Southwest Florida January Real Estate Transactions

January Real Estate TransactionsBased on the latest Southwest Florida January Real Estate transactions report for the week of the January 5th in the Southern Ft. Myers, Estero and Bonita Springs area, there were 161 properties sold. 

Southern Fort Myers led the market with the most real estate sales. There were 60 properties sold during the week of January 5th.  Bonita Springs was a close second with 56 properties sold.  And, Estero was once again in the third position with 40 real estate transactions.

For the 60 real estate sales in South Ft. Myers, 18 percent were condos, 32 percent were vacant lots and 48 percent were single family homes. The remaining transaction was a commercial unit.

Also, of the 56 real estate transactions in Bonita Springs, 41 percent were condos, 21 percent were vacant lots and 36 percent were single family homes. The other property sold in the area was a multi-family unit.

Lastly, of the 40 closings in Estero, 32.5 percent were condos, 35 percent were vacant lots and 32.5 percent were single family homes.

In review, based on the latest Southwest Florida January Real Estate transactions report for the week of January 5th, sales were broken down by the following property types:  65 single family homes, 49 condos, 45 vacant lots, 1 multi-family unit and 1 commercial unit sold during the week.

  • 33912 – 16 properties sold (1 vacant lot, 9 single family homes and 6 condos)
  • 33913 – 31 properties sold (1 commercial unit, 13 vacant lots, 12 single family homes and 5 condos)
  • 33967 – 13 properties sold (5 vacant lots and 8 single family homes)

Estero

  • 33928 – 29 properties sold (14 vacant lots, 7 single family homes and 8 condos)
  • 33967 – 4 properties sold (3 single family homes and 1 condo)

Southwest Florida December 2018 Real Estate Statistics

For December 2018, according to the Estero and Bonita Springs Florida Realtors Associaiton® (BEAR), both single family homes sales and condo sales fell by double digits compared to December of 2017. On the other hand, inventory for both property types increased double digits when you compare December of 2017 to 2018.  Ultimately, the amount of inventory on the market remains in the healthy range which is a 6-7 month supply of inventory which is considered a balanced and stable market.

December 2018 Single Family Home Highlights:

  • Closed sales decreased from 100 in Dec. 2017 down to 80 in December 2018 which is a 20 percent decrease
  • Pending sales decreased 7.8 percent from 77 down to 71 compared to the previous December
  • Inventory of active listings went up to 652 from 577 which is a 13 percent increase versus the prior year
  • Supply of Inventory decreased slightly from 6.7 months down to 6.6 months

Estero and Bonita Springs Florida Condo Statistics – December 2018

December 2018 Condo Highlights:

  • Closed sales decreased from 71 in Dec. 2017 down to 62 the previous year which was a 12.7 percent decrease
  • Pending sales decreased 14.3 percent from 70 down to 60 compared to December of the previous year
  • Inventory of active listings increased to 637 from 527 which is a 20.9 percent increase versus last year
  • Supply of Inventory increased from 6.9 months up to 7.2 months

If you are considering purchasing a home in Estero or Bonita Springs Florida, the latest real estate statistics reinforce now is a good time to move forward as residential real estate prices have decreased slightly and inventory has increased. Those properties priced correctly will sell quickly as we head into the heart of season.

For centuries, people in this country have seen homeownership as part of the American Dream. With so many prominent societal changes over the last few decades, it is fair to ask if people in America still feel the same way about owning a home. The answer was made abundantly clear in two separate reports released earlier this month.

American Dream
In their market trends report, As Housing Trends Shift, So Does Renter, Buyer and Seller SentimentTrulia revealed that:

“After two years of no change, the share of Americans who say that homeownership is part of their personal “American Dream” ticked up from 72 percent to 73 percent of Americans.”

At the same time, the National Association of Realtors released their Aspiring Home Buyers Profile. As the report explained:

“For both homeowners and non-homeowners alike, homeownership is strongly considered a part of the American Dream. For non-owners, roughly 75 percent reported that homeownership is part of their American Dream. For owners, nine in 10 believe it is part of their American Dream.”

The belief among the vast majority of Americans, whether they rent or own, is that purchasing a home still remains a major step toward accomplishing the American Dream.

Overall, the latest Southwest Florida real estate trends in Naples, Bonita Springs, Estero show the market remains healthy.  However, each community varies.  For example, West Bay only has 6 condos for sale and therefore only 2.57 months supply of inventory which is really tight.  Bay Colony at Pelican Bay, on the other hand, has a 44 month supply of inventory for single-family homes.  A healthy market will be in the range 6-7 months supply of inventory. So, if your a luxury home buyer, now would be the time to look at property in Bay Colony since a large supply means there should be room for negotiating a great price.
