Naples August 2019 Real Estate Overview: Summer is over and we are preparing for season. If August is any indication of how the rest of the year and season will go, then it is going to be incredibly busy for the next 6 months.  Based on the latest Naples housing market reports, real estate activity continued to outpace last year during the same time period. Overall closed sales increased 7.4 percent in August, according to the recently released Naples Area Board of Realtors report. There were a total of 796 closed sales in August of this year compared to 741 in August 2018. And, the supply of homes continued to tighten with an 18% reduction in overall inventory compared to last August. The total supply of homes fell from 5,980 down to 4,917. As a result, we are sitting at a 6 month supply of inventory available.

 

August 2019 Real Estate Activity

Naples August 2019 Real Estate Highlights:

  • Overall inventory decreased 18 percent compared to August of last year
  • Total closed sales increased 7 percent, up to 796 versus August of 2018
  • Single family closed sales increased to 417, which was a 17 percent increase
  • Condo sales decreased slightly, 2 percent, compared to the same month last year
  • Number of Days on Market increased by 4 percent up to 103 days
  • Median Sales Price fell slightly to $317,918 which was a 0.2 percent decrease

In spight of an 18 percent decrease in overall inventory, there was only a slight impact on the median closed price for the month of August. The median closed prices ended the month at $317,918 which was only a 0.2 percent reduction compared to last year.

Closed Sales Market Review:

The August report shows there was a  significant increase in single family homes sold compared to last August with sales increasing by 17.1 percent. Condo sales actually declined 1.6 percent during the same time period.

August 2019 Real Estate - closed sales by price rangeFurther, if you look at the breakdown by price range for all Naples properties you will see the biggest increase in activity was for properties priced between $300,001 and $500,000 this August compared to last August.

Also noteworthy is another decrease in closed sales of luxury properties priced between $1,000,000 and $2,000,000 where there was a 5.7 percent decline in closed sales. Naples Condos in the $1 million to $2 million price category, saw the largest decline in activity with a 17.7 percent decrease in closed sales.

And, closed sales of Ultra Luxury homes priced above $2,000,000 rose slightly compared to last year.  There were only 4 additional transactions during August of 2019 over last year.

So if you are looking to buy a luxury home or condo in Naples, it’s likely you will have more room for negotiating a good price. Sellers will need to start adjusting their list price if they haven’t done so already.

 

August 2019 Real Estate Review of Days on Market:

August 2019 Days on Market Report

Typically, the reason a home remains on the market too long is due to the property being overpriced. In Southwest Florida, the time of the year may impact the length of time it takes for a property to sell.

In August, it took an average of 110 days for a property to close which was up from 96 during the same time last year. If your home has been on the market for a while and you have no showings or very few showings, you should talk to your realtor about your list price or other incentives to entice buyers.

Also, the August 2019 ShowingTime report, a monthly supplemental report which shows the number of times properties are shown, indicated that local REALTORS® scheduled 16,878 appointments to show Naples properties during the month which is a 16 percent increase. On average, the report shows that a home for sale in Collier County is shown 16 times before it goes to contract.

Broker analysts believe the less inventory people have available to view, the more properties they want to see. This is why they believe now is a good time for sellers to enter the market so they have the opportunity to capture buyers who are looking at homes now.

 

August 2019 Average Days on Market by Price Range

Days on Market by Price Range in Naples Florida:

The overall days on market increased to an average of 110 days. However, if you look at the data based on the various price ranges you can see Luxury homes (homes priced above $1 million) remained pretty close to flat. And, if you look at luxury properties priced above $2 million, the average days on market only increased by 1 day, which is still almost 5 months.

Surprisingly, homes priced below $300,000 saw the largest increase in the number of days on the market rising up to 88 days before closing.  Overall, the time to sell homes has increased which is typical for the summer months.

Naples Housing Inventory:

Finally, there were 938 new listings added to August’s inventory. However, the increased inventory did not keep up with the number of buyers entering the market.

At the end of August, there were 4,917 homes on the market compared to 5,980 in August of 2018.

So supply is hovering around 6 months worth of Naples Homes for Sale. Typically, a healthy market is between 6-7 months worth of properties available for sale. Having said that, inventory varies by price range and location. Highlights by Location:

Geographically, closed sales of single-family homes in the East Naples are (34114, 34117, 34120, 34137) increased the most in August by 35.6 percent followed by closed sales of single-family homes in North Naples (34109, 34110, 34119), which increased 15.6 percent.

One of the top reasons to buy a home is one of the benefits of homeownership is a “forced savings plan.” Here’s how it works: You make a mortgage payment each month. Part of that payment is applied to the principal balance of your mortgage. Each month you owe less on the home. The difference between the value of the home and what you owe is called equity.

If your home has appreciated since the time you purchased it, that increase in value also raises your equity. Over time, the equity in your home could be substantial. Recently, CoreLogic revealed that the average homeowner gained more than $65,000 in equity over the last 5 years.

Unlike last decade, homeowners are no longer foolishly tapping into that equity. In 2006-2008, many owners used their homes like an ATM by pulling equity out to purchase new cars, jet skis, or lavish vacations. They were pulling out cash (equity) from an appreciating asset, and then spending it on rapidly depreciating items. That is not happening anymore.

Over 50% of Homes Have at Least 50% Equity

The number of homeowners that currently have at least 50% equity in their home is astonishing. According to the Urban Institute, 37.1% of all homes in the country are mortgage-free. In a home equity studyATTOM Data Solutions revealed that of the 62.9% of homes with a mortgage, 25.6% have at least 50% equity. That number has been increasing over the last five years:

By doing a little math, we can see that 53.2% of all homes in this country have at least 50% equity right now. Of all homes, 37.1% are mortgage-free and an additional 16.1% with a mortgage have at least 50% equity.

Homeownership is different than renting. When you own, your housing expense (the mortgage payment) comes back to you in the form of equity in your home. That doesn’t happen with your rent payment. Your rent helps build your landlord’s equity instead.

What is an HOA?

What Do Buyers Need to Know About an HOA?

When searching for a home, you may end up selecting a property in a community with a Homeowners Association (HOA). Before you buy, it’s important to know how an HOA works and what they mean for you.

HOA or Home Owners Association

According to a recent article on realtor.com,

“In a nutshell, an HOA helps ensure that your community looks its best and functions smoothly…The number of Americans living in homes with HOAs is on the rise, growing from a mere 1% in 1970 to 25% today, according to the Foundation for Community Association Research.”

Estate SalesAn HOA is governed by a board nominated by those living in the neighborhood. It is designed to make sure the residents have a support structure to maintain the value of the community while abiding by a set of guidelines called Common Restrictive Covenants (CC&R),

“Simply put, CC&Rs are just the rules you’ll have to follow if you live in that community. Unlike zoning regulations, which are government-imposed requirements on how land can be used, restrictive covenants are established by HOAs to maintain the attractiveness and value of the property.”

It’s important for homeowners to understand that each HOA is a little different, and they usually have monthly or quarterly fees required for homeowners. These fees can vary based on property size, number of residents, amenities, and more. There may be additional fees charged to homeowners if the reserve fund for the HOA cannot cover a major or unexpected cost, like severe storm damage.

The fees, however, also help maintain common areas such as swimming pools, tennis courts, elevators (for high-rise buildings), and regular wear and tear. Although they are an added cost to the homeowner, an HOA can be a major benefit when it comes to maintaining the value of your neighborhood and your property.

The same article continues to say,

“After your offer to buy a home is accepted, you are legally entitled to receive and review the community’s CC&Rs over a certain number of days (typically between three and 10)…If you spot anything in the restrictive covenants you absolutely can’t live with, you can bring it up with the HOA board or just back out of your contract completely (and keep your deposit).”

Most lenders will factor your HOA fees into your loan package, ensuring the amount of the loan is appropriate for what you can truly afford.

There are some great benefits to having an HOA oversee your neighborhood, and it’s important to understand what fees, structures, and regulations will come into play if there is an HOA where you’d like to live.

Home Prices Increase

Home Prices Increase in Every Price Range

According to the latest real estate reports, home prices increase in every price category year-over-year. CoreLogic’s Home Price Index (HPI) Report revealed,

National home prices increased 3.6% year over year in July 2019 and are forecast to increase 5.4% from July 2019 to July 2020.

To clarify the methodology, CoreLogic explains,

“The four price tiers are based on the median sale price and are as follows: homes priced at 75% or less of the median (low price), homes priced between 75% and 100% of the median (low-to-middle price), homes priced between 100% and 125% of the median (middle-to-moderate price) and homes priced greater than 125% of the median (high price).”

Congratulations! You’ve found a home to buy and have applied for a mortgage! You’re undoubtedly excited about the opportunity to decorate your new home, but before you make any large purchases, move your money around, or make any big-time life changes, consult your loan officer – someone who will be able to tell you how your decisions will impact your home loan.

Below is a list of Things You Shouldn’t Do After You’ve Applied for a Mortgage.

Some may seem obvious, but some may not.

Florida Cash Sales1. Don’t Change Jobs or the Way You Are Paid at Your Job. Your loan officer must be able to track the source and amount of your annual income. If possible, you’ll want to avoid changing from salary to commission or becoming self-employed during this time as well.

2. Don’t Deposit Cash into Your Bank Accounts. Lenders need to source your money, and cash is not really traceable. Before you deposit any amount of cash into your accounts, discuss the proper way to document your transactions with your loan officer.

3. Don’t Make Any Large Purchases Like a New Car or Furniture for Your New Home. New debt comes with it, including new monthly obligations. New obligations create new qualifications. People with new debt have higher debt to income ratios…higher ratios make for riskier loans…and sometimes qualified borrowers no longer qualify.

4. Don’t Co-Sign Other Loans for Anyone. When you co-sign, you are obligated. As we mentioned, with that obligation comes higher ratios as well. Even if you swear you will not be the one making the payments, your lender will have to count the payments against you.

credit score5. Don’t Change Bank Accounts. Remember, lenders need to source and track assets. That task is significantly easier when there is consistency among your accounts. Before you even transfer any money, talk to your loan officer.

6. Don’t Apply for New Credit. It doesn’t matter whether it’s a new credit card or a new car. When you have your credit report run by organizations in multiple financial channels (mortgage, credit card, auto, etc.), your FICO® score will be affected. Lower credit scores can determine your interest rate and maybe even your eligibility for approval.

7. Don’t Close Any Credit Accounts. Many clients erroneously believe that having less available credit makes them less risky and more likely to be approved. Wrong. A major component of your score is your length and depth of credit history (as opposed to just your payment history) and your total usage of credit as a percentage of available credit. Closing accounts has a negative impact on both of those determinants in your score.

So, after you’ve applied for a mortgage, any blip in income, assets, or credit should be reviewed and executed in a way that ensures your home loan can still be approved. The best advice is to fully disclose and discuss your plans with your loan officer before you do anything financial in nature. They are there to guide you through the process.

Mid-July Naples Home Sales Overview

Southwest Florida Luxury Home Sales OverviewThe Mid-July Naples Home Sales Overview shows there were 286 Naples Properties Sold during the week of July 22nd.  So, activity remains very strong during early the middle of summer in Naples, Florida.

East Naples moved into the first position for the most real estate transactions for the week with 65 homes sold during the third week of July.  Of the 65 real estate transactions, 5 percent were vacant lots, 21 percent were single family homes and 63 percent were condos.

North Naples was a close second with 62 properties sold.  Home sales in the area consisted of 6.5 percent vacant lots, 37.5 percent were single family homes and 56 percent were condos.

And finally, the City of Naples had 30 homes sold. Of the 30 real estate transactions, 40 percent were single family homes and 57 percent were condos. The remaining property sold was a vacant lot.

Also notable for the week was the significant increase in properties sold in the Corkscrew area. There were a total of 49 real estate transactions with 41 percent being vacant lots, 51 percent single family homes and 8 percent were vacant lots.

In summary, the early July Naples Home Sales Overview for the week of July 22nd show sales were broken down as follows: 143 condos, 117 single family homes and 26 vacant lots sold throughout Collier County.
