Mid-December Naples Properties Sold Report

Naples PropertiesThe latest Naples Properties transactions report for the week of December 17th shows there were 299 Naples Properties Sold. East Naples ended the week in the top spot with 65 real estate transactions. North Naples was in the second position with 56 properties sold. Corkscrew was in the third position with 44 units sold.  And finally, the city of Naples had 32 real estate sales.

So, of the 65 real estate sales in East Naples, 15 percent were vacant lots, 29 percent were single family homes and 54 percent were condos. The remaining property sold was a mobile home. Also, in North Naples, of the 56 transactions closed, 14 percent were vacant lots, 36 percent were condos and 48 percent were single family homes. There was also one mobile home sold. For the Corkscrew area, of the 44 transactions completed, 14 percent were condos, 34 percent were single family homes and 50 percent were vacant lots. Once again the remaining property sold was a mobile home. Last but not least, of the 32 Naples properties sold in the City, 25 percent were single family homes and 75 percent were condos.

In review, the Mid-December Naples Properties report for the week of the 17th show sales were broken down as follows: 107 single family homes, 128 condos, 59 vacant lots and 5 mobile homes sold in Collier County.

How do you know what the best price would be for your home if you are planning to sell? What information do you need to make that decision? A real estate professional has access to industry information unavailable to the general public. Additionally, you could spend hours gathering and analyzing data and still price your home too high or too low.

If your plan for 2019 includes selling your home, you will want to pay attention to where experts believe home values are headed. According to the latest Home Price Index from CoreLogic, home prices increased by 4.7% over the course of 2018.

Real estate is local. Each state appreciates at different levels. The majority of the country saw at least a 2.0% gain in home values, while some residents in North Dakota and Louisiana may have felt prices slow slightly.

This effect will be short lived. In the same report, CoreLogic forecasts that every state in the Union will experience at least 2.0% appreciation, with the majority of the country gaining at least 4.0%! The prediction for the country comes in at 4.6%. For a median-priced home, that translates to over $14,000 in additional equity next year! (The map below shows the forecast by state.)

January Real Estate Sales SummaryBased on the end of January Real Estate sales summary for the week of the 26th in the Southern Ft. Myers, Estero and Bonita Springs area, there were 312 properties sold up significantly compared to 113 properties sold the previous week.

Estero skyrocketed to the first position with 236 property sales for the week up from 29 properties sold versus the prior week. The significant difference was due to the number of vacant lots purchased in the Corkscrew area by Lennar Homes and Pulte Homes.

Southern Fort Myers had the second most sales with 37 compared to 30 transactions the week before. And, Bonita Springs was a close third with 36 sales compared to 54 property sales the prior week.

For the 236 real estate sales in Estero, 3 percent were condos, 4 percent were single family homes and 91 percent were vacant lots. The remaining transactions were mobile homes and commercial units.

Also, of the 37 real estate transactions in South Ft. Myers, 22 percent were condos, 43 percent were vacant lots and 32 percent were single family homes. The other properties sold in the area were commercial units.

Lastly, of the 29 closings in Bonita Springs, 44 percent were condos and 42 percent were single family homes.  The remaining sales were mobile homes, vacant lots and a commercial unit.

In review, based on the latest Weekly January Real Estate Sales Summary for the week of the 26th, sales were broken down by the following property types in southwest Florida:  39 single family homes, 33 condos, 234 vacant lots, 3 mobile homes, and 3 commercial units sold.

The Chubb Classic begins this Wednesday at The Classics in Lely Resort.  The Chubb Classic is a Champions Tour event which is in its 32nd year in Naples, Florida. Some of the legends and the best senior PGA professionals will be playing including John Daly, Steve Stricker, Miguel Angel Jimenez, Bernhard Langer, and Colin Montgomerie.

Now is the perfect time to start thinking about selling your house, especially if you are in a Northern state and you want to relocate to Florida. In most areas of the country, the perfect time to sell your home is in April, May, and June.  However, in Naples Florida, the best time to sell is in January, February and March.

Perfect Time

It is common knowledge that a great number of homes sell during the spring buying season. For that reason, many homeowners hold off putting their homes on the market until then. The question is whether or not that is a good strategy this year.

The other listings that come out in the spring will represent increased competition to any seller. Do a greater number of homes actually come to the market during this season in comparison to the rest of the year? The National Association of Realtors (NAR) recently revealed the months during which most people listed their homes for sale in 2018. This graphic shows the results:

The three months in the second quarter of the year (represented in red) are consistently the most popular months for sellers to list their homes on the market. Last year, the number of homes available for sale in January was 1,520,000.

That number spiked to 1,870,000 by May!

With the national job situation improving and mortgage interest rates projected to rise later in the year, buyers are not waiting until the spring; they are out looking for homes right now.
