November Transactions in South Lee County Brisk

New Construction in Bonita NationalThe November transactions report for the week of the 16th for Southern Lee County showed there were 320 properties sold for the week in the Southern Ft. Myers, Estero and Bonita Springs area.

Southern Fort Myers skyrocketed to the top with 230 real estate transactions. Of the 230 properties sold, 77 percent were vacant lots, 6 percent were condos and 16 percent were single family homes. The other properties sold were mobile homes and multi-family units. There were a significant number of lots purchased by LGI Homes to develop a new community called Mirror Lakes.

Bonita Springs was in the second position with 47 property sales. Home sales consisted of: 26 percent vacant lots, 26 percent condos and 43 percent were single family homes. The remaining properties sold in Bonita were mobile homes.

Finally, Estero finished the week with 42 homes sold. Of the 42 real estate sales, 13 percent were vacant lots, 26 percent were condos and 40 percent were single family homes. The other properties sold were mobile homes.

In review, based on the November transactions report for real estate sales the week of the 16th, property sales were broken down by the following types in Southwest Florida:  36 condos, 74 single family homes, 202 vacant lots, 2 commercial units, 5 mobile homes and 1 multi-family unit.

Have you budgeted for closing costsIf you are saving for a downpayment have you budgeted for closing costs as well? Saving for a down payment is a key step in the homebuying process, and it’s not the only piece you need to include in your budget. Another factor that’s important to plan for is the closing costs required to obtain a mortgage.

What Are Closing Costs?

According to Trulia,

When you close on a home, a number of fees are due. They typically range from 2% to 5% of the total cost of the home, and can include title insurance, origination fees, underwriting fees, document preparation fees, and more.”

For those who buy a $250,000 home, for example, that amount could be between $5,000 and $12,500 in closing fees. Keep in mind, if you’re in the market for a home above this price range, your costs could be significantly greater. As mentioned before,

Closing costs are typically between 2% and 5% of your purchase price. It’s important to know costs vary by state.

Since closing costs vary by state, it is important to work with your mortgage company and a real estate professional to ensure you have all costs accounted for before your purchase a home.

 Trulia gives more great advice, saying,

“There will be lots of paperwork in front of you on closing day, and not enough time to read them all. Work closely with your real estate agent, lender, and attorney, if you have one, to get all the documents you need ahead of time.

The most important thing to read is the closing disclosure, which shows your loan terms, final closing costs, and any outstanding fees. You’ll get this form about three days before closing since, once you (the borrower) sign it, there’s a three-day waiting period before you can sign the mortgage loan docs. If you have any questions about the numbers or what any of the mortgage terms mean, this is the time to ask—your real estate agent is a great resource for getting you all the answers you need.”

Strong Month for October Sales

October Starts with a Strong Month For Naples Home Sales

strong month for real estate transactionsOctober starts with a strong month for real estate sales with 218 Naples Properties Sold during the week of October 7th.

Both North Naples and East Naples finished the week strong with 50 real estate transactions in each location. North Naples home sales consisted of 10 percent vacant lots, 52 percent were single family homes and 38 percent were condos.

In East Naples of the 50 properties sold, 4 percent vacant lots, 38 percent were single family homes and 58 percent were condos.

And finally, the City of Naples had 22 homes sold for the week. Of the 22 real estate transactions, 32 percent were single family homes and 64 percent were condos. The remaining property sold was a vacant lot.

In summary, the beginning of October started the month strong in the Naples area. According to the latest reports, real estate transactions for the week of October 7th show properties sold were broken down as follows: 91 condos, 96 single family homes and 31 vacant lots sold throughout Collier County.

Millennials make up a large portion of first-time homebuyers according to the latest report by the National Association of Realtors. The median age of all first-time homebuyers is 32 years old.

What is the Safest Investment?

What is the Best Investment for Americans?

What do American’s think is the safest investment? Is it stocks? Bonds? Gold? Or could it be real estate?

Best Investment for Americans is real estate

Some are reporting that there is trepidation regarding the real estate market in the United States. Apparently, the American people are quite comfortable.

Porch.com, a major network helping homeowners with their renovation projects, recently conducted a survey which asked Americans:

“What do you believe is the safest investment over the next 10 years?”

U.S. housing came in at number one, beating out other investments such as gold, stocks, bonds, and savings.

The findings of the Porch.com survey also coincide with two previous surveys done earlier this year:

  1. The Federal Reserve Bank’s 2019 Consumer Expectations Housing Survey reported that 65% of Americans believe homeownership is a good financial investment, and that the percentage has increased in each of the last four years.
  2. The Gallup survey showed that Americans have picked real estate as the “best” investment for six straight years.

So, based on all three surveys done this year, we can see that Americans still believe in homeownership as a great investment and that feeling continues to grow.
