That two-story, four-bedroom colonial with three bathrooms no longer fits the bill. Taxes are too high. Utilities are too expensive. Cleaning and repair are too difficult. When they decide to travel to be with friends and family, locking up the house is too time-consuming and worrisome.

Instead, a nice ranch home with 2-3 bedrooms and two baths might better fulfill their new needs and lifestyle. The challenge many “boomers” have faced when trying to downsize to the perfect new home has been a lack of inventory.

The average number of years a family stays in their home has increased by fifty percent since 2008, causing fewer houses to come to the market. During the same time, new home builders were concentrating most of their efforts on large, luxury, expensive houses.

However, that is starting to change.

According to the U.S. Department of Housing and Urban Development and the U.S. Census Bureau, sales of newly built, single-family homes rose to a seasonally adjusted annual rate of 692,000 units in March. The great news is that more of those homes were sold at the lower end of the price range.

In a press release last week, the National Association of Home Builders (NAHB) explained that:

“The median sales price was $302,700, with strong gains in homes sold at lower price points. The median price of a new home sale a year earlier was $335,400.”

NAHB Chief Economist Robert Dietz offered further detail:

“We saw a large gain at lower price points where demand is strong. In March of 2019, 50% of new home sales were priced below $300,000, compared to 39% in March of 2018.”

2 Trends Helping Keep Housing Affordable

Two positive trends which will keep housing affordable have started to emerge that impact the 2019 Spring Housing Market. Mortgage interest rates for a 30-year fixed rate loan have dropped to new lows, right as reports show that wages have increased at their highest rate in decades!

These two factors have helped keep housing affordable despite low supply of houses for sale driving up prices. First American’s Chief Economist, Mark Fleming, explains the impact,

“Ongoing supply shortages remain the main driver of the performance gap as the housing market continues to face an inventory impasse – you can’t buy what’s not for sale.

 However, an unexpected affordability surge, driven primarily by lower-than-anticipated mortgage rates, rising wages and favorable demographics, has boosted housing demand.”

Mortgage interest rates had been on the rise for most of 2018 before reaching their peak in November at 4.94%. According to Freddie Mac’s Primary Mortgage Market Survey, interest rates last week came in at 4.20%.

Average hourly earnings grew at an annual rate of 3.2% in March, up substantially from the 2.3% average pace seen over the last 10 years.

These two factors contributed nearly $6,000 worth of additional house-buying power for median households from February to March 2019, according to First American’s research. Fleming is positive about the prolonged impact of lower rates and higher wages.

“We expect rising wages and lower mortgage rates to continue through the spring, boosting housing demand and spurring home sales.”

Bottom Line

Low mortgage interest rates have kept housing affordable throughout the country. If you plan on purchasing a home this year, act now while rates are still low!

Naples Properties Sold Report

Naples Area Properties Sold Review

properties soldThe latest Naples Properties Sold report for the week of February 25th show there were 430 Properties Sold in the Naples area compared to 212 the week before. This was almost double the transactions from the week before! East Naples remained in the top spot for the most real estate transactions for the week.  There were 95 properties sold versus 45 properties the previous week. North Naples was a close second with 89 real estate transactions compared to 41 during the week of the 18th.  The Corkscrew area had a significant amount of activity for the week with a total of 73 transactions. And finally, the city of Naples rounded out the week with 52 properties sold, up significantly from the week before when there were 18 sales.

So, of the 95 real estate sales in East Naples, 18 percent were vacant lots, 19 percent were single family homes and 62 percent were condos. Additionally, there was one mobile home sold. Also, in North Naples, of the 89 transactions closed, 10 percent were vacant lots, 45 percent were condos and 34 percent were single family homes. Corkscrew’s 73 transactions consisted of 7 percent condo sales, 38 percent single family homes and 55 percent vacant lots.  Last but not least, of the 52 Naples properties sold in the City, 21 percent were single family homes and 75 percent were condos. The remaining units sold were vacant lots.

In review, the latest Naples properties sold report during the week of the 25th show sales were broken down as follows: 132 single family homes, 192 condos, 104 vacant lots and 2 mobile homes sold in Collier County.

Sell or Buy a Home due to Age

How Does Age Impact Why You Sell Your House

There are many reasons why a homeowner decides to sell their house and move and it varies by age. The latest Generational Trends Report from the National Association of Realtors asked recent home sellers to share their reason for moving.

The younger the respondents, the more likely their top response centered around needing a larger home (ages 29 to 53). Relocating for a job was the top reason for those ages 54 to 63 and the second most popular response for those under 53. The chart below shows the breakdown for these two reasons.

For homeowners over the age of 64, wanting to be closer to friends and family served as the top motivator to move. Downsizing to a smaller home or moving due to retirement came in as a close second and third.

Nationwide home sales are off to a slow start with a 5.4 percent reduction in sales year-over-year. However, there are areas of the country where sales are still brisk.   • Existing Home Sales slowed to an annual pace of 5.21 million home sales in March.
  • Low inventory levels are still impacting home sales! The current month’s supply of homes for sale is 3.9-months.
  • Median home prices were up 3.8% over last March at $259,400. This marked the 85th consecutive month with year-over-year price gains.

Owning a Home Costs Less

Renters Paying Substantially More While Owning Costs Less

It has reached a point where owning a home costs less than renting a home.  Have you been renting a home in Southwest Florida? Many vacationers visit our area and rent for a year or two and then they purchase their dream home.  With the shortage of rentals in our area, rental rates continue to rise.  Additionally, mortgage rates continue to drop. As a result, it now makes more sense to buy a home than rent.

In a recent Insights BlogCoreLogic reported that rent prices have skyrocketed since 2005. Meanwhile, the typical mortgage payment has actually decreased.

“CoreLogic’s national rent index was up 36% in December 2018 compared with December 2005, while the typical mortgage payment was down 4% over that period.”

Why the difference between the costs of renting versus owning?

It makes sense that rents have risen. However, how did mortgage payments decrease? CoreLogic explained:

“It’s mainly because mortgage rates back in December 2005 were significantly higher, averaging 6.3% for a fixed-rate 30-year loan, compared with 4.6% in December 2018.

The national median sale price in December 2005 – $190,000 – was lower than the $220,305 median in December 2018, but because of higher mortgage rates in 2005 the typical monthly mortgage payment was slightly higher back then – $941 – compared with $904 in December 2018.”

Additionally, a recent report by the National Association of Realtors (NAR) showed that purchasing a home requires less of your monthly paycheck.

According to the Economists’ Outlook Blog, NAR’s February 2019 Housing Affordability Index showed that the “percentage of income needed” to pay the typical mortgage has decreased the last three months.

  • November – 17.3%
  • December – 16.9%
  • January – 16.2%
  • February – 15.9%

Bottom Line

What does this all mean to the current housing market? We think First American said it best in a post last week:

“The mortgage rate-driven affordability surge has arrived just in time… Rising affordability has already benefited home buyers and, if the lower rate environment persists, we’re in for a great spring home-buying season.”
