How Have Rental Prices Changed?

Think Homes Prices Have Skyrocketed? Look at Rental Prices.

rental pricesMuch has been written about how residential real estate values have increased since the housing market started its recovery in 2012. However, little has been shared about what has taken place with residential rental prices. Let’s shed a little light on this subject.

In the most recent Apartment Rent ReportRentCafe explains how rents have continued to increase over the last twelve months because of a large demand and a limited supply.

 “Continued interest in rental apartments and slowing construction keeps the national average rent on a strong upward trend.”

Zillow, in its latest Rent Index, agreed that rents are continuing on an “upward trend” across most of the country, and that the trend is accelerating:

“The median U.S. rent grew 2% year-over-year, to $1,595 per month. National rent growth is faster than a year ago, and while 46 of the 50 largest markets are showing deceleration in annual home value growth, annual rent growth is accelerating in 41 of the largest 50 markets.”

The Zillow report went on to detail rent increases since the beginning of the housing market recovery in 2012. Here is a graph showing the increases:

So, it is true that home prices have risen over the past seven years, increasing the cost of owning a home. However, the cost of renting a home has also increased over that same time period.

This market is more neutral, but leaning towards a seller’s market.

Premium & Luxury Home Market: This is the top end of the market with larger homes that have even more custom features and upgrades. Nationwide, this market is growing in the number of homes for sale. In the same realtor.com article, we can see that year-over-year inventory of homes in this tier has grown by 4.7%. Today, there are more homes available in the premium and luxury space, leading to more of a buyer’s market at this end.

September 21st Real Estate Transactions

September 21st Real Estate Review

September 21st Real EstateOverall, the September 21st Real Estate sales review for Southern Lee County showed there were 206 properties sold for the week of the 21st in the Southern Ft. Myers, Estero and Bonita Springs area compared to 145 properties sold the prior week.

Southern Fort Myers moved back into the first position with 82 real estate transactions up from 55 transactions during the week of the 14th. Of the 82 homes sold, 34 percent were vacant lots, 20 percent were condos and 39 percent were single family homes. The other properties sold were commercial units and an agricultural lot.

Bonita Springs slipped to the second position with 68 property sales up from 56 transactions the week before. Home sales consisted of: 19 percent vacant lots, 38 percent condos and 38 percent were single family homes. The remaining properties sold in Bonita were mobile homes and multi-family units.

Finally, Estero rounded out the week with 54 homes sold compared to 31 homes sold the prior week. Of the 54 real estate sales, 44 percent were vacant lots, 16 percent were condos and 33 percent were single family homes. The remaining properties sold were mobile homes and a commercial unit.

In review, based on the September Weekly Sales Report for the week of the 21st, sales were broken down by the following property types in Southwest Florida:  51 condos, 78 single family homes, 65 vacant lots, 61 commercial units, 3 mobile homes, 2 multi-family units and 1 agricultural lot sold.

Mid August Naples Real Estate Review

Mid-August Naples Real Estate Review

Mid August Naples Real EstateThe Mid August Naples Real Estate Review shows there were 247 Naples Properties Sold during the week of August 12th compared to 237 during the previous week. So, activity remained steady for the month of August in Naples, Florida.

North Naples stayed in the first position with 57 properties sold compared to 60 sales the week before.  Home sales in the area consisted of 11 percent vacant lots, 47 percent were single family homes and 42 percent were condos.

East Naples remained in the second position for the most real estate transactions with 52 properties sold compared to 57 homes sold during the week of August 5th.  Of the 52 real estate transactions, 40 percent were single family homes and 56 percent were condos. The remaining properties sold were mobile homes and vacant lots.

And finally, the City of Naples had 30 homes sold compared to 16 sales the prior week. Of the 30 real estate transactions, 47 percent were single family homes and 50 percent were condos. The remaining property sold was a vacant lot.

In summary, the Mid August Naples real estate transactions report for the week of August 12th show properties sold were broken down as follows: 101 condos, 111 single family homes, 32 vacant lots and 3 mobile homes sold throughout Collier County.
