Home Prices Up 5.05% Across the Country

Across the country, average home prices are up just over 5 percent. The highest increases in home values were in Idaho, Nevada and Utah. Florida saw average home prices increase 6.16 percent during the second quarter of 2019.

Prices are up, but so are wages – and interest rates have recently dropped dramatically (see #2 below). As a result, the National Association of Realtors’ (NAR) latest Affordability Index report revealed that homes are MORE affordable throughout the country today than they were a year ago.

“All four regions saw an increase in affordability from a year ago. The South had the biggest gain in affordability of 6.9%, followed by the West with a gain of 6.0%. The Midwest had an increase of 5.8%, followed by the Northeast with the smallest gain of 1.8%.”

2. Mortgage Interest Rates

Mortgage rates have dropped almost a full point after heading toward 5% last fall and early winter. Currently, they are below 4%.

Additionally, Fannie Mae recently predicted the average rate for a 30-year fixed mortgage will be 3.7% in the second half of 2019. That compares to a 4.4% average rate in the first quarter and 4% in the second quarter.

With mortgage rates remaining near historic lows, Fannie Mae and others have increased their forecasts for housing appreciation for the rest of the year. If home price gains are about to re-accelerate, buying now rather than later makes financial sense.

3. Increase Family Wealth

Homeownership has always been recognized as a sensational way to build long-term family wealth. A new report by ATTOM Data Solutions reveals:

“U.S. homeowners who sold in the second quarter of 2019 realized an average home price gain since purchase of $67,500, up from an average gain of $57,706 in Q1 2019 and up from an average gain of $60,100 in Q2 2018. The average home seller gain of $67,500 in Q2 2019 represented an average 33.9 percent return as a percentage of original purchase price.”

June Real Estate Overview

dream houseThe June Real Estate Overview for the Naples area shows closed sales for both single-family homes and condos were down compared to June of last year. However, potential home buyers were active during the month. Approximately 500 Naples properties were shown every day! No wonder we were recently voted the number one southern “boomtown”.

Additionally, the June 2019 Market Report released by the Naples Area Board of REALTORS® (NABOR®) showed closed sales in the Naples area for the month decreased 10.3 percent compared to closed sales in June of last year.  However, closed sales since January have only decreased less than 1 percent. Most notably, closed sales over the last 12 months are up in all price categories below $1 million.

Naples Inventory of Homes:

Overall inventory fell 13 percent compared to last year at the same time. However, even with the decrease in the supply of properties on the market, we still have a 6.9 month supply of homes available for sale. And the good news is a 6 to 7 month supply of inventory is considered a healthy market.  Also, we are far better off than the rest of the sate which has a 4 month supply of inventory.

According to Mike Hughes, Vice President and General Manager of Downing-Frye Realty, Inc, “Now is the time to enter the market. Even though inventory in June dropped almost 12 percent compared to last June, values are holding steady and the reduced competition provides great opportunities for sellers.” He also mentioned only the Luxury Real Estate Market for homes between $1 million and $2 million had a median closed price decrease during the month of June.

Shifting Buyer Activity

Buyers shifted their property purchases to single family homes in lower price categories during Q2 of this year. Additionally, new listings for single family homes decreased 7.1 percent, while new listings for condominiums decreased 4.2 percent compared to last June.

According to the report, there were 798 price decreases in June. Yet the month’s overall median closed price increased 1.4 percent to $335,000 from $330,400 in June 2018. The single-family home median closed price decreased 8 percent in June, while the condominium market median closed price increased 1.9 percent.

Mid-Year Housing Market Update: Three Shifting Trends

Shifting trends and industry-leading research are pointing toward some valuable projections about the status of the housing market for the rest of the year. There are three areas to watch: home values, interest rates and the economy.

If you’re thinking of buying or selling, or if you just want to know what experts are saying is on the horizon, here are the top three things to put on your radar as we head into the coming months:

  1. Home prices are appreciating at a more normal rate: Home prices have been appreciating for about ten years now. Experts at the Home Price Expectation Survey, Mortgage Bankers Association, Freddie Mac, and Fannie Mae are forecasting continued growth throughout the next year, although it should be leveling-off to normal appreciation (3.6%), as we move into 2020.
  2. Interest rates are low: Over the past 30 years, the average mortgage rate in the United States has been 8.27%, and rates even peaked as high as 18% in the 1980s. Today, at 81%, the rate is considerably lower than the historical 30-year average. Although experts predict it may climb into the low 4% range in the near future, that’s still remarkably lower than our running average, suggesting a great time to get more for your money over the life of your loan.
  3. An impending recession does not mean there will be a housing crash: Although expert research studies such as those found in the Duke Survey of American CFOs and the National Association of Business Economics, are pointing toward a recession beginning within the next 18 months, a potential recession isn’t expected to be driven by the housing industry. That means we likely won’t experience a devastating housing crash like the country felt in 2008. Expert financial analyst Morgan Housel tweeted:

“An interesting thing is the widespread assumption that the next recession will be as bad as 2008. Natural to think that way, but, statistically, highly unlikely. Could be over before you realized it began.”

Is Renting Right for Me?

If you’re currently renting right now and have dreams of owning your own home, it may be a good time to think about your next move. With rent costs rising annually and many helpful down payment assistance programs available, homeownership may be closer than you realize. According to the 2018 Bank of America Homebuyer Insights Report, 74% of renters plan on buying within the next 5 years, and 38% are planning to buy within the next 2 years.

When those same renters were asked why they disliked renting, 52% said rising rental costs were their top reason, and 42% of renters believe their rent will rise every year. The full results of the survey can be seen below:

It’s no wonder rising rental costs came in as the top answer. The median asking rent price has risen steadily over the last 30 years, as you can see below.

There is a long-standing rule that a household should not spend more than 28% of its income on housing expenses. With nearly half of renters (48%) surveyed already spending more than that, and with their rents likely to rise again, it’s never a bad idea to reconsider your family’s plan and ask yourself if renting is your best angle going forward. When asked why they haven’t purchased a home yet, not having enough saved for a down payment (44%) came in as the top response. The report went on to reveal that nearly half of all respondents believe that “a 20% down payment is required to buy a home.”

The reality is, the need to produce a 20% down payment is one of the biggest misconceptions of homeownership, especially for first-time buyers. That means a large number of renters may be able to buy now, and they don’t even know it.

May Naples Home Sales Update

May Naples Home Sales Update

May NaplesThe May Naples Home Sales Update shows there were 397 Naples Properties Sold during the week of May 13th, compared to 357 homes sold the previous week.  So, activity remains strong for mid-May in Naples, Florida.

East Naples remained in the first position with the most real estate transactions.  A total of 78 properties sold versus 86 the week of May 6th. Home sales in the area consisted of 8 percent vacant lots, 28 percent were single family homes and 63 percent were condos. The remaining property sold was a vacant lot.

North Naples stayed in the second position for the week with 76 homes sold compared to 79 transactions the prior week.  Of the 76 real estate transactions, 9 percent were vacant lots, 51 percent were single family homes and 38 percent were condos. The remaining property sold in North Naples was a mobile home.

And finally, the City of Naples had 57 homes sold up from 45 during the previous week. Of the 57 real estate transactions, 37 percent were single family homes and 61 percent were condos. The other property sold in downtown Naples was a vacant lot.

In summary, the May Naples Home Sales recap for the week of the May 13th show sales were broken down as follows: 201 condos, 143 single family homes, 49 vacant lots and 4 mobile homes sold throughout Collier County.

The Surprising Profile of Real Estate Investors

Over 10% of all residential homes are purchased by real estate investors, and that number continues to rise. Who are these investors? Would you be surprised to learn most are small investors looking to diversify their financial portfolio by adding a real estate investment?

Many have speculated that the large institutional conglomerates such as Blackstone, American Homes 4 Rent, and Colony Starwood dominate investor purchases. However, a special report on investor home buying by CoreLogicDon’t Call it a Comeback: Housing Investors Have Been Here for Years, shows this is not the case.

Ralph McLaughlin, CoreLogic’s Deputy Chief Economist and author of the report, explained his findings at the recent National Association of Real Estate Editors conference in Austin:

“Investor buying activity in the U.S. is at record highs. And our records go back confidently, about 20 years…

What’s going on and why? Well, it turns out, it’s not the big institutional guys that are leading the increase in home buying. It’s actually the smaller guys. It’s those that have bought between one and ten properties over this 20-year period, they’re the ones that are really leading the increase in investor home buying.”

Here is the breakdown of the percentage of purchasers by type of investor over the last six years according to the report:

As the graph shows, the percentage of “Mom & Pop” real estate investors are currently dominating the number of homes purchased by investors, as the percentage of homes purchased by both professional and institutional investors is falling.

So, most houses purchased by an investor are bought by small investors looking to diversify their financial portfolio by adding a real estate component.
