Home Prices Up 5.73% Across the Country!

Are home prices up in your area? Nationwide home prices are up 5.73 percent nationwide.  In the Southeast, home prices rose 6.17 percent year over year beating the national average.  The only other region with higher home price increases was the mountain region. No Worries… Home Prices Coming in for a SOFT Landing

Home prices have appreciated considerably over the last five years. This has some concerned that we may be in for another dramatic correction. However, recent statistics suggest home values will not crash as they did a decade ago. Instead, this time they will come in for a soft landing.

Soft Landing

The previous housing market was fueled by an artificial demand created by mortgage standards that were far too lenient. When this demand was shut off, a flood of inventory came to market. This included heavily discounted distressed properties (foreclosures and short sales).

Today’s market is totally different. Mortgage standards are tighter than they were prior to the last boom and bust. There is no fear that a rush of foreclosures will come to market. The Mortgage Bankers’ Association just announced that foreclosures are lower today than at any time since 1996.

Case Shiller looks at the percentage of appreciation as compared to the same month the year prior. Here is a graph of their findings over the last ten months:

As we can see, home price appreciation is softening as more inventory comes to market. This shows that real estate prices are not crashing, but merely returning toward historic appreciation numbers of 3.6% annually.

Home prices are leveling off. Long term, that is a good thing for the housing market.

The latest statistics for Collier County, including Naples, show 2019 Real Estate activity for January is off to a very good start for single family home sales. Closed sales for the month were up double digits. Also, the average sales price increased by almost 30 percent for the month. Additionally, inventory was up almost 20 percent which means there are more options available for buyers.  With the increase in inventory, we now have over 9 months worth of single family homes to sell. Similarly, there is more than 7 months supply of condos available for sale. A balanced market typically has 6-7 months supply of properties available for sale. At this point, we are now in a buyers market for single family homes and condos in the greater Naples area.

January 2019 Real Estate Highlights for Collier County Single Family Homes:

  • Closed sales increased 10.5 percent up to 327 from 296 homes sold
  • Inventory rose 18.1 percent up to 3,851 compared to the previous year when there were 3,262 homes for sale
  • Median days to contract increased to 103 days which represented a 19.8 percent increase
  • Average sales price rose up to $930,320 from $717,316 which was a 29.7 percent increase over last year
  • The total months’ supply of inventory increased by 13.3 percent compared to January of last year

While the average sales prices rose this January compared to last year during the same time, both the median home sales price and pending sales have decreased. Finally, in addition to increased inventory, the median days to contract and the median days on market increased significantly. Therefore, it is taking much longer for individuals to sell their homes compared to last year.  As we head into the height of season, home sellers should reassess their sales price if they want to sell their home before season comes to an end.

January 2019 Real Estate Highlights for Collier County Condos:

  • Closed sales decreased by 18.3 percent down to 309 from 378 condos sold
  • Inventory rose 14.2 percent up to 4,121 compared to the previous year when there were 3,610 condos for sale
  • Median days on market increased slightly to 118 days which represented a 1.7 percent increase
  • Average sales price rose 1.2 percent to $481,468 from $475,521 last year
  • The total months’ supply of inventory increased by 8.3 percent compared to January of 2018

Condo sales in January were slower than single-family homes. Similar to single family homes, both inventory and the total supply of condos for sale put us in a buyers market. Additionally, both closed sales and pending sales showed double-digit decreases for the month. However, the average days to contract and average days to close only rose slightly.  Provided your home is priced correctly, you should expect it to take just over 2.5 months to enter into a contract. Now is the time to evaluate your listing price if you are selling to make sure you are competitive with other properties if you want to sell your home in the near future.

Bottom Line:

If you are a buyer, now is a great time to move forward and buy your dream home or dream condo. If you are selling a home, review your sales price with your agent to be sure you are priced competitively.

Interest Rates Hit New 12 Month Low!

According to Freddie Mac’s Primary Mortgage Market Survey, interest rates for a 30-year fixed rate mortgage are currently at their lowest for 2019. Rates like these haven’t been seen since February 2018!

Last week’s survey results reported an interest rate of 4.35%. This is a welcome change from the near 5% rates seen in mid-November. At 4.32%, the second week of February 2018 was the last time rates were this low. This can be seen in the chart below.

Freddie Mac’s Chief Economist, Sam Khater, had this to say:

“Mortgage rates fell for the third consecutive week, continuing the general downward trend that began late last year.

Wages are growing on par with home prices for the first time in years, and with more inventory available, spring home sales should help the market begin to recover from the malaise of the last few months.”

Southwest Florida January 2019 Real Estate Statistics

For January 2019, according to the Estero and Bonita Springs Florida Realtors Associaiton® (BEAR), both single family homes sales and condo sales fell by double digits compared to January of last year. At the same time, inventory for both property types increased double digits when you compare January of 2018 to January 2019.  Additionally, the average sales price increased for both condos and single-family homes. Overall, inventory remains within the 6-7 months supply range which is indicative of a healthy market.

Estero and Bonita Springs Florida Single Family Home Statistics – January 2019

January 2019 Single Family Home Highlights:

  • Closed sales decreased from 73 in Jan. 2018 down to 63 in January 2019 which is a 13.7 percent decrease
  • Pending sales decreased 12.4 percent from 121 down to 106 compared to the previous January
  • Average sales price increased 14.1 percent up to $572,683 from $501,938 a year ago
  • Inventory of active listings went up to 727 from 650 which is an 11.8 percent increase versus the prior year
  • Supply of Inventory decreased slightly from 7.5 months down to 7.4 months

The single-family home market in the Bonita Springs and Estero area remains healthy with 7.4 months supply of inventory.

Estero and Bonita Springs Florida Condo Statistics – January 2019

 

January 2019 Condo Highlights:

  • Closed sales decreased from 89 in Jan. 2018 down to 65 this year which was a 27 percent decrease
  • Pending sales decreased 18.4 percent from 125 down to 102 compared to January of the previous year
  • Average sales price increased 7.3 percent up from $276,738 in January 2018 up to $296,984 in January of this year
  • Inventory of active listings increased to 594 from 663 which is an 11.6 percent increase versus last year
  • Supply of Inventory increased from 7.6 months up to 7.7 months

If you are considering purchasing a condo in Estero or Bonita Springs Florida, the latest real estate statistics reinforce now is a good time to move forward. Inventory continues to increase which gives buyers more options.  Although the market is still in the healthy range with 6 to 7 months supply of inventory, it’s starting to approach a buyers market. As we move closer to the end of season, we are seeing price reductions to a point where those properties priced correctly are selling quickly.

Every three years, the Federal Reserve conducts its Survey of Consumer Finances. Data is collected across all economic and social groups. The latest survey data covers 2013-2016.

The study revealed that the median net worth of a homeowner is $231,400 – a 15% increase since 2013. At the same time, the median net worth of renters decreased by 5% ($5,200 today compared to $5,500 in 2013).

These numbers reveal that the net worth of a homeowner is over 44 times greater than that of a renter.
