Lee County Sales Dip

South Lee County Sales Dip the Last Week of May

Sales DipFor the end of May, South Lee County showed a sales dip in real estate transactions for the week of May 25tin the Southern Ft. Myers, Estero and Bonita Springs area. There were 164 properties sold compared to 238 properties sold the prior week.

SouthernFort Myers returned to the first position with 59 real estate transactions down from 75 during the prior week. Of the 59 homes sold, 15 percent were commercial units, 20 percent were vacant lots, 20 percent were condos and 45 percent were single family homes.

Estero rounded out the week with 53 sales down versus the previous week when 62 properties sold. Of the 53 real estate sales, 30 percent were vacant lots, 36 percent were condos and 32 percent were single family homes. And, the remaining properties sold in Estero were mobile homes.

Finally, Bonita Springs slid into third place with 49 sales down significantly from 94 properties sold the week of May 18th. Home sales consisted of: 22 percent vacant lots, 29 percent condos and 45 percent were single family homes. The remaining property sales in Bonita were mobile homes and commercial units.

In review, based on the latest South Lee County May Home Sales report for the week of the 25th, sales were broken down by the following property types in Southwest Florida:  68 single family homes, 45 condos, 39 vacant lots, 2 mobile homes and 10 commercial units sold.

Mid-April Real Estate Recap for Naples

real estate recapThe latest Naples Real Estate recap report for the week of April 15th show there were 379 Properties Sold in the Naples area up from 344 homes sold the previous week.  East Naples remained in the top spot for the most real estate transactions for the week with 89 homes sold compared to 78 transactions the prior week. Once again, North Naples was in the second position with 79 homes sales versus 76 sales the week before. And finally, the city of Naples had another strong week with 56 real estate transactions compared to 52 Naples home sales the last week in March.

So, of the 89 real estate sales in East Naples, 5 percent were vacant lots, 19 percent were single family homes and 76 percent were condos.

And, in North Naples, of the 79 transactions closed, 15 percent were vacant lots, 44 percent were condos and 41 percent were single family homes.

Finally, of the 56 Naples homes sold in the City, 37.5 percent were single family homes and 59 percent were condos. The remaining properties sold in the city of Naples were vacant lots.

In summary, the Naples real estate recap for the week of the April 15th show sales were broken down as follows: 133 single family homes, 199 condos, 45 vacant lots and 2 mobile homes sold throughout Collier County.

Time for Your Dream Home, Gen X!

During the housing market crash, Gen X homeowners lost more wealth than other generations. However, things are changing now! A strong economy, increasing home prices, and the recovery of the housing market are helping this generation to regain their lost wealth.

According to Pew Research Center,

Their fortunes have rebounded more than those of other generations during the post-recession economic expansion and as home and stock prices have risen. Since 2010, the median net worth of Gen X households has risen 115%. In fact, in 2016, the most recent year with available data, the net worth of a typical Gen X household had surpassed what it was in 2007 ($84,200 vs. $63,400)”.

The same report also mentioned,

15% of Gen X’s homeowners were ‘underwater’ on their homes in 2010 (meaning they owed more than they owned). By 2016 only 3% were underwater.

As a result of homes regaining market value and their increasing net worth, many Gen Xers are presented with the opportunity of selling their current home in order to move up to the house they always dreamed of!

According to the 2019 Home Buyers and Sellers Generational Trends Report by the National Associations of Realtors, in 2018 Gen Xers made up the second largest share of home buyers by generation at 24%.

The report also provided some highlights about their purchase:

  • Greatest share that purchased a multi-generational home (16%).
  • Largest share that purchased a detached single-family home (88%).
  • Highest median household income ($111,100).
  • Bought the most expensive homes of all the generations.
  • Job-related relocation was identified as the primary reason to buy.

But this generation is not only buying- they are selling too!

  • Largest share of home sellers (25%).
  • Highest median household income among sellers ($123,600).
  • Tenure in the previous home was a median of 9 years.
  • House too small was indicated as the primary reason to sell.
  • 91% sold the home using a real estate professional.

3 Things to Know in the Housing Market Today!

A lot is happening in the world, and it’s having a direct impact on the housing market today. The reality is this: some of it is positive and some of it may be negative. Some we just don’t know yet. The following three areas of the housing market are critical to understand: interest rates, building materials, and the outlook for an economic slowdown.

1. Interest Rates

One of the most important things to consider when buying a home is the interest rate you will be charged to borrow the money. In our recent post we posed the question, “Are Low Interest Rates Here To Stay?” The latest information from Freddie Mac makes it appear they are. We are currently at a 21-month low in interest rates.

Talk of tariffs could also affect the housing market. According to a recent article, the National Association of Home Builders reports that as much as $10 billion in goods imported from China are used in homebuilding. Depending on the outcome of the tariff and trade discussions between several countries, there could be as much as a 25% boost in the cost of building materials.

3. Economic Slowdown

In a prior blog post on this topic, we began the year with many economic leaders thinking we could expect a recession in late 2019 or early 2020. As spring approached, we reported that economists had started to push that projection past 2020.  Now, three leading surveys indicate that it may begin in the next eighteen months.

What Is Better for You?

Renting or Owning, What Is Better for You?

How do you know if owning a home is better than renting a home? In a real estate market where home prices are rising, many have begun to reexamine the idea of buying a home, choosing instead, to rent for a while. But often, there is a dilemma: should you keep paying rent, knowing that rent is rising too, or should you lock in your housing cost and buy a home? This is true for vacation rentals as well.

Renting or Owning

Let’s look at both scenarios and analyze the pros and cons of each to see which is better, renting or owning:

Renting

With the housing market crash in 2008, many homeowners lost their homes and became renters. According to Iproperty Management,the number of households renting their home … rose from 31.2% of households in 2006 to 36.6% in 2016”.

Some choose to rent because it is more convenient for their lifestyle. Those whose job requires frequent moves need the flexibility that a 6-12 month lease agreement gives them so they can move to their next assignment!

Many renters believe that renting is cheaper because they do not have to pay for maintenance and repairs. (Not true! Landlords work those expenses into your rent and other fees). Another reason many rent is that they feel like they cannot afford the down payment and closing costs required to buy a house, due to their inability to save much after paying their monthly expenses.

That can be true! Nearly 1 in 4 renters spend at least half their household income on rent. In 2017 the “severely” burdened renters’ rate was 24.7% with 24.9% reporting they were “moderately” burdened.

Renting also brings some financial disadvantages. Homeowners can take advantage of tax deductions that let them claim their property taxes and mortgage interest. Additionally, there is a big risk that your rent will go up every time you renew your lease, as we know the median asking rent has been increased steadily since 1988!

One of the major challenges with renting is that you don’t have a space to call your own. When you rent, you are paying your landlord’s mortgage, and therefore they are the beneficiaries of the equity gained from paying that mortgage.

Now let’s explore the other side: Homeownership

In the past, we have mentioned the many financial and non-financial benefits of becoming a homeowner. So, let’s just focus on the one big difference between renting and owning, the ability to lock in your housing cost!

Assuming you will have a fixed-rate mortgage, your costs are predictable! You will know exactly what your mortgage payment will be for the next 15-30 years. The homeownership rate in 2018 was 64.4% and has been on the rise. Those households locked in their housing cost rather than wait for their landlord to raise their rent again!

What are the disadvantages of owning a home? Well, it is a long-term financial commitment! It is not easy to pack quickly and move. You will need time and good planning to do it in a short amount of time.

You need to save your money! Getting a mortgage requires a down payment, closing costs, and moving expenses. Again, that will require some savings and planning!

Unless you have a homeowner’s association (HOA) (and you pay an HOA fee) or a home warranty, you will be responsible for maintenance and taking care of the home. This may range anywhere from regular landscaping to major repairs.

Lee County May Home Sales

South Lee County May Home Sales Review

Lee County May Home SalesThe South Lee County May home sales report for the week of May 18tin the Southern Ft. Myers, Estero and Bonita Springs area, shows there were 238 properties sold compared to 164 properties sold the prior week.

Bonita Springs led the Lee County area with 94 sales up significantly from 61 properties sold the week of May 11th. Home sales consisted of: 5 percent mobile homes, 10 percent vacant lots, 45 percent condos and 40 percent were single family homes.

Southern Fort Myers finished the week in the second position with 75 real estate transactions up from 69 during the prior week. Of the 75 homes sold, 33 percent were vacant lots, 17 percent were condos and 44 percent were single family homes. The other properties sold were commercial units.

Finally, Estero rounded out the week with 62 sales up versus the previous week when 33 properties sold. Of the 62 real estate sales, 10 percent were mobile homes, 15 percent were vacant lots, 35 percent were condos and 39 percent were single family homes. And, the remaining properties sold in Estero were commercial units.

In review, based on the latest South Lee County May Home Sales report for the week of the 18th, sales were broken down by the following property types in Southwest Florida:  96 single family homes, 82 condos, 44 vacant lots, 11 mobile homes and 5 commercial units sold.

2 Myths Holding Back Home Buyers

There are a couple of reasons home buyers are waiting to buy a home. Freddie Mac recently released a report entitled, “Perceptions of Down Payment Consumer Research.” Their research revealed that,

“For many prospective homebuyers, saving for a down payment is the largest barrier to achieving the goal of homeownership. Part of the challenge for those planning to purchase a home is their perception of how much they will need to save for the down payment…

…Based on our recent survey of individuals planning to purchase a home in the next three years, nearly a third think they need to put more than 20% down.”

Myth #1: “I Need a 20% Down Payment”

Buyers often overestimate the funds needed to qualify for a home loan. According to the same report:

22% of renters and 31% of homeowners believe lenders require 20% or more of a home’s sale price as a down payment for a typical mortgage today. And,

“If a 20% down payment was required, 70% of those who were planning to buy a home in the next three years said it would delay them from purchasing and nearly 30% indicated they would never be able to afford a home.”  

While many believe at least 20% down is necessary to buy the home of their dreams, they do not realize programs are available which permit as little as 3%. Many renters may actually be able to enter the housing market sooner than they ever imagined!

Myth #2: “I Need a 780 FICO® Score or Higher to Buy”

Many either don’t know or are misinformed concerning the FICO® score necessary to qualify, believing a ‘good’ credit score is 780 or higher.

To debunk this myth, let’s take a look at Ellie Mae’s latest Origination Insight Report, which focuses on recently closed (approved) loans.

As indicated in the chart above, 52.4% of approved mortgages had a credit score of 600-749.

So, whether buying your first home or moving up to your dream home, knowing your options will make the mortgage process easier. Your dream home may already be within your reach.

Something You Should Know Before Looking At New Construction Homes

New construction homesPicture yourself out for a drive one weekend. You see a sign that says New Construction Homes:

Models Starting At $XXX,XXX
Next Right!

Maybe you’re actively looking for a house, or maybe it’s just a spur of the moment urge, but you follow the signs to the model home.

You park.

You walk into the model home.

The builder’s sales rep asks you to please sign in.

You sign in.

Ouch. You may have just made a costly mistake…

It’s Not Like I’m Buying One…

Most people don’t think twice about signing in when they visit a model home. They figure, what’s the harm? It isn’t like I’m signing something to actually buy one. I just want to take a look, and it’s not like they’re asking me to sign my life away.

But sometimes you do end up buying one.

You get the bug. You fall in love. You picture yourself in this lifestyle. Next thing you know, you’re making an offer on the spot.

Or, maybe you leave, but you can’t stop thinking about it the whole ride home so you decide you’re going to buy one.

Either way, if you decide to buy one, having signed in with the builder, you may have signed away your right to involve your own real estate agent represent and advise you.

Some people question whether it’s even necessary to have their own real estate agent involved in the purchase. They feel like they’re an unnecessary middleman. After all, the builder has a sales rep. They feel like they “found” the house, not a real estate agent. The builder or their representative can handle the paperwork. And, ideally, not having an agent will perhaps give them some leverage to negotiate.

Others just don’t even think to bring their real estate agent with them or didn’t want to “bug” them to go see a house they could easily get in to see. They just stop in on a whim, and once the ball gets rolling, they feel like they can’t involve their agent, or they might even be “encouraged” by the builder not to. And they figure, what’s the big deal… the builder or their rep can handle everything.

And some people feel like real estate agents just want to latch onto the deal to make a commission while doing very little, since the builder and/or their rep can handle the paperwork and process.

It’s More Than Just “Finding” And Pushing Papers…

Sure, a buyer can “find” a new construction house on their own. And a builder or their sales rep can certainly handle the paperwork.

But the value of having a real estate agent on your side isn’t just about “finding” you a house (new construction or not), or filling in a few blanks on a contract and pushing the papers through the process. It’s about their knowledge, advice, and representation.

Okay, some agents out there may just want to get a few papers signed and wait for closing day to get a commission check. And, yes, you’re probably better off not involving an agent like that in the purchase of new construction.

But that doesn’t mean you shouldn’t find and have an agent who truly understands new construction (and real estate overall) on your side.

  • Avoid costly mistakes
  • Get everything you can and should get from the builder
  • Advise you as to whether buying a particular home is the best or right choice for you
  • Offer alternatives you may not have otherwise considered
  • Help you choose the best lot and model in a development for your own enjoyment and future resale value
  • Keep the builder and building process in check
  • Advocate for you when issues arise with the builder
