Real Estate Sales Typical for Summer

Lee County June 2019 Real Estate Sales Typical for Summer

typical luxury homeWe saw the typical number of transactions for summertime during the week of June 22nd.  South Lee County had 238 properties sold for the week compared to 325 properties sold the prior week in the Southern Ft. Myers, Estero and Bonita Springs area.

Southern Fort Myers once again moved into the first position with 87 real estate transactions down from 120 the week before. Of the 87 homes sold, 28 percent were vacant lots, 24 percent were condos and 41 percent were single family homes. The other properties sold in S. Ft Myers were vacant lots.

Bonita Springs moved into the second position with 85 sales compared to 137 properties sold the week of June 15th. Home sales consisted of: 22 percent vacant lots, 27 percent condos and 44 percent were single family homes. The remaining property sales in Bonita were commercial units, mobile homes and multi-family units.

Finally, Estero rounded out the week with 65 sales which was up from 64 real estate transactions during the previous week. Of the 65 real estate sales, 26 percent were vacant lots, 22 percent were condos and 43 percent were single family homes. And, the remaining properties sold in Estero were a mobile home and commercial units.

In review, based on the latest South Lee County 2019 June Real Estate Sales report for the week of the 22nd, sales were broken down by the following property types in Southwest Florida:  59 condos, 101 single family homes, 60 vacant lots, 13 commercial units, 2 mobile homes and 3 multi-family units sold.

How to Judge the Impact of the Next Economic Slowdown on Housing

We’ve experienced economic growth for almost a decade, which is the longest recovery in the nation’s history. Experts know a recession can’t be too far off, but when will this economic slowdown actually occur? As you will see, experts agree there will be a minimal impact on housing.

Pulsenomics just released a special report revealing that nearly 6 out of 10 of the 90 economists, investment strategists, and market analysts surveyed believe the next recession will occur by the end of next year. Here’s the breakdown:

  • 9% believe a recession will occur this year
  • 50% believe it will occur in 2020
  • 35% believe it will occur in 2021
  • 6% believe it will occur after 2021

When asked what would trigger the next recession, the three most common responses by those surveyed were:

  1. Trade Policy
  2. Stock Market Correction
  3. Geopolitical Crisis

Challenges in the housing and mortgage markets were major triggers of the last recession. However, a housing slowdown ranked #9 on the list of potential triggers for the next recession, behind such possibilities as fiscal policy and political gridlock.

As far as the impact the recession may have on home values, the experts surveyed indicated home prices would continue to appreciate over the next few years. They called for a 4.1% appreciation rate this year, 2.8% in 2020, and 2.5% in 2021.

So, on the same day, in the same survey, the same experts who forecasted a recession happening within the next 18 months also claimed housing will not be the trigger, and home values will still continue to appreciate.

How to Increase Your Equity Over the Next 5 Years

How do you increase equity in your home? Many of the questions currently surrounding the real estate industry focus on home prices and where they are heading. The most recent Home Price Expectation Survey (HPES) helps target these projected answers.

Here are the results from the Q2 2019 Survey:

  • Home values will appreciate by 4.1% in 2019
  • The average annual appreciation will be 3.2% over the next 5 years
  • The cumulative appreciation will be 16.8% by 2023
  • Even experts representing the most “bearish” quartile of the survey project a cumulative appreciation of over 6.7% by 2023

What does this mean for you?

A substantial portion of family wealth comes from home equity. As the value of a family’s home (an asset) increases, so does their equity.

Using the projections from the HPES, here is a look at the potential equity a family could earn over the next five years if they purchased a $250,000 home in January of 2019:

Based on gains in home equity, their family wealth could increase by $42,000 over that five-year period.

Bottom Line

If you don’t yet own a home, now may be the time to purchase. Owning or moving up to your dream home could allow you to ride the increase in equity of a growing asset.

What is does the current housing inventory look like and what expert insights are economists providing?  The current housing landscape presents greater home values, low-interest rates, and high buyer demand. All of these factors point to the strong market forecasted to continue throughout the rest of the year.

There is, however, one thing that may cause the industry to tap the brakes: an overall lack of housing inventory. Buyer demand naturally increases during the summer months, but the current supply is not keeping up.

June 2019 Estero and Bonita Springs Market Overview

Bonita Springs Homes For SaleThe latest Estero and Bonita Springs Real Estate market overview shows June closed sales activity fell compared to last year, however, the slowdown is typical for summer in the Bonita Springs and Estero area. The drop in sales was more notable in the condo market with a 14.2 percent decrease in closings. While the single-family home market only saw a 2.6 percent decrease compared to June of last year. The good news is the average sales price for single-family homes increased slightly.

Most importantly, inventory levels for both condos and single-family homes are now both below 6 percent. The National Association of Realtors considers a healthy market one in which the inventory levels are between 6-7 months worth of supply. Therefore, it is a seller’s market right now. So if you currently own property in Bonita Springs or Estero, now is a good time to list your property.  With less inventory, there will be less competition.

  • Closed sales decreased 2.6 percent from 114 down to 111 homes sold
  • Inventory decreased 4.5 percent down to 554 compared to June of last year 580 homes were for sale
  • Median days to sale decreased to 112 days which represented a 10.4 percent decrease versus last year
  • Average sales price increased from $473,630 up to $486,202 or a 2.7 percent increase
  • Total months’ supply of inventory fell 9.4 percent down to 5.8 months supply of inventory

  • Closed sales decreased 14.2 percent down from 113 to 97 condos sold
  • Inventory increased 1.1 percent up to 465 to compared to June of last year when 460 condos were for sale
  • Median days to sale decreased to 128 days which represented a 3.8 percent decline
  • Average sales price decreased from $301,161 down to $283,498 or a 5.9 percent drop
  • Total months’ supply of inventory increased 1.9 percent up to 5.4 months supply of inventory
