What is the Best Month to Sell?

Data Says April is the Best Month to List Your Home for Sale

The spring housing market is off to the races and it is no surprise since April is known as the best month to sell your home! The inventory of homes for sale is increasing, buyers are out in force, and interest rates have remained low, piquing the interest of buyers and sellers previously on the fence about making a move.

New research from realtor.com shows that the first week of April is actually the best time to list your house for sale! The report used “trends in median listing prices, views per property on realtor.com, home price drops, median days on market, and number of listings on the market over the last three years,” to determine a ranking for every week of the year.

Listing your home in the first week of April contributes 14x more property views, 5% less competition from other home sellers, and results in the home being sold 6 days faster!

It should come as no surprise that April and May dominate as the top months to sell. The second quarter of the year (April, May, June) is referred to as the Spring Buyers Season, when competition is fierce to find a dream home, often leading to bidding wars.

However, there is one caveat worth mentioning. When broken down by metro, realtor.com noticed that while warmer climates share an overall trend, they have different top sales months. The best month to get the most exposure in Miami, FL, for instance, is August, while in Phoenix, AZ, June leads the charge.

If you’re thinking of selling your home this year, the time to list is NOW! According to the National Association of Realtors, 41% of homes sold last month were on the market for less than 30 days! If you list now, you’ll have a really good chance to sell in April or May, setting yourself up for the most exposure!

The Enormous Divide Between Real Estate Headlines and the Truth

In today’s day and age, real estate headlines make it challenging to differentiate between positive and negative news about the market. More often than not, the media highlights the negative information over positive information. Some might even call it “fake news”. If you work with a real estate professional, they can help you navigate your way through all the information and provide you with facts about the real estate market to help you make an informed home buying decisions.

Even back in the mid-1800s, people knew that negative news sells. That is still true today. All forms of media realize that they will get more eyeballs, clicks, likes, and engagement by posting something negative. However, they must realize that negative headlines impact markets.

Just last week, the National Association of Home Builders released a survey revealing:

“Negative media reports making buyers cautious was a significant problem for 48% of builders in 2018, but 62% expect it to be a problem in 2019.”

Even today, the good news is headlined with a negative spin in order to get attention. Here are two recent examples from mainstream media:

Actual Headline #1Cash-out refis are back – will homes become ATMs again?

The real story: The headline is accurate – to a point. It is true that the percentage of refinances in which the homeowner received cash at the closing has increased to levels that existed in 2006. However, the actual amount of equity homeowners “cashed-out” compared to a decade ago isn’t close.

The dollar amount cashed-out last year was $63 billion. That seems like a really large number until we compare it to 2006, when homeowners cashed-out $321 billion. That is more than five times the current amount.

In 2006, people did use their homes as ATMs. They purchased new cars, boats, and lavish vacations. Today, the cashed-out equity is being used to consolidate debt, as seed capital for a new business, or to help a child with their college tuition.

Actual HeadlineConsumer Debt hits $4 Trillion. Americans are diving deeper and deeper into debt.

The real story: The first sentence of the headline is accurate. The second sentence couldn’t be further from the truth. Total consumer debt is the highest it has ever been. That’s because the population continues to grow, and so does the economy (prices and wages).

The important number is how that total debt ranks as a percentage of disposable personal incomeThat percentage is the lowest ever recorded!! People are not “diving deeper and deeper into debt”. The exact opposite is true. They have less debt now than ever before.

Bottom Line

If you are thinking about buying or selling a home, it is important that you have a true professional handling your real estate needs. Someone who knows the truth about the current economy and its potential impact on the housing market.

There has been a lot written about how to benefit from homeownership. One benefit that continues to rise to the top is the added wealth homeowners gain simply by paying their mortgage while their home increases in value over time.

The National Association of Realtors (NAR) recently broke down the equity gained from price appreciation and principal payments in their Economists Outlook Blog. Homeowners who purchased their homes five years ago have already gained almost $80,000 in equity over that time with 80% of the gains coming from price appreciation.

For a homeowner who purchased their home 30 years ago, they have gained nearly $250,000 in equity with 70% coming from price increases. The full results can be seen in the chart below.

According to the Home Price Expectation Survey, a family who purchased a median priced home this January can expect to gain more than $42,000 over the next five years simply from price appreciation alone.

Lee County February Real Estate Update

Lee County February Real Estate Review

The latest Lee County February Real Estate reports show it’s a buyers market right now.  Inventory for both single family homes and condos increased by double digits in February of this year compared to February of last year. It’s taking longer for buyers to make their purchase decisions as they wade through all the inventory.  The good news is the average and median sales prices remained similar to last year.

Lee County February Real Estate Highlights for Single Family Homes:

  • Closed sales decreased 4.1 percent down to 875 from 912 homes sold
  • Inventory rose 14.5 percent up to 7,195 compared to the previous year when there were 6,286 homes for sale
  • Median days to contract increased to 75 days which represented an 11.9 percent increase
  • Median sales price rose slightly to $253,250 from $250,223 which was a 1.2 percent increase over last year
  • The total months’ supply of inventory increased by 10 percent compared to February of last year

Similar to Collier County, overall single family inventory rose by double digits during the month of February which is good news for buyers who now have more properties to choose from.  Additionally, the market continues to remain in the healthy range for Lee County Single Family homes with a 6.6 months supply of homes available. A healthy market is considered a 6-7 month supply of homes available for sale. At the same time, the median home sale price rose slightly in February. So whether you are considering buying or selling your home, now is a good time.

Lee County February Real Estate Highlights for Condos:

  • Closed sales decreased by 1 percent down to 506 from 511 condos sold
  • Inventory rose 10.4 percent up to 4,165 compared to the previous year when there were 3,772 condos for sale
  • Median days on market increased to 113 days which represented a 21.5 percent increase
  • Average sales price decreased slightly, 1.3 percent to $243,399 from $246,729 last year
  • The total months’ supply of inventory increased by 7 percent compared to February of 2018

Similar to January, condo sales in February were slower than single-family homes. Both inventory and the total supply of condos for sale remain in a buyers market. Most notably, the number of days it took for properties to go to contract and close rose by double digits. If you’re a seller and you have your home price appropriately it could take up to almost 3 months to sell your condo. Since our main selling season is getting closer to the end, if you haven’t done so already, you need to discuss your pricing with your realtor to ensure you are priced right. If you are a buyer, with the increased inventory you should expect to see more options and at a better price.

Naples Area February Real Estate Activity

The latest market reports for February Real Estate activity in the Naples area show home buyers saw a significant increase in the number of properties to consider when making a purchasing decision. Overall, housing market inventory increased 7 percent to 7,442 homes in February 2019 compared to 6,912 in February 2018. In all, 1,498 new listings were added to the Southwest Florida MLS in February according to the February 2019 Market Report released by the Naples Area Board of REALTORS® (NABOR®). So if you are considering buying a home in the Naples area, now is a great time to get a good deal.

2019 February Real Estate Activity Compared to February 2018:

  • Overall inventory increased up to 7,442 properties which represents a 7 percent increase over last February
  • New listings increased 34 percent in the single-family home market and 7 percent in the condominium market
  • Average days on market increased 7 percent up to 102 days
  • Overall closed sales fell 14 percent down to 595 properties sold in February compared to last year
  • Median home sales price fell 4 percent down to $335,000
The February Market Report showed inventory for each home type was about even in February with 3,801 single-family homes available (a 10 percent increase compared to February 2018) and 3,641 condominiums available (a 4 percent increase compared to February 2018). Closed sales for single-family homes fell 7 percent and condos fell 20 percent. With the increase in inventory we’ve shifted to a buyers market and as a result, we’ve started to see homeowners re-evaluate their list price. Homeowners are starting to lower prices to attract buyers before season ends.
The NABOR® February 2019 Market Reports provide comparisons of single-family home and condominium sales (via the Southwest Florida MLS), price ranges, and geographic segmentation and include an overall market summary. NABOR® sales statistics are presented in chart format, including these overall (single-family and condominium) findings:

According to Mike Hughes, Vice President and General Manager for Downing-Frye Realty, Inc., “The high-end market continues to do very well in our area. You can’t look at our market with only one lens,” Hughes added. “A lot can change in a quarter mile. Sellers are best served when they work with a REALTOR®, whose job is to offer home buyers and sellers a good understanding of neighborhood market trends and comparative pricing strategies. This is very important during high season, and especially today when buyers have more housing options.”
Additionally, another incentive for buyers is the continuation of historically low-interest rates.  Mortgage applications for new home purchases increased 6 percent compared to last week and 4 percent compared to the same time last year.

Overall, the latest real estate trends for luxury golf communities in Naples, Bonita Springs, Estero show the market for luxury properties continues to soften in golf communities.  It is a buyers market.  With a handful of exceptions, the months of supply of housing inventory has moved above the 6-7 month healthy market range. However, each community varies.  For example, Grey Oaks only has 7 condos on the market and only 5.6 months supply of inventory which is pretty limited. Bay Colony at Pelican Bay, on the other hand, has increased to a 39 month supply of inventory for single-family homes which is the highest supply of inventory in a Luxury Golf Community in Naples.  So, if your a luxury home buyer, now would be the time to look at property in Bay Colony since a large supply means there should be room for negotiating a great price.
