naples florida real estate update september 2023The latest Naples Florida real estate review showed 594 properties sold for just over $609 Million during October. The highest-priced sale was a single-family home in Pine Ridge for $12,150,000. Additionally, 164 of the real estate transactions for the month were at or above $1 Million. Year-to-date, Collier County has had $8.9 Billion worth of home sales.

Additionally, the average closed price of all properties year-to-date in Naples is now over $1 million. And, of the top 10 highest-priced home sales, 40 percent were in luxury golf communities, including Pelican Bay, Grey Oaks, Mediterra, and Quail West.

Overall, inventory ended the month with 3,367 properties for sale, representing a 30 percent increase over the same time last year. It was also a 20 percent increase over the previous month.

Similar to the prior month, there was another notable increase in new listings in Naples.  A total of 1,231 new properties came to market during the month giving Buyers more options.

As has been the common theme for the year, although we kept adding new listings to our inventory, it’s just not at the pace we need to keep up with demand. However, there are some neighborhoods where there’s a healthy supply of properties for sale. For example, in the Naples Beach area (34102, 34103, and 34108) the month ended with a ten-month supply of homes for sale.

On the flip side, there is little to no inventory of homes for sale in many golf communities. For example, there is only one single-family home for sale in Wyndemere Country Club. If you are considering buying or selling in the area, be sure to work with an expert.

October 2023 versus October 2022 Highlights

  • Closed sales decreased 13 percent compared to October of last year.
  • Overall pending sales decreased 1 percent versus the same time in 2022.
  • Inventory increased 30 percent up from 2,597 homes to 3,367 homes for sale.
  • Average days on market increased 37 percent up to 56 days compared to October of 2022.

Naples Florida Real Estate ReviewIn all, there were 318 single-family homes and 276 condos sold for a total of 594 sales during the month. Total property sales were 13 percent lower than the same time last year.

The median single family price came in at $580,000 for October, up from $555,000 during the same time last year. And, the median condo sales price remained similar to last year, ending the month at $439,500, up from $439,000 in October of 2002.

Further, even though the number of days it took for a property to go to contract increased quite a bit over last year (37% increase), it decreased by three days compared to the prior month. The typical number of days on the market during a healthy market is 120 days, well above the October levels.

Finally, the latest stats showed there was more room for negotiation from the list price during October. The percent of list price received was 96 percent which is far better than 2 years ago when it was 98.7 percent of list price if you are a Buyer.

Sarasota Housing MarketThe latest Sarasota housing report showed 784 properties sold for just over $525 Million during October in the county which includes North Port, Sarasota, and Bradenton areas. Year-to-date, there has been $6.5 Billion in closed sales.

The luxury market was strong, as evidenced by the 97 properties sold at $1 Million and above. The highest-priced sale was for a single-family home on Casey Key overlooking the Gulf of Mexico for $9,000,000.

Overall, inventory ended the month at 3,795 properties for sale, up from 2,247 listings during the same time last year. Inventory also rose 13.5 percent compared to the prior month, a net increase of 447 properties for sale. While we are moving in the right direction, inventory is just above a 4 months supply of homes for sale. Since a balanced market is a 6-7 months supply of housing, we ended the month in a solid Seller’s market.
 
The Sarasota area is unlike other areas of the country where home sales are declining. Sarasota has seen an increase in sales, new listings, overall inventory and longer days on the market, all of which point toward a more balanced market.

Will it continue? There is no way to know for sure. However, we do know Florida’s economy remains strong. Once again, the state exceeded expectations with tax revenue collections, bringing in $215 Million more than projected during September. Additionally, the Sunshine State remains a prime destination for wealthy and ultra-high-net-worth individuals to buy homes. Jeff Bezos is the latest to make the move to South Florida. He is just one of many looking for a tax-friendly state.

So, between low supply and high demand, prices are expected to rise just not at the same pace as the past couple of years.

October 2023 versus October 2022 Single Family Home Highlights:

  • Closed sales increased 3.5 percent going from 520 transactions up to 538 sales.
  • Pending sales increased from 352 last October compared to 509 this October, a 44.6 percent increase.
  • Inventory increased 52.7 percent up to 2,424 homes for sale compared to this same time last year when 1,587 homes were for sale.
  • New listings increased from 559 up to 949 which was a 69.8 percent jump.
  • Median days on market increased to 29 days which was a 45 percent increase versus October of 2022.
  • Available inventory of single-family homes ended October with a 3.9 months’ supply of homes available for sale which was up from 2.2 month’s supply during October of 2022.

Single-family home inventory continued its upward trend. Similar to the previous month, inventory increased month-over-month by 12.5 percent, giving Buyers more options.

Unlike last month when the number days from a new listing to contract fell month-to-month, during October, it increased slightly up to 29 days. The low days on market combined with just a 3.9 months supply of inventory gave Seller’s the upper hand.

Also, the median sales price rose for the first time in 4 months going from $494,000 in September up to $520,000 in October. Also notable was the percentage of single-family home sales which were cash purchases. Almost 46 percent of all single-family home sales were a cash transaction which was up from 45 percent during the prior month.

Bottom line: It remains a Seller’s market for Sarasota single-family homes.

October 2023 versus October 2022 Condo Highlights:

  • Condo sales decreased 1.6 percent going from 250 real estate transactions down to 246 sales.
  • Pending sales increased 29.6 percent up from 179 last October to 232 this October.
  • Inventory increased 107.7 percent up to 1,371 condos for sale compared to last October when there were only 660 units for sale.
  • New listings rose from 295 up to 493 or a 67.1 percent increase.
  • Median days to contract was 32 days which was up from 28 days last year.
  • Available inventory of condos ended October with a 4.4 months’ supply of properties available for sale which was a 144.4 percent increase.

Similar to single-family homes, condo inventory increased significantly over last year. More importantly, inventory rose month-to-month for the third straight month. There were 1,371 condos for sale at the end of October compared to 1,189 units for sale at the end of September which was a 15 percent increase.

While we moved in the right direction adding 182 additional condos for sale, we ended with just a 4.4 months’ supply of condos for sale. We’ve moved closer to a balanced market which is traditionally a 6-7 months’ supply of units for sale.

Additionally, days to contract fell from 39 days during the prior month down to 32 days in October. Notable was the percentage of cash sales which was 67 percent of all condo sales up from 58.2 percent during the prior two months. With low inventory, low days on market, and high buyer demand, the condo market remains a strong Seller’s market.

Bottom Line

Lee County October Housing Market ReportThe October housing market report for Lee County showed 1,378 properties sold for just over $704 Million during the month. Year to date, property sales have surpassed $8.9 Billion. The County includes Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel, and surrounding areas.

The luxury market saw 85 properties sold at or above $1 Million in October compared to 92 homes in September. The highest-priced sale was a single-family Bonita Beach home for $12,250,000.

Interestingly, luxury golf homes accounted for 70 percent of the top 10 highest-priced homes sold in Lee County. Golf communities represented were Miromar Lakes, Mediterra and Quail West, and homes sold between $2,950,000 and $6,450,000.

Overall, Florida’s economy remains robust. Once again, the state exceeded expectations with tax revenue collections, bringing in $215 Million more than projected during September. Additionally, the Sunshine State remains a prime destination for wealthy and ultra-high-net-worth individuals to buy homes. Jeff Bezos is the latest to make the move to South Florida. He is just one of many looking for a tax-friendly state.

So, as long as demand remains high and supply low, we expect our current market conditions to continue.

October 2023 versus October 2022 Single Family Home Highlights:

  • Closed sales increased 41.4 percent going from 725 transactions up to 1,025 sales.
  • Pending sales increased 44.9 percent up from 740 last October to 1,072 this October.
  • Inventory increased 69.6 percent up to 5,676 properties for sale compared to this same time last year when 3,3347 homes were for sale.
  • New listings increased from 908 up to 1,861 which was a 105 percent increase.
  • Median days on market increased to 46 days which was a 58.6 percent increase versus October of 2022.
  • Available inventory of single-family homes ended September with a 5.1 months’ supply of homes available for sale which was up from a 2.6 months’ supply during October of 2022.
Similar to the prior month, the supply of Single-family homes for sale increased from 5,107 in September to 5,676 at the end of October, representing an 11 percent increase. We ended the month with just over a 5-month supply of homes for sale, putting us close to a balanced market, which is a 6-7-month supply of properties for sale.
 
While the median sales price was down slightly compared to the prior year, it remained the same as the previous month at $400,000. From a buyer’s perspective, there are more options to choose from, and prices remain stable. As we approach season, we anticipate more new listings will come on the market.
 
Also notable are the days on the market, which remained low at 46, up from 42 days during the prior month. If you consider selling, you still have time to capitalize on the market. However, as more inventory is added, you will start to lose your competitive advantage.

October 2023 versus October 2022 Condo Highlights:

  • Condo sales increased 8.6 percent going from 325 real estate transactions up to 353 sales.
  • Pending sales decreased 1.9 percent down from 419 last October up to 411 this October.
  • Inventory increased 155.3 percent up to 2,533 condos for sale compared to last October when there were only 992 units for sale.
  • New listings increased from 441 up to 798 which was a 81 percent jump.
  • Median days to contract was 45 days which represented an 43.8 percent increase versus October of 2022.
  • Available inventory of condos ended October with a 5.5 months supply of properties available for sale which was a 223.5 percent increase over last year.
Similar to single-family homes, inventory of Lee County Condos finished the month with a 5.5-month supply of condos for sale, up from a 4.8-month supply during the prior month. A balanced market has 6-7-month supply of condos for sale.
 
Like the prior month, a significant month-to-month increase in new condo inventory was available for sale. The number of condos for sale rose just under 15 percent compared to September. The increased condo supply is good news if you plan to purchase a property, as more options are available.
 
Also, unlike last month, when the number of days to contract fell month-over-month, October ended the month at 46 days, up from 40 days. As a result, buyers have more to choose from and more time to decide.
 
The median home prices continue to fluctuate from month to month. October ended the month at $325,000 compared to September, which was $329,000.
 
Finally, it is notable the percentage of cash sales for condos remained high. Sixty-three percent of condo sales were cash transactions, which was up from sixty-one percent during the prior month. If you plan on leveraging a loan for your condo purchase, you are still competing with many cash buyers.
 
Lee County is approaching a balanced market for condos and single-family homes. Prices will continue to rise if the inventory remains low and demand remains strong.
