vacant lots, 41 percent were condos and 34 percent were single family homes. Last but not least, of the 25 sales in the City of Naples, 48 percent were single family homes and 52 percent were condos.

In review, Naples real estate started November with a similar mix of properties sold compared to the end of the previous month. Transactions for the week of the 5th show sales were broken down as follows: 86 single family homes, 75 condos, 47 vacant lots and 4 mobile homes sold in Collier County.

New Year New Golf Rules

New Year New Golf Rules for 2019

The USGA has made major changes to Golf Rules which go into effect on Jan. 1, 2019. Several changes are expected to make it easier for players and improve the pace of play. Make sure you’re up to speed before tomorrow!

Golf Rules

The USGA has outlined the new Golf Rules for 2019 in detail.

A couple of highlights include:

  • Embedded Ball Rule – The rule now applies from tee to green instead of just the fairway
  • Lost Ball – You now have 3 minutes instead of 5 minutes to find a lost ball
  • Ready Golf – Players are now allowed to play when they are ready instead of waiting for the player farthest from the hole to play
  • New Procedure for Dropping a Ball – You now drop the ball from knee height instead of shoulder height
  • Repairing Damage on the Putting Green – Tap down those spike marks!
  • Unplayable Ball in a Bunker – You can now take relief outside the bunker with a 2 stroke penalty

Southwest Florida December Real Estate Sales

Southwest Florida DecemberBased on the latest Southwest Florida December Real Estate trends for the week of the 8th in the Southern Ft. Myers, Estero and Bonita Springs area, there were 332 properties sold. This is slightly higher than the number of sales from the prior week when 317 units sold.

Similar to the previous week, Bonita Springs led the market with the most real estate sales. There were 145 properties sold compared to 129 homes sold during the week of December 1st.  Southern Fort Myers remained in the second position with 120 properties sold versus 124 the week before.  And, Estero was once again in the third position with 66 real estate transactions which was up from the previous week when there were 60 properties sold.

For the 129 real estate sales in Bonita Springs, 32 percent were condos, 32 percent were vacant lots and 31 percent were single family homes. The remaining transactions were commercial units, mobile homes, and multi-family homes.

Also, of the 120 real estate transactions in South Ft. Myers, 29 percent were condos, 31 percent were vacant lots and 38 percent were single family homes. The other property sales in the area were mobile homes, multi-family units, and commercial units.

Lastly, of the 66 closings in Estero, 23 percent were condos, 33 percent were vacant lots and 42 percent were single family homes. Also, there was 1 commercial unit sold in Estero.

In review, based on the Southwest Florida December real estate transactions report for the week of Dec. 8th, transactions were broken down by the following property types:  119 single family homes, 97 condos, 105 vacant lots, 5 commercial units, 4 mobile homes, and 2 multi-family units sold during the week.

End of October Naples Real Estate Review

October Naples Weekly Real Estate Review

October NaplesOverall, the end of October Naples real estate market report showed strong activity for the week of October 29th. The latest report available shows there were 331 Naples Properties Sold during the week of the 29th which was up 61 percent from the week before when 206 units sold. East Naples moved into the top spot for the week with a total of 82 real estate transactions which was up from 32 homes sold the prior week.  North Naples came in a close second with 70 properties sold compared to 42 the previous week. Next, was the Corkscrew area which showed significant activity for the month with a total of 40 real estate transactions. And finally, the city of Naples had 39 property sales which was up from 25 units sold the week before.

So, of the 82 real estate sales in East Naples, 16 percent were vacant lots, 41 percent were single family homes and 43 percent were condos. Also, in North Naples, of the 70 transactions closed, 23.5 percent were vacant lots, 28.5 percent were condos and 48.5 percent were single family homes. For the Corkscrew area, of the 40 properties closed, 12.5 percent were condos, 40 percent were single family homes and 47.5 percent were vacant lots.  Last but not least, of the 39 sales in the City of Naples, 41 percent were single family homes and 59 percent were condos.

In Summary, a review of the end of October Naples real estate transactions for the week of the 29th show sales were broken down as follows: 138 single family homes, 113 condos, 77 vacant lots and 3 mobile homes sold in Collier County.

November 2018 Real Estate Statistics

Southwest Florida November 2018 Real Estate Statistics

For November 2018, according to the Estero and Bonita Springs Florida Realtors Associaiton® (BEAR), both single family homes sales and condo sales increased compared to November of last year. Additionally, inventory of condos increased double digits up 14.6 percent compared to November 2018.  Most importantly, the amount of inventory on the market is just over a 6 month supply of homes for sale.  This is considered a balanced and stable market.

November 2018 Single Family Home Highlights:

  • Closed sales increased from 73 in November 2018 up to 80 this year which is a 9.6 percent increase
  • Pending sales decreased 17.9 percent from 106 down to 87 compared to last November
  • Inventory of active listings went up to 614 from 566 which is an 8.5 percent increase versus last year
  • Supply of Inventory decreased from 6.6 months down to 6.1 months

November 2018 Condo Highlights:

  • Closed sales increased slightly from 60 in November 2018 up to 61 this year which is a 1.7 percent increase
  • Pending sales decreased 34.6 percent from 104 down to 68 compared to last November
  • Inventory of active listings increased to 577 from 502 which is a 14.9 percent increase versus last year
  • Supply of Inventory decreased from 6.7 months down to 6.5 months
