Great Start for December Real Estate Transactions

December Real EstateOverall, December real estate transactions started out strong. The latest market report for the week of December 3rd shows there were 226 Naples Properties Sold. North Naples was in the top spot with a total of 78 real estate transactions.  East Naples came in a second with 49 properties sold. And finally, the city of Naples had 19 properties sales for the week.

So, of the 78 real estate sales in North Naples, 12 percent were vacant lots, 37 percent were single family homes and 47 percent were condos. Also, in East Naples, of the 49 transactions closed, 8 percent were vacant lots, 41 percent were condos and 31 percent were single family homes. Last but not least, of the 19 sales in the City of Naples, 10 percent were vacant lots, 32 percent were single family homes and 58 percent were condos.

In review, December real estate transactions for the week of the 3rd show sales were broken down as follows: 86 single family homes, 102 condos, 37 vacant lots and 1 mobile home sold in Collier County.

Southwest Florida January Real Estate Summary

Real Estate Sales SummaryBased on the latest Southwest Florida January Real Estate Sales Summary report for the week of the January 12th in the Southern Ft. Myers, Estero and Bonita Springs area, there were 168 properties sold versus 161 properties the week before.

Unlike last week, Estero had the most real estate sales. There were 70 properties sold during the week of January 5th compared to 40 during the previous week.  Bonita Springs remained in the second position with 49 properties sold compared to 56 sales during the prior week.  And, Southern Fort Myers feel to the third position with 40 real estate transactions which was down from the week of the 5th when 60 properties sold.

For the70 real estate sales in Estero, 19 percent were condos, 20 percent were single family homes and 54 percent were vacant lots. The remaining transactions were mobile homes.

Also, of the 49 real estate transactions in Bonita Springs, 35 percent were condos, 10 percent were vacant lots and 35 percent were single family homes. The other properties sold in the area were multi-family units, commercial units, and a coop.

Lastly, of the 40 closings in S. Ft. Myers, 35 percent were condos, 33 percent were vacant lots and 33 percent were single family homes. Additionally, a commercial unit and a couple of agricultural lots were sold in the area.

In review, based on the latest Southwest Florida January Real Estate Sales Summary for the week of January 12th, sales were broken down by the following property types:  55 single family homes, 40 condos, 58 vacant lots, 5 mobile homes, 4 multi-family units, 3 commercial units, 2 agricultural lots and 1 coop sold during the week.

Do You Know How Much Your Home Value Has Increased?

Last year we saw headlines about a possible housing market bubble, and many wondered if Americans still felt confident about their home value. Recently, the 2018 Houzz & Home Study revealed:

Homeowners with mortgages have seen their home equity more than double since 2011, increasing to a record-setting $8.3 trillion in 2017.”

Home Value

The average homeowner gained $16,200 in home equity between Q2 2017 and Q2 2018 according to the latest release of CoreLogic’s Home Equity Report.

Since 2011 home values have increased significantly throughout the country, with prices rising by 5.1% in 2018 alone. When surveyed, homeowners revealed the top four reasons why they felt their homes had increased in value.

  1. Desirable Location
  2. Improved National Economy
  3. Improved Local Economy
  4. Low Home Inventory in My Area

As we can see, not only does the data show that the homes have appreciated, but homeowners also believe they know why. Many have taken advantage of the opportunity to use their newly found equity to sell their current house and move up to their dream home!

2019 will be a good year for the homeowners that still want to take advantage of their home equity! CoreLogic forecasts that home prices will increase by 4.8% by the end of the year.

Median Home Sale Price Shows Gains For A Remarkable 81 Months Straight

What has happened to the median home sale price for your home over the past couple of years?  Chances are the median home sale price has increased.

When you purchase a home, you want it to appreciate in value. That way, if and when you decide to sell your home, you can fetch more than what you paid for it (and make a handsome profit in the process).

Well, if you purchased your home anytime in the last seven years or so, chances are you’re probably doing just fine.

According to recent data from Zillow, the median existing home sale price was $257,000 in November 2018. That’s a rise of 4.2% from November the previous year—and marks a whopping 81 months straight of year-over-year gains.

The Takeaway

If you’ve owned your home for at least a few years, chances are it’s appreciated in value so you’ll be able to sell it for a higher value than what you paid. But these steady increases won’t last forever. As new inventory hits the market in 2019, increases in home values are expected to level off. So if you’ve been thinking about selling your home, now is the time to make a move (and make the most profit).

4 Proven Ways Real Estate Can Build Family Wealth

Have you wondered how you can use real estate to build family wealth? There are four proven ways to build sizable wealth.

Build Family Wealth

Recently, David Greene, co-host of the BiggerPockets podcast and a nationally renowned author and speaker, wrote an article in Forbes explaining how investing in real estate could help build wealth. Many of the points he made also apply to a family owning their own home. Here are a few:

1. Appreciation

“The rising of home prices over time, is how the majority of wealth is built in real estate. This is the ‘home run’ you hear of when people make a large windfall of money. While prices fluctuate, over the long run real estate values have always gone up, always, and there is no reason to think that is going to change.

One thing to consider when it comes to real estate appreciation affecting your ROI is the fact that appreciation combined with leverage offers huge returns. If you buy a property for $200,000 and it appreciates to $220,000, your property had made you a 10% return. However, you likely didn’t pay cash for the property and instead used the bank’s money. If you consider that you may have put 10% down ($20,000), you actually have doubled your investment, a 100% return.”

2. Leverage

“By nature, real estate is one of the easiest assets to leverage I have ever come across—maybe the easiest. Not only is it easy to leverage the financing of it, but the terms are incredible compared to any other kind of loan. Interest rates are currently below 5%, down payments can be 20% or less, and loans are routinely amortized over 30-year periods.”

3. Paying Off the Debt

“One of the best parts of investing in real estate is the fact that … you’re slowly paying down your loan balance with each payment to the bank… After enough time passes, a good chunk of every payment comes off the loan balance, and wealth is created.”

4. Forced Equity

“Forced equity is a term used to refer to the wealth that is created when an investor does work to a property to make it worth more…

Example of this would be adding a third or fourth bedroom to a property with only two, adding a second bathroom to a property with only one, or adding more square footage to a property with less than the surrounding houses.”

Though Green was talking about investors, the same could be said about a family upgrading their own home.

Bottom Line

Green put it best by saying:

There are many ways to build wealth in America, but real estate might be the safest, steadiest and simplest way to do so.”
