Naples August Transactions Strong

Naples August Transactions Overview

An overview ofNaples August Transactions August Naples Transactions shows there were 237 Naples Properties Sold during the week of August 5th.  So, activity remains very strong to start the month of August in Naples, Florida.

North Naples moved back into the first position with 60 properties sold.  Home sales in the area consisted of 8 percent vacant lots, 52 percent were single family homes and 40 percent were condos.

East Naples was a close second for the most real estate transactions with 57 homes sold during the first week of August.  Of the 57 real estate transactions, 39 percent were single family homes and 49 percent were condos. The remaining properties sold were mobile homes and vacant lots.

And finally, the City of Naples had 16 homes sold. Of the 16 real estate transactions, 12 percent were vacant lots, 44 percent were single family homes and 44 percent were condos.

In summary, the early August Naples real estate sales for the week of August 5th show properties sold were broken down as follows: 82 condos, 105 single family homes, 47 vacant lots and 3 mobile homes sold throughout Collier County.

September Weekly Real Estate Sales

Weekly Real Estate Sales for Week of September 14th

weekly real estate salesOverall, weekly real estate sales for mid-September for Southern Lee County showed there were 145 properties sold for the week of the 14th in the Southern Ft. Myers, Estero and Bonita Springs area. 

Bonita Springs returned to the top spot with 56 property sales. Home sales consisted of: 48 percent vacant lots, 21 percent condos and 25 percent were single family homes. The remaining properties sold in Bonita were mobile homes, a commercial unit and an agricultural lot.

Southern Fort Myers moved into the second position with 55 real estate transactions. Of the 55 homes sold, 42 percent were vacant lots, 25 percent were condos and 33 percent were single family homes.

Finally, Estero rounded out the week with 31 homes sold. Of the 31 real estate sales, 16 percent were vacant lots, 32 percent were condos and 52 percent were single family homes.

In review, based on the September Weekly Sales Report for the week of the 14th, sales were broken down by the following property types in Southwest Florida:  36 condos, 49 single family homes, 57 vacant lots, 1 mobile home, 1 commercial unit and 1 agricultural lot sold.

Existing-Home Sales Report

Existing-Home Sales Report Indicates Now Is a Great Time to Sell

Great Time To Sell Your HomeThe best time to sell anything is when demand for that item is high and the supply of that item is limited. The latest Existing-Home Sales Report released by the National Association of Realtors (NAR), reveals that demand for housing continues to be strong, but the supply is struggling to keep pace. With this trend likely continuing throughout 2020, now is a great time to sell your house.

THE EXISTING-HOME SALES REPORT

The most important data revealed in this report was not actually sales. In reality, it was the inventory of homes for sale (supply). The report explained:

  • Total housing inventory at the end of August decreased 2.6% to 1.86 million homes available for sale.
  • Unsold inventory is lower than the 4.3-month figure recorded in August 2018.
  • This represents a 1-month supply at the current sales pace.

According to Lawrence Yun, Chief Economist at NAR,

“Sales are up, but inventory numbers remain low and are thereby pushing up
home prices.”

In real estate, there is a simple guideline that often applies here. Essentially, when there is less than a 6-month supply of inventory available, we are in a seller’s market and we will see greater appreciation. Between a 6 to 7-month supply is a neutral market, where prices will increase at the rate of inflation. More than a 7-month supply means we are in a buyer’s market and can expect depreciation in home values (see below):

Monthly Housing Inventory

As we mentioned before, there is currently a 4.1-month supply of homes on the market, and houses are going under contract fast. The Existing Home Sales Report also shows that 49% of properties were on the market for less than a month when they were sold. In August, properties sold nationally were typically on the market for 31 days. As Yun notes, this should continue,

“As expected, buyers are finding it hard to resist the current rates…The desire to take advantage of these promising conditions is leading more buyers to the market.” 

Takeaway: Inventory of homes for sale is still well below the 6-month supply needed for a normal market, and supply will fail to catch up with demand if a sizable supply does not enter the market.

So, if you are going to sell, now may be the time to take advantage of the ready, willing, and able buyers who are out there searching for your house to become their dream home.

More Than a Guide

You Need More Than a Guide. You Need a Sherpa.

real estate guideIn a normal housing market, whether you’re buying or selling a home, you need an experienced guide to help you navigate the process. You need someone you can turn to who will tell you how to price your home correctly right from the start. You need someone who can help you determine what to offer on your dream home without paying too much or offending the seller with a low-ball offer.

We are, however, in anything but a “normal market” right now. Inventory is low and to successfully navigate the landscape today, you need more than an experienced guide. You need a ‘Real Estate Sherpa.’

A Sherpa is a “member of a Himalayan people living on the borders of Nepal and Tibet, renowned for their skill in mountaineering.” Sherpas are skilled in leading their parties through the extreme altitudes of the peaks and passes in the region – some of the most treacherous trails in the world. They take pride in their hardiness, expertise, and experience at very high altitudes.

They are much more than just guides.

This is much more than a normal real estate market.

Homeownership is the Top Contributor to Your Net Worth

Would you be surprised to learn homeownership is the top contributor to your net worth? Many people plan to build their net worth by buying CDs or stocks, or just having a savings account. Recently, however, Economist Jonathan Eggleston and Survey Statistician Donald Hays, both of the U.S. Census Bureau, shared the biggest determinants of wealth,

“The biggest determinants of household wealth [are] owning a home and having a retirement account.” (Shown in the graph below):

This does not come as a surprise, as we often mention that homeownership can help you to increase your family’s wealth. This study reinforces that idea,

 “Net worth is an important indicator of economic well-being and provides insights into a household’s economic health.”

Having equity in your home can help your family move in that direction, building toward substantial financial growth. According to the report noted above, people are not only creating net worth in the homes they live in, but many are also earning equity in rental property investments too. (See below):
