How to Determine If You Can Afford a Home

afford a homeThe gap between the increase in personal income and residential real estate prices has been used to defend the concept that we are experiencing an affordability crisis in housing today.

It is true that home prices and wages are two key elements in any affordability equation. There is, however, an extremely important third component to that equation: mortgage interest rates.

Mortgage interest rates have fallen by more than a full percentage point from this time last year. Today’s rate is 3.75%; it was 4.86% at this time last year. This has dramatically increased a purchaser’s ability to afford a home.

Here are three reports validating that purchasing a home is in fact more affordable today than it was a year ago:

CoreLogic’s Typical Mortgage Payment

“Falling mortgage rates and slower home-price growth mean that many buyers this year are committing to lower mortgage payments than they would have faced for the same home last year. After rising at a double-digit annual pace in 2018, the principal-and-interest payment on the nation’s median-priced home – what we call the “typical mortgage payment”– fell year-over-year again.”  

The National Association of Realtors’ Affordability Index

“At the national level, housing affordability is up from last month and up from a year ago…All four regions saw an increase in affordability from a year ago…Payment as a percentage of income was down from a year ago.”

First American’s Real House Price Index (RHPI)

“In 2019, the dynamic duo of lower mortgage rates and rising incomes overcame the negative impact of rising house price appreciation on affordability. Indeed, affordability reached its highest point since January 2018. Focusing on nominal house price changes alone as an indication of changing affordability, or even the relationship between nominal house price growth and income growth, overlooks what matters more to potential buyers – surging house-buying power driven by the dynamic duo of mortgage rates and income growth. And, we all know from experience, you buy what you can afford to pay per month.”

Waiting Is The Hardest Part

Thinking of Selling Your Home? The Waiting Is The Hardest Part.

Tom Petty famously penned the words, “the waiting is the hardest part” in his early 80’s hit song The Waiting, and his thought process can surprisingly also be applied to individuals considering selling their homes today. Traditional thinking would suggest it may be best to wait until the spring to sell when there is a flood of buyers in the market, but right now may in fact be an even better time to list your home.

We can see the overall economy is good: wages are rising, there are near record-low unemployment rates, and mortgage interest rates are still very low too. Over the past 10+ years the housing market has stabilized, so what (if anything) is the biggest challenge in the housing market today?

The answer is simple: it’s inventory.

According to the Existing Home Sales Report by the National Association of Realtors,

“Total housing inventory at the end of September sat at 1.83 million, approximately equal to the amount of existing-homes available for sale in August, but a 2.7% decrease from 1.88 million one year ago. Unsold inventory is at a 4.1-month supply at the current sales pace, up from 4.0 months in August and down from the 4.4-month figure recorded in September 2018.”

What does this mean?

While homes are coming to the market, they aren’t coming fast enough! Right now, across the country there is less than 6 months of overall inventory of homes for sale, putting us in a seller’s market. The challenge is that there are not enough homes for sale to increase the supply needed for the number of people who want to buy, especially in the starter and middle-level markets.

To be in a balanced market (meaning we have enough inventory for the number of buyers in the market), we need to have 6 months of inventory available. Today we are nowhere near that number, and as a matter of fact, the last time we reached that height was August 2012 (as shown in the graph below):

When we look at the inventory challenge today, we can see that now is a great time to sell your house. Truthfully, waiting may end up being the hardest part in the long run. This landscape is a great place for sellers who own homes in the starter and middle-level markets to take the opportunity to sell in a sellers’ market, before inventory catches up with demand. Serious buyers are actively in the market and ready to make a move at this time of year. When inventory is limited at the lower end, like it is today, selling before more homes are listed could mean a significant seller’s advantage to those who are ready to move up. The upper level of the market has much more inventory available to move into, so it’s a win across the board.

CoreLogic’s latest Home Price Insights Report shows that home prices have appreciated by 3.6% over the last 12 months. The same report predicts prices will continue to increase at a rate of 5.8% over the next year.

The bottom in home prices has come and gone. Home values will continue to appreciate for years. Waiting no longer makes sense.

2. Mortgage Interest Rates Are Projected to Increase Next Year

The Primary Mortgage Market Survey from Freddie Mac indicates that interest rates for a 30-year mortgage have recently hovered just above 3.5%. This is great news for buyers in the market right now, because low interest rates increase your purchasing power – but don’t wait! Most experts predict rates will rise over the next 12 months. The Mortgage Bankers Association, Fannie Mae, Freddie Mac, and the National Association of Realtors are in unison, projecting that rates will increase by this time next year.

An increase in rates will impact your monthly mortgage payment. A year from now, your housing expense will increase if a mortgage is needed to buy your next home.

3. Either Way, You Are Paying a Mortgage 

There are some renters who haven’t purchased a home yet because they’re uncomfortable taking on the obligation of a mortgage. Everyone should realize that, unless you’re living rent-free with your parents, you are paying a mortgage – either yours or that of your landlord.

September Real Estate Trends Naples Florida

September Real Estate Trends for the Naples Area: The Naples area housing market enjoyed another increase in overall closed home sales for the third month in a row. The consistent increase in home sales during the summer months suggest Collier County is becoming less seasonal.

Overall closed sales increased 7.2 percent in September, according to the recently released Naples Area Board of Realtors report. There were a total of 698 closed sales in September of this year compared to 651 in September of 2018. And, the supply of homes once again saw an 18% reduction in overall inventory compared to last year. The total supply of homes fell from 6,070 down to 4,989. Although inventory fell, it was still higher than August’s inventory by 72 homes.

Naples September Real Estate Trends:

  • Overall inventory decreased 18 percent compared to September of last year
  • Total closed sales increased 7 percent, up to 698 verses September of 2018
  • Single family closed sales increased to 359, which was a 12 percent increase
  • Condo sales increased slightly, 3 percent, compared to the same month last year
  • Number of Days on Market increased by 10 percent up to 102 days
  • Median Sales Price fell slightly to $325,000 which was a 0.7 percent decrease

In spight of an 18 percent decrease in overall inventory, there was only a slight impact on the median closed price for the month of September. The median closed prices ended the month at $325,000 which was only a 0.7 percent reduction compared to last year.

Closed Sales Market Review:

September Real Estate Trends Overall Closed Sales

The overall closed sales report for September shows there was a  significant increase in single family homes sold compared to last year with sales increasing by 11.8 percent. Unlike last month when condo sales declined, sales increased 2.7 percent during September. Additionally, year-to-date sales of single family homes are up 7.6 percent. Condo sales are down lightly year-to-date with a 2.3 percent drop.

September Real Estate Trends Closed Sales by Price RangeFurther, if you look at the breakdown by price range for all Naples properties you will see the biggest increase in activity was for properties priced between $300,001 and $500,000 this September compared to last September. In fact, there was an 8.4 percent increase in sales from 2,788 homes sold up to 3,021 properties sold. Homes priced less than $300,000 and those priced between $500,001 to $1,000,00 saw a slight increase in the number of closed sales.

Also noteworthy is another decrease in closed sales of luxury properties priced between $1,000,000 and $2,000,000 where there was a 6.8 percent decline in closed sales. Naples Condos in the $1 million to $2 million price category, saw the largest decline in activity with a 19.4 percent decrease in closed sales.

Although overall closed sales of Ultra Luxury homes priced above $2,000,000 decreased 4.9 percent, the bright spot was the 8.6 percent increase in condo sales compared to last year.  Luxury single family home sales fell 9.6 percent in the month of September.

So if you are looking to buy a luxury home or condo in Naples, it’s likely you will have more room for negotiating a good price. And, sellers will need to start adjusting their list price if they haven’t done so already.

Usually, the reason a home remains on the market too long is due to the property being overpriced. During September, 28 percent of the homes on the market lowered their selling price.

Nationally, September is known to be the slowest month for sales. Additionally, in Southwest Florida, the time of the year may impact the length of time it takes for a property to sell.

In September, it took an average of 102 days for a property to close which was up from 10 percent during the same time last year. If your home has been on the market for a while and you have no showings or very few showings, you should talk to your realtor about your list price or other incentives to entice buyers.

Also, the September 2019 ShowingTime report, a monthly supplemental report which shows the number of times properties are shown, indicated that the number of homes shown during the month was 31 percent higher than September of last year. On average, there are 17.4 showings per listing before a home went to contract. 

Broker analysts believe the less inventory people have available to view, the more properties they want to see. This is why they believe now is a good time for sellers to enter the market so they have the opportunity to capture buyers who are looking at homes now.

Days on Market by Price Range September 2019

 

Days on Market by Price Range in Naples Florida:

Even though the overall days on market increased to an average of 102 days if you look at the data based on the various price ranges you can see Ultra Luxury homes (homes priced above $2 million) remained pretty close to flat. And, if you look at luxury properties priced between $1 million and $2 million, the average days on market only increased by 3 days.

Surprisingly, homes priced below $300,000 saw the largest increase in the number of days on the market rising up to 88 days before closing.  Homes priced between $500,001 and $1,000,000 also saw a higher increase in the number of days on market with a 7.1 percent increase up to 121 days.

Across all price ranges, the amount of time it took to sell homes increased 4.1 percent which is typical for the summer months.

Naples Housing Inventory:

Finally, there were 1,050 new listings added to September’s inventory. However, the increased inventory did not keep up with the number of buyers entering the market.

At the end of September, there were 4,989 homes on the market compared to 6,070 in September of 2018.

The most notable decrease in inventory were single family homes below $300,000 which decreased by 39.4 percent. On the flip side, condos priced above $2 million saw an increase of 1.6 percent for the month.

So supply is hovering around 6.1 months worth of Naples Homes for Sale which is down almost 20 percent compared to last year. Typically, a healthy market is between 6-7 months worth of properties available for sale which means we have a healthy supply of housing available for sale. Having said that, inventory varies by price range and location. An experienced real estate professional will help you navigate the various communities and locations to ensure you are maximizing your investment your a home buyer and if you are selling property, they will help you price your home in alignment with the market.

Highlights by Location:

Geographically, closed sales in North Naples (34109, 34110, 34119) and South Naples (34112 and 34113) both saw more than a 20 percent increase in closed sales during the month. Single family homes in North Naples and South Naples both saw closed sales increase by 30 plus percent.

The September 2019 Real Estate Overview for Bonita Springs and Estero show sales increased for both single-family homes and condos by double digits this September compared to last September. At the same time, inventory continued to decrease during the same time period. However, unlike the previous month, new listings increased for both for condos and single-family homes. This was expected as we approach season.

Most notable for the month was the significant increase in the number of days to contract and days to sell. Single family homes took 170 days to sell which was a 100 percent increase over the same time last year. Condos sales were in a similar situation, as it took 151 days to sell during the month. Clearly, is you are selling a home, you’ll need to be prepared it will take approximately 5 months to sell your property provided it’s priced appropriately.

Finally, the overall supply of homes for sale remains tight for both single family homes and condos. Since a healthy supply of inventory is typically 6-7 months. Since Bonita Springs and Ester have less than 5 months worth of supply of condos and less than 6 months of supply for single family homes, it remains a seller’s market. So if you are considering selling, now is a good time to put your home on the market. If you are a buyer, you will probably find sellers are less willing to negotiate.

  • Closed sales increased 18.9 percent from 74 up to 88 homes sold
  • Inventory decreased 8.9 percent down to 483 compared to September of last year when 530 homes were for sale
  • Median days to sale increased to 170 days which represented a 100 percent increase versus last year
  • Median days to contract went up to 120 days from 38 days which was a 215.8 percent increase
  • Median sales price increased from $326,500 up to $342,500 or a 4.9 percent increase
  • Total months’ supply of inventory fell 5.6 percent down to 5.1 months supply of inventory

  • Closed sales increased 14.5 percent up from 55 up to 63 condos sold
  • Inventory decreased 6.7 percent down to 401 compared to September of last year when 430 condos were for sale
  • Median days to sale went up 26.9 percent up to 151 days compared to 119 during 2018
  • Median days to contract increased to 105 days up from 77 days which represents a 36.4 percent increase
  • Median sales price increased from $230,200 up to $249,000 or an 8.2 percent increase
  • Total months’ supply of inventory fell from 4.8 down to 4.6 months supply of condos currently for sale

Luxury Real Estate in Bonita Springs and Estero

The bright spot for the luxury market was properties priced over $2,000,000 where we saw a 23.1 percent increase in sales. Additionally, homes priced between $1,000,000 to $2,000,000 saw a 9.2 percent increase in sales. Overall, inventory for homes priced above $2,000,000 fell 12.3 percent and homes priced between $1,000,000 and $2,000,000 fell 33.3 percent.

So, as we head into the last three months of the year, buyers will find fewer homes coming on the market, yet at the same time, there will be less competition for those homes. According to industry analysts, market fundamentals suggest no significant changes from recent trends.

Naples August Sales Strong

Naples August Sales Review For Home Sales

Naples August SalesThe Naples August Sales Review shows there were 262 Naples Properties Sold during the week of August 19th compared to 247 during the previous week. So, real estate activity during the month of August remained strong for the month in Naples, Florida.

North Naples stayed in the first position with 61 properties sold compared to 57 sales the week before.  Home sales in the area consisted of 10 percent vacant lots, 43 percent were single family homes and 47 percent were condos.

East Naples remained in the second position for the most real estate transactions with 50 properties sold compared to 52 homes sold during the week of August 12th.  Of the 50 real estate transactions, 12 percent were vacant lots, 44 percent were single family homes and 42 percent were condos. The remaining property sold was a mobile home.

And finally, the City of Naples had 27 homes sold compared to 30 sales the prior week. Of the 27 real estate transactions, 26 percent were single family homes and 74 percent were condos.

In summary, the late August Naples real estate transactions report for the week of August 19th show properties sold were broken down as follows: 101 condos, 113 single family homes, 46 vacant lots and 2 mobile homes sold throughout Collier County.
