April Ends With Strong Sales

Strong Sales in Naples Real Estate Continue

strong salesThe latest Naples Real Estate reports show strong sales for the week of April 22nd. There were 400 Properties Sold in the Naples area up from 379 homes sold the previous week.  East Naples remained in the top spot for the most real estate transactions for the week with 85 homes sold compared to 89 transactions the prior week. Once again, North Naples was in the second position with 76 homes sales versus 79 sales the week before. And finally, the city of Naples had another strong week with 62 real estate transactions compared to 56 Naples home sales the last week in April.

So, of the 85 real estate sales in East Naples, 6 percent were vacant lots, 7 percent were multi-family homes, 32 percent were single family homes and 55 percent were condos.

And, in North Naples, of the 76 transactions closed, 11 percent were vacant lots, 50 percent were condos and 39 percent were single family homes.

Finally, of the 62 Naples homes sold in the City, 34 percent were single family homes and 65 percent were condos. The remaining property sold in the city of Naples was a vacant lot.

In summary, the Naples real estate recap for the week of the April 22nd show sales were broken down as follows: 137 single family homes, 191 condos, 62 vacant lots and 10 mobile homes sold throughout Collier County.

May 2019 Estero and Bonita Springs Real Estate Update

Bonita Springs Real EstateThe latest Estero and Bonita Springs Real Estate reports show the market has picked back up during May. Especially in the condo market which saw a 24.8 percent increase in closed sales over May of last year. Single family home sales increased slightly up just under 1.0 percent. Additionally, condos are selling faster than they did last May and faster than single family homes. 

Also, inventory looks healthy for single family homes. There is currently a 6.4 month supply of homes available on the market which is a very healthy inventory level. A healthy market has an inventory level of approximately 6-7 months of supply. As for condos, the inventory has fallen to 5.8 percent which makes it a seller’s market. So if you currently own a condo in Bonita Springs or Estero, now is a good time to list your property.  With less inventory, there will be less competition.

  • Closed sales increased 0.7 percent up from 134 to 135 homes sold
  • Inventory increased 0.7 percent up to 606 compared to May of last year when there were 602 homes for sale
  • Median days to contract increased to 121 days which represented a 39.7 percent increase over the same time last year
  • Average sales price decreased from $478,716 down from $559,248 or a 14.4 percent decrease
  • Total months’ supply of inventory fell 3.0 percent down to 6.4 months supply of inventory

  • Closed sales increased 24.8 percent up from 113 to 141 condos sold
  • Inventory decreased 2.3 percent down to 500 compared to May of last year when there were 512 condos for sale
  • Median days to contract decreased to 70 days which represented an 11.4 percent decline
  • Average sales price increased from $277,842 up to $292,835 or a 5.4 percent increase
  • Total months’ supply of inventory decreased 4.9 percent down to 5.8 percent

What Are Your Home Inspection Expectations

So you made an offer and it was accepted. Now, your next task is to have the home inspected prior to closing, what should your home inspection expectations be? Agents oftentimes make your offer contingent on a clean home inspection.

This contingency allows you to renegotiate the price you paid for the home, ask the sellers to cover repairs, or in some cases, to walk away. Your agent can advise you on the best course of action once the report is filed.

How to Choose an Inspector

Your agent will most likely have a short list of inspectors that they have worked with in the past that they can recommend to you. HGTV recommends that you consider the following five areas when choosing the right home inspector for you:

1. Qualifications – find out what’s included in your inspection and if the age or location of your home may warrant specific certifications or specialties.

2. Sample Reports – ask for a sample inspection report so you can review how thoroughly they will be inspecting your dream home. In most cases, the more detailed the report, the better.

3. References – do your homework – ask for phone numbers and names of past clients who you can call to ask about their experiences.

4. Memberships – Not all inspectors belong to a national or state association of home inspectors, and membership in one of these groups should not be the only way to evaluate your choice. Membership in one of these organizations often means that continued training and education are provided.

5. Errors & Omission Insurance – Find out what the liability of the inspector or inspection company is once the inspection is over. The inspector is only human, after all, and it is possible that they might have missed something they should have seen.

Ask your inspector if it’s okay for you to tag along during the inspection. That way they can point out anything that should be addressed or fixed.

Don’t be surprised to see your inspector climbing on the roof or crawling around in the attic and on the floors. The job of the inspector is to protect your investment and find any issues with the home, including but not limited to: the roof, plumbing, electrical components, appliances, heating & air conditioning systems, ventilation, windows, the fireplace and chimney, the foundation, and so much more!

Overall, the latest real estate trends for a luxury the best private golf communities in Naples, Bonita Springs, Estero or Fort Myers show the market for luxury properties improved significantly in the condo market compared to last month. Several golf communities have shifted from a buyers market to a seller’s market as the inventory decreased and existing inventory was further reduced due to closed sales.  On the other hand, if you are considering a single family home in a luxury golf community, inventory levels in most golf communities remain well above the healthy range which is between 6-7 months of properties available. Since each community varies we recommend you use a real estate agent familiar with golf communities to navigate your way through your options.

For example, The Vineyards only has 33 single family homes on the market and only 5.74 months supply of inventory which makes single family homes in this community a seller’s market. On the flip side, if you were looking for a condo in Mediterra, there’s over an 11 month supply of condos available making it a buyer’s market.

Bay Colony at Pelican Bay continues to be the Luxury Golf Community with the most months worth of inventory at 40 months, down from 56 months in April.  So, if your a luxury home buyer, now would be a great time to look at property in Bay Colony since such a large number of months worth of supply means there should be room for negotiating a great price. Are you ready to find your perfect Naples Dream Home? In this day and age of being able to shop for anything anywhere, it is really important to know what you’re looking for when you start your home search.

If you’ve been thinking about buying a home of your own for some time now, you’ve probably come up with a list of things that you’d LOVE to have in your new home. Many new homebuyers fantasize about the amenities that they see on television or Pinterest, and start looking at the countless homes listed for sale through rose-colored glasses.

Do you really need that farmhouse sink in the kitchen to be happy with your home choice? Would a two-car garage be a convenience or a necessity? Could the “man cave” of your dreams be a future renovation project instead of a make-or-break right now?

The first step in your home buying process should be getting pre-approved for your mortgage. This allows you to know your budget before you fall in love with a home that is way outside of it.

The next step is to list all the features of a home that you would like, and to qualify them as follows:

  • “Must-Haves” – if this property does not have these items, then it shouldn’t even be considered (ex: distance from work or family, number of bedrooms/bathrooms).
  • “Should-Haves” – if the property hits all of the ‘must-haves’ and some of the ‘should-haves,’ it stays in contention but does not need to have all of these features.
  • “Absolute-Wish List” – if we find a property in our budget that has all of the ‘must-haves,’ most of the ‘should-haves,’ and ANY of these, it’s the winner!

So having this list fleshed out before starting your search will save you time and frustration. It also lets your agent know what features are most important to you before they start showing you houses in your desired area.
