How Property Taxes Can Impact Your Mortgage Payment

When buying a home, property taxes are one of the expenses that can make a significant difference in your monthly payment. Do you know how much you might pay for property taxes in your state or local area?

When applying for a mortgage, you’ll see one of two acronyms in your paperwork – P&I or PITI – depending on how you’re including your taxes in your mortgage payment.

P&I stands for Principal and Interest, and both are parts of your monthly mortgage payment that go toward paying off the loan you borrow. PITI stands for Principal, Interest, Taxes, and Insurance, and they’re all important factors to calculate when you want to determine exactly what the cost of your new home will be.

TaxRates.org defines property taxes as,

“A municipal tax levied by counties, cities, or special tax districts on most types of real estate – including homes, businesses, and parcels of land. The amount of property tax owed depends on the appraised fair market value of the property, as determined by the property tax assessor.”

This organization also provides a map showing annual property taxes by state (including the District of Columbia), from lowest to highest, as a percentage of median home value.

The top 5 states with the highest median property taxes are New Jersey, New Hampshire, Texas, Nebraska, and Wisconsin. The states with the lowest median property taxes are Louisiana, Hawaii, Alabama, and Delaware, followed by the District of Columbia.

Early July Naples Home Sales

Early July Naples Home SalesThe Early July Naples Home Sales Report shows there were 183 Naples Properties Sold during the week of July 1st.  So, activity remains very healthy during early July in Naples, Florida.

North Naples remained in the first position for the most real estate transactions for the week with 52 homes sold during the first week of July.  Of the 52 real estate transactions, 20 percent were vacant lots, 42 percent were single family homes and 38 percent were condos.

East Naples stayed in the second position with 34 properties sold.   Home sales in the area consisted of 26 percent were single family homes and 68 percent were condos. The remaining property sold were vacant lots.

And finally, the City of Naples had 21 homes sold. Of the 21 real estate transactions, 19 percent were single family homes and 76 percent were condos.

In summary, the early July Naples Home Sales Overview for the week of July 1st show sales were broken down as follows: 74 condos, 69 single family homes, 38 vacant lots and 2 mobile homes sold throughout Collier County.

Today’s competitive environment has forced buyers to do all they can to stand out from the crowd, including getting pre-approved for their mortgage financing. According to Ellie Mae’s latest Origination Insights Report, the time needed to close a loan is 43 days.

4. There Will Never Be a Better Time to Move Up

If your next move will be into a premium or luxury home, now is the time to move up. There is currently ample inventory for sale at higher price ranges. This means if you’re planning on selling a starter or trade-up home and moving into your dream home, you’ll be able to do that in the luxury or premium market.

According to CoreLogic, prices are projected to appreciate by 5.2% over the next year. If you’re moving to a higher-priced home, it will wind up costing you more in raw dollars (both in down payment and mortgage) if you wait.

Already at Historic Lows, Where Are Interest Rates Headed?

Mortgage rates have fallen by over a full percentage point since Q4 of 2018, settling at near-historic lows. The question is, “where are interest rates headed”? Low interest rates are big news for buyers looking to get more for their money in the current housing market.

Over the past two years, rates have fallen from an average of 4.94 percent for a 30-Year fixed-rate mortgage all the way down to 3.55 percent.

 

According to Freddie Mac’s Primary Mortgage Market Survey,

the 30-year fixed-rate mortgage (FRM) rate averaged 3.60 percent, the lowest it has been since November 2016.

Sam Khater, Chief Economist at Freddie Mac, notes how this is great news for homebuyers. He states,

“…consumer sentiment remains buoyed by a strong labor market and low rates that will continue to drive home sales into the fall.”

Buyers with children also purchase larger, detached single-family homes with 4 bedrooms and 2 full bathrooms at approximately 2,110 square feet.

Furthermore, 26% noted how childcare expenses delayed the home-buying process and forced additional compromises: 31% in the size of the home, 24% in the price, and 18% in the distance from work.

When Selling a Home

Of those polled, 23% of buyers with children sold their home “very urgently,” and 46% indicated “somewhat urgently, within a reasonable time frame.” Selling with urgency can pressure sellers to accept offers that are not in their favor. Lawrence Yun, Chief Economist at NAR explains,

“When buying or selling a home, exercising patience is beneficial, but in some cases – such as facing an upcoming school year or the outgrowing of a home – sellers find themselves rushed and forced to accept a less than ideal offer.”

For sellers with children, 21% want a real estate professional to help them sell the home within a specific time frame, 20% at a competitive price, and 19% to market their home to potential buyers.

South Lee County July Home Sales, Markets Divided

Bonita Springs FLThe latest July Home Sales report for Estero and Bonita Springs shows a significant difference in activity for condos compared to single-family homes. The condo market, in particular, saw a major increase in sales which were up 24 percent compared to July of last year. On the flip side, single-family home sales fell 10.5 percent. The good news is overall closed sales of both condos and single-family homes rose 3 percent versus July of 2018.

Also, the median timeframe from listing a home or condo for sale until a contract was signed decreased by double digits which means homes are going to contract quicker. Unfortunately, inventory is tight and fell down below 5 percent for single family homes and condo inventory is just above 5 percent.

So, overall inventory levels for both condos and single-family homes remains well below 6 percent. The National Association of Realtors considers a healthy market one in which the inventory levels are between 6-7 months worth of supply. Therefore, it is a seller’s market right now. So if you currently own property in Bonita Springs or Estero, now is a good time to list your property.  With less inventory, there will be less competition.

If you are a buyer, there’s going to be less room for negotiation. As we approach season in southwest Florida, history tells us we should start to see an influx of properties added to the market which will give buyers options.

  • Closed sales decreased 10.5 percent from 105 down to 94 homes sold
  • Inventory decreased 8.7 percent down to 494 compared to July of last year when 541 homes were for sale
  • Median days to sale decreased to 114 days which represented an 8.1 percent decrease versus last year
  • Median sales price decreased from $367,500 down to $348,250 or a 5.2 percent drop
  • Total months’ supply of inventory fell 10.3 percent down to 5.2 months supply of inventory
